You won't find a better value on Atlanta Airbnb! This is a fully stocked 3br/ 2ba home with a darling backyard. The location is DYNAMITE in hot Old Fourth Ward, 1 block from the famous Beltline and dozens of restaurants, bars, parks, and shopping. And 1.5 miles from downtown conference venues.
Welcome to Atlanta! You are going to love your stay at my sunny, cheerful bungalow in a superb location.
The house is located in "Old Fourth Ward", a historic neighborhood that is now the "it" area of Atlanta. This sweet residential area boasts dozens of trendy restaurants, bars, two beautiful shopping centers, parks, and walking and biking trails (including the famous "Beltline"). The house is also 1-2 miles from all the major Downtown conference and tourist venues (Georgia World Congress Center, America's Mart, Georgia Aquarium, World of Coke, Civil Rights Museum). The house is also central to all the other in-town Atlanta neighborhoods (Midtown, Cabbagetown, Candler Park, Inman Park, Little Five Points, Virginia Highlands, Grant Park, etc).
The first floor is approximately 1000 square feet, with two bedrooms and one bathroom, and an open concept kitchen, dining, and living room. The house has beautiful natural light, hardwood floors, and slate tile throughout. The kitchen has granite countertops, a stove / oven, dishwasher, microwave, and a platinum finish refrigerator. Basic cooking supplies and fresh coffee and coffee maker are provided. The home has fast Wifi internet, Netflix, a Blueray/DVD player, and a 40" flatscreen TV with cable (including HBO). Every bedroom closet is empty so there is plenty of room for your things. A washer/dryer is also included, as well as an iron and hair dryer.
The second floor is a real treat. You will find 800 square feet of spacious master bedroom and en suite bathroom, with a separate jacuzzi tub and standing shower. There is a quiet porch accessible by french doors off the master, where you can relax and enjoy the peaceful neighborhood and view of the backyard. The backyard has a dining area for 5, and lounge seating for 4, with a grill and beautiful fencing throughout. Sitting outside with your coffee, you will see cardinals, robins, and even the occasional hawk.
I can accommodate anyone from singles to groups of 6.

Interaction with Guests
I make myself or my assistant manager available to guests for any questions or assistance throughout their stay, but will otherwise leave guests to their privacy.
Old Fourth Ward is, in real estate terms, 'hot, hot hot'! It is central to all the neighborhoods in Atlanta, right next to all the major sporting and conference events, and surrounded by dozens of trendy restaurants, bars, green space, and the Beltline. You couldn't get a better location for all your needs in Atlanta!
The location is great for every type of guest:
* If you are here for a conference, the house is 1-2 miles to all the Downtown conference venues (Georgia World Congress Center, America's Mart, etc)
* If you are here to visit family, the house is centrally located to all the major in-town neighborhoods and just a few blocks off of I-75/85.
* If you are here to explore the city, the house 2 miles away.
There is a Marta station 1.2 miles from the house (King Memorial Station), a bus stop two houses away. The easiest, fastest, and cheapest way to move around Atlanta is with UBER; it never takes more than 2-3 minutes to get an UBER cab to the house, and most fares are $6-7 around town. There is also a parking pad off the street for your car.
Hi there! I'm a very accommodating host, but there are a few rules that are important both for the security and integrity of the home and your own comfort. Please be considerate. Failure to observe these rules can result in cancellation of your booking or a bad review.
Security: All guests to the home must be booked as members of the party. Please contact me before having any visitors to the home.
Smoking: No smoking of any kind is allowed indoors at any time.
Check-in: Please tell me the approximate time of your check-in. A lockbox is on the porch, and I will send you the code for your stay.
Check-out: Please remove food from the fridge, throw all trash in the green bin outside (recycling in the blue bin), strip sheets and place in laundry room, turn both thermostats to "run", tidy up, and make sure the key is in the lockbox (numbers swirled). Please alert me to any damage to linens or other property.
Thermostat: The thermostat may be used in a range above 67 and below 78. Please contact me if you are not comfortable in that range, and we will make sure you are comfortable. I have had to repair and replace units due to irresponsible thermostat use by guests (each unit is $3,800). The units work like champs and are 1 and 4 years old. Please do not leave windows open while you have the AC or heat running.
Parking: There is a parking pad on the right side of the home for one car. You can also park on McGruder Street, as well as on Randolph St, both across the street from my house. Please observe the parking signs.
Kitchen: Help yourself to anything in kitchen, such as any food or beverages, condiments, coffee, creamer, cooking oil, etc.
Bathrooms: I set out fresh towels in each bedroom for the guests. Additional towels and linens are in the linen closet on the first floor. Most guests bring their own toiletries, but feel free to use those provided.
Hot water: I have a brand new massive water heater good for 6-8 people. But my master shower has insanely wonderful water pressure and my master tub is huge! So if you wish to take a hot jacuzzi bath, just avoid taking long hot showers and doing loads of laundry just before hand! It takes about an hour for the tank to refill at temperature.
Security: Make sure to lock up the house when you leave (doors and windows). Sometimes guests forget to lock the back door, so just double-check. I've never had a security incident of any kind.
Noise: I love for guests to enjoy my back patio. However, I do not allow outside parties after midnight. I have a neighbor with a newborn, and I need to be respectful.
