We are located in Oxenholme village, close to another village called Natland and two and half miles from the centre of the market town of Kendal. Both villages have a well stocked shop/Post Office. We are close to petrol stations, main west coast railway station (Oxenholme, Lake District), supermarket, artisan bread shop and an ice cream farm!! Kendal has a historical castle, quaint yards, art galleries & centre, individually owned shops & bars. For a town of its size there is an eclectic variety of quality eating venues including The Brewery Art Centre. The nearby Leisure Centre has many facilities including a 25m pool.
There are heaps of long & short walks literally on our doorstep, ”The Helm” a favourite walk with locals gives outstanding views of Kendal, the Lake District and Morecambe Bay, with Sizergh Castle and Levens Hall both within walking distance. The Lake District National Park is 5 miles to the North, the beautiful Morecambe Bay estuary 9 miles to the South and the Yorkshire Dales National Park approx. 10 miles to the East. The M6 (main North/South motorway) is 6 miles away with trains to Glasgow, Edinburgh, Manchester, London or Windermere just a 12 minutes walk through the village.
All these areas are full of attractions within their own right, ie. hiking, museums, heritage properties, fishing, boating to name but a few. Any advice on walks or places of interest can be forthcoming if required, just let us know your interests!!
Our detached home, built in the traditional style in the 30’s, originally as a bungalow, is centrally heated and double glazed with far reaching views of the surrounding countryside. The garden is large with ample seating areas, an ideal place to sit with a cup of tea after a long (or short) days walk.
Accommodation comprises of a spacious, light, well equipped room with heaps of storage space. Whilst not ensuite, there is a bath/shower room for your exclusive use. Also available is your own sitting room with TV, again for your exclusive use if required, or you can just sit and chat with us. Towels, spare duvet, hairdryer, etc. can be provided together with off road parking. Internet is available but just for checking your important email messages and local research for days out. You will see we have also put a check in time of 4pm, however, this is flexible according to other work commitments, so please let us know if you wish to arrive sooner and we'll see what we can arrange.
Continental breakfast is a help yourself affair, with plenty of choice available dependent on seasonality. Normally full cooking facilities are not available, but you are very welcome to bring back any takeaways, etc. We are more than happy to provide anything you need – cutlery, glasses, crockery, flasks, etc. There is a plentiful supply of tea/coffee plus hot chocolate should the weather determine!!

Private twin bedroom with private (non ensuite) bathroom. Use of private lounge with TV (free view only available) plus old fashioned stereo system. Internet access purely for checking emails and research on our local area (open times, how to get there, etc.) Anywhere in the garden.
Interaction with Guests
Neither of us have conventional 9 to 5 jobs anymore, but we are more than happy to chat with you, maybe give you ideas of where to visit, however sometimes one of us may need to dash out to other work.
On the edge of a small village about 2 miles from the town of Kendal. Therefore we are out in the countryside and it is relatively quiet.
The main West Coast railway (Oxenholme, Lake District) is 12 mins walk, 2 mins by car. Edinburgh & Glasgow are then 2 hours away with Manchester 90 mins away in the other direction. You can also get to Windermere by train and that takes approx 20 mins. You can also get a train direct from Manchester airport to Oxenholme, The Lake District. Buses run into Kendal every half hour and is a 3 mins walk to the nearest stop. If you have you own car, there is ample parking at our property. You can then get to Lake Windermere in 20/25 mins, Ambleside 35/40 mins and Keswick 60 mins. If you want to go farther afield, Scotland takes approx 75 mins, Manchester the same and Liverpool a little bit longer.

