Description

The Space

IMPORTANT: If you are new to Airbnb, PLEASE complete your profile, including bio, and provide the required three verifications needed for booking.

This Denver home is located in the up and coming Cole neighborhood within the RiNO art district, minutes from bars, restaurants, art galleries and downtown Denver. It is a mere 8 minute drive from the Colorado Convention Center, and 10 minutes south of the National Western Complex. If you're renting a car, there is plenty of street parking available in the front of the home, but if not, Uber and Lyft typically arrive within 2-5 minutes depending on the time and day.

There are three bedrooms - 1 with a queen bed, 1 with a single bed (not pictured), and a master bedroom (there is a fourth bedroom used as an office, which is locked off an not accessible by guests). There are 2 full bathrooms, one on the main floor and one adjacent to the master bedroom in the finished basement. The open concept kitchen / living room / dining room on the first floor makes for a great place to converse while cooking or to entertain. There is also a futon in the basement lounge for an extra sleeping arrangement. Central Air-Conditioning will provide with a comfortable experience during the hot summer months, a space heater is provided for the basement during the winter months.

An affection for art and music is expressed throughout the house that's full of natural light. It's a perfect alternative to hotels for those coming in for business, pleasure, to stay while house hunting or during short term work projects.

All the comforts of home are there for you - cozy beds with quality linens, bathrooms with fluffy towels, a fully equipped kitchen with electric water kettle, rice maker, pots, pans, dishes - the works!

There is Wi-Fi throughout the home, a flat screen T.V. in the lounge with a DVD/BluRay player, all in theatre surround sound. There is also an array of books to read at your leisure.

The home is also equipped with the latest security technology (will provide a home guide, which shows you how to use the alarm system, home theater, etc.).

Extra guest fees are waived for children under 12-years old, so note this when making a reservation and do not include them in the total people staying (but do let me know through messaging).

Note for those with allergies to pets: a dog does occasionally live on the premises when the home is not hosted for Airbnb guests.

Guest Access

Guests have access to the entire house, with the exception of the office, which is locked.

Interaction with Guests

Having been an Airbnb guest on many occasion in the states and abroad, I know what I look for from a host and treat my guests accordingly. I travel often and will most likely not be there to check you in, but I do provide detailed instructions for entry and key access, and am available by phone afterwards if you have questions. Many guests prefer this, because they can check in at their leisure.

The Neighborhood

The house is a five minute drive or bike ride to:

- The main highways, I-25 and I-70

- Larimer Street: Larimer Lounge and Meadowlark music venues, Megafauna indie boutique, Crema and Hutch & Spoon cafes, Nooch Vegan Market, Infinite Monkey Winery, Mile High Spirits, Populist Restaurant, Our Mutual Friend Malt and Brew, and Matchbox bar.

My home is walking distance to Jake's restaurant, the Walnut Room restaurant, Black Shirt Brewing, and the RiNO art district.

Getting Around

It's a straight shot from the airport via I-70, about a 20 minute drive depending on traffic. If you're not renting a car, Super Shuttle is available a less expensive than cabs and Uber is about half the price of cabs (they can legally pick up from the airport).

Uber or Lyft is also recommended for overall transportation versus cabs, and Car2Go is also available in Denver, which works great if you're solo or have one other person.

There is also a bus stop (bus #44) at the end of the block with a route that takes you right into downtown Denver.

It is less than a mile from Denver's Light Rail system that goes through downtown, to the stadium, to southern parts of Denver all the way to the Denver Tech Center.

If you have a car, there's plenty of street parking. There is street sweeping the second Wednesday every month from April through November, so that warning is included in the home manual.

Other Things to Note

If I am not on-site to greet you and check you in, but I have a local contact for emergencies. Once the booking is confirmed, you'll receive a PDF document that will contain detailed instructions for gaining access to the home, including how to get the house key from the lock box, disabling and enabling the security alarm, the WiFi pass code, and directions for use of the flat screen and home stereo.

There is no laundry service but there is a washer and dryer available with detergent and the like, along with fresh towels for each guest. There's also an iron and ironing board in the bedroom, along with a hair dryer for your use.

House Rules

IMPORTANT: If you are new to Airbnb, please complete your profile and provide the required three verifications needed for booking.

The most basic of house rules is to treat my home as if it was your own, with respect to the property. As much as possible, I appreciate energy conservation consideration, meaning, turning lights off when not in use and reducing heat or air conditioning when leaving the home.

Pets are allowed with a limit of two, unless otherwise negotiated. Please pick up and dispose of any pet waste in the front or back yard. I am a pet parent myself and know things happen, so additional cleaning required as a result of hosting pets will be added to the cleaning fee and damage reported will be an additional charge.

Smoking in not allowed in the house, but there is a back patio with patio furniture and a front porch. Please dispose of distinguished butts in the garbage.

Please separate garbage and recyclables in the marked containers, and then general picking up of bottles and other garbage is requested, as is leaving the kitchen clean as it was found (there is a dishwasher).

The spirits and wine in the home are not provided for guests, and if consumed will be deducted from the deposit.

While the house is mostly kid friendly, there are stairs going down into the basement and some breakable items in the house, so please take this into consideration.

The gas BBQ is not for guest use as the can is empty and it can be a fire hazard during the dry summer months.
