The house is a comfortable, with a large living room and dining room perfect for relaxing at home after a long day of sight-seeing. There are three bedrooms upstairs and a large bathroom.

The Ravenna/Roosevelt neighborhood scores a 93 in the walkabiity ratings because everything you need is right outside your door, including an express bus downtown. Right now, there is a lot of changes in the neighborhood, as we expect to gain a light rail station opening in 2021. There is entire blocks being transformed from single family homes into low rise condo buildings. There isn't any construction that directly impacts the house, but you can see the cranes building the train station only blocks away, and the empty lots down the street waiting for new construction.
While over 90% of guests have loved the house, there have been a couple concerns raised in reviews by guests. First, the house is not on a quiet residential street. It's located on a arterial and while there is only one lane in each direction, there are many more cars/busses than the adjoining residential streets, and a few guests find the street noise in the front rooms distracting. Second, during heat waves in summer the upstairs can get warm (as does most of Seattle, as most houses are not equipped with air conditioning). I have fans and one wall AC unit upstairs, and after 9pm the drop in outside temperatures quickly cool down the house. Most guests are happy with the house, finding it comfortable and quiet enough to enjoy their stay, but I want to make sure that the negative points raised in a few of the reviews are addressed before you book.
There is a tenant/housekeeper in the basement apartment, and they use the driveway. There is ample parking on the street right in front of the house, and the house and yard are used exclusively by guests.
Interaction with guests
I'm often in San Diego or traveling abroad, but will be in Seattle most of the Spring and summer and I'm available by phone, text or email. I respond within minutes to questions, or concerns.
Other things to note
My housekeeper or myself stay in the separate
apartment downstairs, but the space is sound-proofed and no one has ever noticed or mentioned any inconvenience.
We are pretty chill, there aren't many rules. We do not want the house used as a wedding/event prep/cooking location unless arranged beforehand. We don't allow parties: dinner parties, wedding events, family reunions in the house with people not staying at the house without prior approval.
We appreciate it if guests check-in after 5pm and check out by 11am unless prior arrangements are made.
If additional guests are sleeping at the house we appreciate notification.
