NOTES ON RATES, RESERVATIONS AND CANCELLATIONS/REFUNDS
¹RENTAL RATES: The amounts shown are in US Dollars $. Discounts apply for longer stays and during certain times of year. Please contact us to obtain a quote for the best rates for your specific dates of travel. There is a three (3) night minimum for all reservations.
RESERVATIONS: We accept reservations in the order they are received. A reservation is confirmed only upon our receipt of a signed lease agreement and initial payment. Detailed check-in instructions are sent one week prior to arrival.
CANCELLATIONS/REFUNDS: If property is re-rented to another party, at the same rate, for the same period, all monies will be refunded less 10% transaction fee. No refunds will be made if the property is not re-rented for the same reserved period. No refunds will be made for early departures or if the number in the party decreases.
To protect your comfort, safety, and enjoyment, and that of your neighbors, ELF Homes Inc. has adopted the following rules concerning your conduct while a Guest of the Premises. ELF Homes Inc. reserves the right to make changes or adopt additional rules. Failure to comply with the rules will constitute a material breach of the Agreement and may constitute a just cause for eviction.
Noise and Behavior
Guest shall not make or permit any noise, or engage in or permit any other conduct that disturbs or offends other Guests or neighbors. Guest must comply with the directions of ELF Homes Inc. and ELF Homes Inc.’s determination shall be final. Guest is responsible for ensuring that disturbing noises are not caused by Guest’s associates, family, guests, or invitees. Social gatherings of Guest and their guests are welcomed and encouraged provided that such gatherings do not become loud, boisterous, or generally objectionable, as judged in ELF Homes Inc.’s sole discretion, so as not to interfere with the right of quiet enjoyment of other residents and neighbors. Hosting a loud, boisterous party in violation of this rule may lead to Guest’s eviction.
Consumption of alcoholic beverages by Guest or Guest's guests is prohibited in the common areas of the Building (if the Premises is part of a multi-family property).
Guests are expected to cooperate with each other in resolution of any potential disputes, and are encouraged to use the services of a local dispute resolution service if they are having difficulty at dispute resolution on their own. (Supplement to 6.3 of rental agreement)
Guest shall park in Guest's assigned place ONLY and shall not permit visitors to use parking facilities. Only vehicles may be parked in parking areas.
Motorcycles, motor-driven cycles, bicycles, etc., shall not be stored in/on patios, fire escapes, hallways, common areas or other non-parking areas. (Supplement to 4.2 of rental agreement)
Alterations that will affect the Building’s appearance, such as window coverings, shall not be permitted without ELF Homes Inc.’s prior written approval.
No signs, advertisements, posters or similar displays, except burglary prevention notices, may be affixed to the EXTERIOR of any door or window or to any exterior wall without ELF Homes Inc.’s prior written approval.
Garbage cans, brooms, mops, cardboard boxes and similar articles are to be kept inside the Premises.
Towels, rugs, clothing and other articles are not to be hung from windows, railings, fire escapes or balconies. (Supplement to 6.2 of rental agreement)
ELF Homes Inc. has a smoke free policy at every property. There is to be no smoking inside or outside the property or grounds. If there is evidence of smoking on the property, ELF Homes Inc. reserves the right to charge a $250 sanitation fee and considers this grounds for immediate eviction.
In order to preserve the appearance and cleanliness of the Building, Guest shall take care to prevent waste from dropping or spilling on carpeting, concrete, walkways and/or other common areas.
Guest is required to cooperate with recycling programs in effect or implemented by ELF Homes Inc.
Items too large to fit in any trash chute or refuse container must be carried to a designated area or disposed of by Guest at ELF Homes Inc.’s direction.
Guest is liable for any additional costs involved in hauling or disposing of any items not collected by any contracted scavenger service.
Refuse is to be placed inside designated containers or chutes. Lids should be closed properly.
Cardboard boxes and other large refuse must be broken down or folded before being placed in the designated containers.
Guest is responsible for the general cleanliness and sanitation of the Building.
