I'm Ok with early Check-in's and late Check-outs as long as the apartment is not rented and I don't have people coming in. If that is the case then check-in/check-out rules apply. Please see the calendar folder.
The MINIMUM stay is 2-3 nights depends on situation. Hit me up with your questions, I'm quick to respond.
The apartment has a lot of sunlight, charm and everything for comfortable stay:

Clean fresh towels and bed sheets are provided. You are welcome to bring your own. Fast WiFi internet is included as well. Kitchen equipped with all necessary utensils for cooking or having a meal.
The apartment consists of the one room, separate kitchen and full bathroom.
Interaction with Guests
This is a completely private apartment and you won't be sharing it with anyone else. There are 3 guests maximum for this property.
Wave studio situated close to Broadway subway station in Astoria, Queens. It's convenient location (10-15 minutes by subway) get you very close to the Midtown of Manhattan with such tourist attractions as 5th Avenue, Central Park, Columbus Circle, Museum Mile, Times Square and others.
Close to the supermarkets, laundromats, restaurants, famous beer gardens and entertainment in Astoria, Queens. Safe and clean neighborhood. For more information about the neighborhood please read here: https://www.airbnb.com/locations/new-york/astoria
Close to subway station (Broadway) with transportation to Manhattan - N, Q trains, alternative subway station is Steinway (R train) which is 10 blocks away. The closest airport is LaGuardia in Queens. It takes about 10-15 minutes by taxi cab to get there ($15). JFK and Newark airports are further. Be ready to pay $55-60 to get from there or use public transportation.
Other Things to Note
The street has a subway line on it, and level of noise is recognizable when the train is passing by. Please take it in consideration if you are looking for a very quiet place.
There is free night parking on the streets.
Make sure to check your e-mail and "House Manual" after booking the Wave Studio. You'll find extra information about receiving the keys.

Late check-in fee $30 apply to guests whose arrival time is at 9pm or later.
I ask my guests to treat the studio if it would be theirs. I ask that guests maintain clean and safe environment in the apartment and building at all times.
Non smoking property. No pets. No loud music after 11PM.

The apartment was alright, it was simple, nothing fancy. Neighbourhood was alright too - Queens. The only problem I had was the noise coming from trains as it was right outside of the window and NY's metro is the loudest in the world.
The apartment is close to the metro line and wakes me up many time cause I have a lite sleep. And the cafe under the bar wasn't really respectful on the noise hours with loud music until 1:00 AM...
For the rest, the apartment was in good conditions and clean and the streets around are cool and multicultural.
N lines serve Manhattan pretty well ( 15 min to 5th Ave ).
The apartment is in a great location, however it's is on 31st in Astoria which is also the home to one of only a few above ground subway lines. The apartment is not equipped with the proper window to drown out the sound which is very loud and often! The train station is very close and Astoria is amazing, but the apartment needs new windows!
We had a good stay and over all I would recommend the apt.
3 min walk to the subway to manhattan (10-15min ride to the city).

The apt is clean, comfortable bed, good shower, equipped kitchen.
The subway is right outside the window and makes a lot of noise every time it passes by. In Ilya's defense he clearly states that in the apt listing.
The wifi is terrible and at times barely worked. This was really important to me as I work online and made it difficult to get my work done.
The tv only has a streamer so there aren't any tv channels to watch and if you didn't come with movies on your laptop then the tv is useless.
For $75 a night it was definitely value for money. Recommended.
The Wave Studio was great! The location is quite convenient just half a block away from the train station, making it a great place to visit the city. Just around the corner there are countless restaurants and shops, so its easy to get what you need.
Again, about the trains, they pass in front of the window, but once you get used to them, they are no problem.
The place itself is clean, comfortable and has everything you need.
The studio was clean, fully furnished, really close to the subway. There is a train passing by but it did not stop us from sleeping at all. The neighborhood is full a nice restaurant and really safe. The host was wonderful and came to greet us when we arrived. The little balcony is really pleasant and the bed is comfortable
Me and my husband stayed in the wave studio for a week. The clean and tidy studio provides all the basics you need for two people: good shower, decent kitchen, ok bed, plenty of cupboard space. Location was good; only 2 min walk to the metro station which takes you to town in about 10 mins. And plenty of shops and restaurants nearby.
The noise from the passing metros (every 10 minutes until late at night) just outside is noisy but you can get used to it. What was not good though was the bar downstairs which was very noisy; even throughout the week the music and singing went on until at least 2:00 am every night.
Although we did not get to meet Ilya in person he was a good host: very flexible and responsive to questions and requests.
