The Space

Are you visiting Philadelphia, PA for: sightseeing, a getaway, a family reunion, a wedding, a convention, a conference, business trip, birthday celebration, or any other reason... then...
Come and enjoy a unique residence designed by a well-known architect and be situated in Center City. Our distinct furnished rooms come with queen or double beds (all with allergy and bed bug proof covers), linens, towels, and private bathrooms (one with a jacuzzi bathtub). Several have relaxing outdoor decks.

An entire floor to itself, the sky room with 2 queen beds, a private bathroom, internet (fastest consumer wireless available), and a large outdoor deck is surprisingly very quiet for downtown Philadelphia. The sky room is great for sleeping, relaxing, working, or studying. (One insomniac said he slept like a baby.) The sky has comfortably accommodated up to 4 or more persons.

A full hearty breakfast is included and available anytime before 11am. You are welcome to enjoy at anytime a wide variety of coffees, espressos, and teas.

The newest residence amenities include a queen sized sleeper sofa, breadmaker, sanitizing washing machine, sanitizing dryer, and the fastest wireless internet available. Other amenities include a full kitchen with a convection oven, convection microwave, toaster oven, toaster, mixer, tea kettles, coffeemaker, espresso maker, 50" high definition television, blu ray/dvd players, surround sound, irons, ironing boards, hair dryers, and more. Other sleeping options which can be made available include pack n plays (for 2 year olds and younger), king sized memory foam toppings, and more.

For multiday or group stay, you are welcome to contact me for unique reservation packages.

(Certain charges can apply for persons above 6 and certain amenities. The residence rental related mandatory Pennsylvania state and city taxes (currently, 15.5%) and other taxes, if applicable, are not included in this listing's rental rate or subtotal(i.e. airbnb accommodation fee), unless guests and hosts agreed otherwise. By making a reservation, guests automatically agreed to pay their remaining balance (which can include applicable taxes, parking, rides, lost key replacement fee, bounced checks fee, etc.) separately before or upon check-in. Additional services (e.g. parking, rides, etc.) are offered as paid nonairbnb amenities for guests and can be paid via or outside of airbnb. If airbnb is unable to collect airbnb rental related and nonairbnb service payments, guests agreed to pay for them via other payment methods. The Neighborhood

With a 1 to 30 minute leisurely stroll, you can: 1) reach downtown Philadelphia and all its major tourist sites, 2) enter the Philadelphia Convention Center (~8-12 minutes), and 3) visit many excellent restaurants and shops with local and national flavor.

Getting around

Many forms of public transportation are conveniently very close to the residence: 1. cabs (come regularly and frequently on one of the nearby streets) 2. subway lines for Philadelphia (SEPTA) and New Jersey (PATCO) (within 1-4 blocks), 3. many public bus lines (SEPTA) (within 1-3 blocks), and 4. interstate buses (Greyhound, etc.) (10 minute walk). In snow, sleet, rain, or sun, you can either walk outside or in nearby sheltered paths to the Avenue of the Arts, Broad Street subway (to the sporting complex), the Rittenhouse Square area, City Hall, business district, and close to the Convention Center.

  • L'appartement de Patrick est confortable et très bien situé, avec juste derrière, accessible par une ruelle, un charmant quartier avec de charmantes petites rues. L'appartement n'est pas bruyant et possède une charmante petite terrasse donnant sur la verdure. Très bien pour une famille de 4. Patrick fournit un copieux petit déjeuner. Patrick est un hôte vraiment sympathique, disponible et serviable. Il ne faut pas hésiter à échanger avec lui.

  • The location was good, and the place met my needs for a quiet two-night stay near city center. Patrick was helpful, offering a ride to Mt. Airy, where I had an appointment, when my arrival in Philly was delayed by a late train; his fee was less than I'd have had to pay for a taxi. He had more expectation of communication than I'd had in other Air BnB experiences, and I still don't understand why he requested my credit card number, as fees were paid through AirBnB.

  • WARNING- this host asks for your credit card information & license information "to confirm you're who you are." He took my documents and then bolted out of the room and upstairs. I thought about going after him and wish I had. The next morning realizing airbnb doesn't give out this information to be "matched up" I asked about it and he replied "I took them to confirm you are who you say you are." After I questioned that he stated it was so he could "charge other charges if necessary." It is not standard airbnb practice for hosts to ask for this information, in fact it's listed as a bad practice. It felt less than reputable to me. He also has you sign his own lengthy contract, so watch for all your info and signature to walk outta sight. He also literally showed me everrryyything in the house so allow for extra time at check-in. Besides that the bed was nice and the patio is pretty small. Overall this was the most uncomfortable experience I have ever had with an airbnb.