Cooperation with Waste Removal Laws
Guest shall cooperate with all waste removal laws now in effect or that become effective during the tenancy. This means that Guest shall ensure that all of Guest’s waste is properly sorted and placed in the appropriate bin (for example, recycling, compost, hazardous waste, and garbage). Any fine levied against ELF Homes Inc. for a violation of rules pertaining to the sorting of waste items shall be paid by the offending Guest. Guest agrees to always comply with all governmental recycling and composting requirements.
Guest should take care not to lock himself/herself out of the Premises. If ELF Homes Inc. is required to assist any Guest in gaining entry to the Premises, ELF Homes Inc. may charge Guest $250 for each successive lockout or lost key.
ELF Homes Inc. is not responsible for the delivery, acceptance or receipt of, damage to or loss of, messages, packages, mail or other material left at entrances to the Building or elsewhere in the Building.
Heavy articles are not allowed in the laundry machines or dryers.
Guest must remove contents from machine promptly when cycle is complete.
ELF Homes Inc. assumes no responsibility in the use of laundry equipment or for items lost, stolen or damaged therein. Laundry facilities are for the exclusive use of Guest for their own clothing only.
Before washing or cleaning walls, drapery or carpet, Guest must consult ELF Homes Inc. for the appropriate method or for recommended vendors to perform such work.
Guest shall be responsible for any damage caused by the employment of any improper method or vendor and/or the cost of redoing the work or restoring damaged articles or property to ELF Homes Inc.’s satisfaction if the method applied or the vendor employed was unsatisfactory.
Guest may not burn incense and may not leave burning candles unattended.
Guest may not install air conditioners, ventilators or window screening devices without ELF Homes Inc.’s prior written approval.
Guest shall not paint the Premises or any portion thereof without prior written consent of ELF Homes Inc. In the event such permission is given, Guest shall restore the original paint colors prior to vacating the Premises. Guest shall be responsible for all costs involved in such repainting.
Any accessories such as towel bars, coat hooks or built-in closet shelves, etc., may not be added without the prior written consent of ELF Homes Inc. Once installed, they may not be removed even upon vacating the Premises. Garbage disposals, dishwashers and other appliances, if provided, must be used only for the intended purpose for which they were designed and constructed.
No non-contracted guest will be permitted to stay in the building, including within a guest’s home, unless accompanied by a Guest. Guests are fully responsible for the actions and behavior of their guests while the guests are anywhere in the building or grounds. Guest’s guests are required to observe the House Rules.
Management reserves the right to ban non-compliant guests and visitors who present a risk to the safety and well-being of neighbors and staff from entering the home at any time. Any more than (10) guests constitutes an event or party and must be pre-approved by ELF Home management along with payment of additional fees.
A guest is considered an “overnight” guest if they remain in the building beyond 12:00 a.m. Guests may submit a written request of special consideration for extended overnight guests to management.
Any equipment extended to a guest as a courtesy, such as a portable air conditioner or space heater is the sole responsibility of the guest to operate, use and follow all safety instructions whether or whether not provided by ELF Homes Inc. Any property damage sustained as a result of normal operation or negligence is the financial responsibility of the guest.
Check-out time is 11:00 am
1.Please leave the property in the same general condition that you received it by making sure dishes are cleaned and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized.
2.Trash should be placed in appropriate trash bins in the garage or outside.
3.PLEASE STRIP THE BEDS and put all used linens and towels next to washer.
4.Please be sure TV, radio, oven, furnace and all lights are off and all doors are locked.
5.Please leave any applicable door/garage keys/remotes on the kitchen counter.

The home was clean and spacious enough for the five of us. We were working close by over the ten day period and it was probably more convenient than a hotel and a little more fun too for foreign visitors. It was a great first experience using Airbnb.
The house was very nice and the host were as well. We would definitely visit this house again in the future!

The house was well organized, the Internet worked great, and there was plenty of parking. The house was also very clean, and the kitchen had plenty of dishes, glasses, etc. For a small working retreat, we were pleased. Many houses I have stayed in sometimes require, what I would term "excessive" checkout procedures. Louis and Lisa make checking out as easy as checking in, which is greatly appreciated.
Our hosts were great. They touched based with us before, during and after our stay to check that everything went great. House was clean, nicely decorated, as billed and a great place for my family and I to stay for the week . Thank you!
