Located in vibrant Chugureti — named by Forbes one of the world’s coolest neighborhoods — the house features a typical Tbilisi communal yard, bohemian design and a spacious 2-level roof terrace with stunning views, sitting and dining areas for a truly unique stay.
The space
Stay in a truly one-of-a-kind family townhouse in the heart of historic Tbilisi. Nestled in vibrant Chugureti — named by Forbes one of the world’s coolest neighborhoods — this 120-year-old home blends history, character and comfort in a way few places can.
Originally built by a German merchant who came to Tbilisi to explore the booming trade market, the house began as a traditional one-story home with thick walls, high ceilings and a massive vaulted basement made from handmade Georgian bricks. Over the years it evolved organically: a second floor was added about 20 years ago, followed by a spacious two-level rooftop terrace with panoramic views over old Tbilisi.
Today the townhouse offers more than 200 sq m of living space across three levels, with 4 bedrooms, 2 bathrooms (one on each floor), a large fully equipped kitchen with dining area, and an unforgettable rooftop terrace with seating, dining space, kitchenette, barbecue grill and stunning city views.
Every room has its own personality and atmosphere. The kitchen is styled in vintage Georgian design with antique furniture; one bedroom is inspired by the Soviet era and filled with authentic 1930s–50s memorabilia; another has an Oriental feel with a working fireplace. The house is filled with art, books, details and stories collected over many years, creating a warm bohemian atmosphere rather than a standard rental experience.
The kitchen includes a gas/electric stove and oven, microwave, toaster, coffee maker and essentials such as coffee, tea and cooking oil. Guests also have access to Wi-Fi, a large-screen TV, washing machine, hair dryer, iron and ironing board, plus plenty of books and board games for cozy evenings at home.
The townhouse opens onto a traditional Chugureti communal courtyard shared with two neighboring houses, giving guests a rare chance to experience the authentic spirit of old Tbilisi beyond the tourist façade.
Beneath the house, the original 120-year-old vaulted basement is now home to the “Yoga Cave” studio, offering daily yoga classes in English and Russian for those who would like to add a little calm and inspiration to their stay.

Guests will have access to the entire townhouse, including the private two-level rooftop terrace with panoramic views over Tbilisi. The house comfortably accommodates up to 7 guests and offers more than 200 sq m of unique living space filled with character and atmosphere.
On the first floor you will find two high-ceiling bedrooms with distinctive design: one with a queen-size bed, and another with a single bed and a sofa bed. This floor also includes a spacious fully equipped kitchen with dining area and a bathroom with a large bathtub.
The second floor has two additional bedrooms — one with a double bed and large wardrobe, and another with a single bed — as well as a second bathroom with a shower cabin.
The highlight of the house is the two-level rooftop terrace. The lower level includes a cozy indoor kitchenette area, an outdoor dining table for shared meals, and a lounge space with couch and armchairs. Upstairs, guests can relax on lounge chairs while enjoying beautiful views over the rooftops of old Tbilisi.
This is a real family home rather than a standard rental property, which gives it warmth, personality and an authentic lived-in atmosphere. Check-in is flexible and depends on same-day guest turnover. If no guests are checking out on your arrival day, you’re welcome to arrive earlier. If there are guests departing that morning, you can still always drop off your luggage at the house until the space is ready. The same flexibility applies to check-out whenever possible.
For your convenience, there is a lockbox at the entrance, so late-night or early-morning arrivals are not a problem — you can easily collect the keys and check in independently.
Please be mindful of the plumbing system: only toilet paper should be flushed. Even wipes, paper towels, and tissues can cause serious blockages, as the sewage system in this part of Tbilisi is old and sensitive.
Also, please note that occasional interruptions in electricity, water, or gas can happen in Tbilisi. These are generally rare, unplanned, and usually short (a couple of hours). I will always inform you in advance if I am aware of any planned or expected issues, but I cannot be responsible for or reimburse inconvenience caused by such outages.