    (part 2/2, for 1/2 see my review of Malachi) the state fees with the same card I used for the reservation." Then she complained about it. I recommended that we first arrange payment through airbnb resolution to her card.
    3. Contradicting what Malachi wrote, airbnb and Malachi did send me "match up" information and somewhat confirm her identity. In her public airbnb account, they mention Malachi's workplace, and (website hidden) account, which hosts can check. Anyone can check its website and see that Malachi is listed as a staff employee with a fuller name.

  • Great neighborhood bars, restaurants, theatres. Extremely comfortable, relaxing space to spend a few days. The bed was lovely; the patio was a very nice "bonus" at the end of a long day. The room provided great space to spread out. Good sized bathroom that was clean and comfortably "stocked". Welcome Welcome makes sure you have ready access to information about Philadelphia and provides a full "tour" of the house to make sure you feel comfortable in the space. Kitchen seems very well stocked, although I was not around enough to take advantage of it.

  • We had a very nice stay in Philadelphia. Patrick was very nice and very helpful. He offered to come pick us up at the train station and to lead us on a private tour of Philadelphia. That was optional and an additional fee but cheaper than any company offering the same service and definitely worth it. His tour allowed us to have a first view of Philadelphia and the main places to visit. He then dropped us off where we wanted and took care of our luggage, after giving us advices on what to do first and how to get around.
    The room was exactly like in the pictures, clean and breakfast was included. And there was a lot of choice for breakfast, all the cereals you could think of as well as coffee, tea, milk, bread, jam... More than you could eat.
    Patrick also offered to bring our luggage where we needed them, when we needed them when we were about to leave Philadelphia (and that was free of charge).
    We really had a good time and Patrick did everything he could to make our stay enjoyable. The flat is very close to the Liberty Bell, you can walk there very easily. A supermarket is just around the corner as well as a few restaurants.
    One very minor inconvenient was the additional fee that had to be paid regarding the reservation and that we found out about later. It wasn't a lot and we were warned a few days in advance but it was surprising to have something additional to pay.

    It was a pleasant and entertaining time hosting Emmy and her family. I am glad that they enjoyed the Philadelphia tour and their stay overall. Despite their brief time in Philadelphia, they made the most of it at a relaxing, adventurers (mostly walking) pace. They left the room in a clean condition and paid their remaining balance (tour taxes, etc.) promptly. Based on their selections for their Philadelphia stay, they would have had to make a 2nd payment (for the tour, taxes, etc.) anyway after the initial 1st airbnb payment. The separate tax payment is clearly mentioned several times: 1. In the sky room rental listing on airbnb ( 2. When the reservation was accepted and finalized. "Mandatory Pennsylvania state through Philadelphia city taxes are not included with this payment and are paid separately before or upon check-in." This message was sent months prior in Emmy's case. 3. Reservation welcome message, usually weeks or day prior to a stay 4. During check-in, as friendly reminders. I would not collect and pay the taxes for Emmy's stay and other stays, but doing so separately: 1. keeps the room rentals legal 2. provides excellent Philadelphia community services that guests usually use during their stay 3. abides by airbnb's terms of service, when Emmy booked her reservation 4. prevents Emmy and my other guests from being sued in the future (e.g. New York State Attorney General was trying to get a list of every New York state airbnb host and guest. Airbnb, hosts, and guests could be sued for rental tax nonpayment.) 5. helps Emmy and my other guests save money, if they cancel their reservation (i.e. They do not have to pay the separate tax payment). Thank you to Emmy for the feedback. For some future reservations, there may be only 1 payment made through airbnb. Emmy and her family are welcome to come and stay again.

  • The convenience was most important. Parking right there, being only 10 minutes from the VA Medical Center, being able to walk to good restaurants all made our stay so pleasant. Our host, Patrick, was totally helpful, and we felt very comfortable in his home. Two queen beds for the four of us was great, and they were actually very comfortable. Anything we needed, Patrick was right there to assist.

  • Absolutely (website hidden) Patrick was very welcoming, helpful and flexible. The room (Skyview) was very comfortable, very quiet, with a patio outside. The bed was very comfortable, everything clean and welcoming. Excellent choices for breakfast, a very comfortable lounge area. The B&B is secure and safe and very convenient to everything in Center City. An excellent French restaurant is one minute from the front door. Certainly happy to recommend this experience and expect to return.