The property has 2 smoke detectors and a carbon monoxide alarm.
Fantastic!!! My brother and I spent 3 days/ 2 nights here and loved it. The location was perfect - an easy drive to lots of the villages around the Lake District, central to lots of good walking routes and a lovely 35 minute walk to Kendal (where the are plenty of pubs and restaurants to choose from).
Jill and Graham were fantastics hosts and provided us with lots of great local information with regards to hiking routes, parking and laces to eat.
I would 100% recommend this place to stay and definitely hope to be returning there in the future. Thanks for a great stay x
I came up to Kendal to do the planetFear KMF 10km Trail Run. Arriving late on Friday night Jill and Graham kindly offered to pick me up from Oxenholme train station, but I decided to do the short walk instead (about 15 minutes away). Jill and Graham are very hospitable, kind hosts and proud of their country living. The reviews are true the breakfast spread is yummy with many ingredients locally sourced from their garden! My race started Saturday morning and again they offered to drive me into Kendal which was fantastic. Saturday night I took a taxi back for just shy of £15, and Sunday I walked into Kendal which was a pleasant downhill walk into town.
The house as mentioned was spotless and comfortable, a real home from home!
I would have no problem recommending Jill and Graham to future Airbnb prospective customers!
Jill & Graham are wonderful hosts! It was clear that they are proud of the Lake District and eager to share their knowledge so that visitors have the best experience possible. They are friendly and inviting. They went out of their way to try to make us feel at home. For example, Jill was afraid that we might be missing "American" food because we had been in the UK for 10 days; so, she specially purchased some bagels for breakfast to provide with the local foods. Jill and Graham helped us come up with hiking plans while we were there, and they loaned us their laminated map as well, which was indispensable. The house was very clean and inviting, and it was in a perfect location for exploring the Lake District. Jill and Graham are well traveled, and we enjoyed hearing little tidbits about some of the trips they have taken. I highly recommend staying at this, "Welcoming Lake District Home," which is a perfect description.
We stayed at Jill and Graham's for four nights. It was out first Airbnb experience and it couldn't have been any better! Jill and Graham are fantastic welcoming hosts - very helpful, knowledgeable about the local area, friendly and, most importantly, have a great sense of humour! This combination made us feel welcome, comfortable and relaxed.
The house is very clean and comfortable, the garden is superb and so are the breakfast fruit from it! The neighborhood is quiet and cosy, with a couple of short walks (up a small hill with excellent views and into a lovely village). The Oxenholme train station is about 15 minutes walk and the rest of the Lake District is easily accessible by a car. Jill and Graham's home comes highly recommended!!!

Room was as described. Had separate sitting room and bathroom. Breakfast was included which was a bonus and the whole place was very clean and tidy. Stayed for four nights and the hosts are locals so they shared their extensive knowledge so it was great to see some places off the tourist path which I really enjoyed. They were very friendly, happy to have a chat and get to know you.
Really helpful to have a car to get around the area as the place was a bit out of Kendal but not too far from Oxenholme station. About a half hour drive from Windemere but it's an easy drive. Also note there are no kitchen facilities as stated.
Had a wonderful sojourn in the Lake District at Jill and Graham's charming house. Jill and Graham were fantastic hosts, making sure that I had every comfort during my stay and that I could make the most of my brief trip. They are incredibly hospitable, knowledgable, caring, and just all in all wonderful people.
During my stay I had my own bedroom, bathroom, as well as a sitting room. Everything was very clean and allowed me to feel right at home. In addition, I also had access to Jill's beautiful gardens out front and in the back of the house. For breakfast (which was always plentiful), I was even lucky enough to sample some of the fruits from Jill's garden (first time having gooseberry!).
As for access and location, Jill and Graham's place is perfectly located as a base for exploring the Lake District. It's a 10-15 minute walk from the Oxenholme train station, which has trains going along the line from London to Glasgow, as well as nearly hourly trains heading to Windermere in heart of the Lake District. Jill and Graham's was a lovely place to come back to at the end of each day exploring the Lake District.

From the moment we arrived in Kendal, Jill and Graham made our stay in the Lake District made our stay very comfortable. We were made to feel very welcome and relaxed. The atmosphere was informal and they have excellent knowledge of the local area which they were very happy to share with us. Personal touches such as fresh fruit from their own garden, warm hot cross buns for breakfast (we stayed over Easter) and the lending of maps and flasks went beyond our expectations and were very much appreciated! We would not hesitate to recommend that you consider Rose Lea as a base for exploring the Lake District and surrounding areas.
I'm married, in my very early 50's, and I enjoy walking, my garden, travel and music. Have visited many countries, including USA, Canada, Chile, Argentina, Australia, South Africa, India, and others, but would probably have to say that New Zealand is my favourite place. Favourite band, like most folks is from my youth days, and is Santana. Whilst I appreciated modern technology, sorry, not one of my strong points. However, at the end of the day, I'm much more interested in helping you have a great time whilst you're here rather than you hearing all about me.
