On Okaloosa Island in Ft. Walton Beach Dune Pointe is a small building with just 20 units. The building has an elevator and heated swimming pool as well as a private beach. Our 2 BR/2 BA condo can sleep 4 adults & 2 kids or 1-2 adults & up to 4 kids.

The space

Welcome to “Beach Escape"! You’ll understand why we call this our “Escape” when you see the photos of this unit. The atmosphere of serenity and the quintessential beach cottage charm envelope you as soon as you enter the front door.

NOTE: During Spring Break (Mar 3, 2018 - Apr 13, 2018) and Summer (May 19, 2018 - Aug 17, 2018) we have a 7 night minimum requirement, arriving on Saturday and departing on Saturday. If you create a booking during these dates that does not arrive and depart on a Saturday we will be forced to cancel the booking. Thanks for your cooperation.


Besides our first vacation rental condo located in Summit County, CO. “Beach Escape” is our second condo in the Dune Pointe building on Okaloosa Island, FL. (Our first, “Beachy Keen” is located one floor above this one.) All of three condos have one thing in common: “Million $$ Views”!

We love the Dune Pointe Condominium building because at 1284 square feet the units are some of the most spacious that we found during our property search. There is plenty of room to spread out and relax without feeling cramped or on top of each other.

Additionally, Dune Pointe is a low-density building, with only 20 units. This means that our guests will have plenty of room on the private beach since they will be sharing it with just 19 other units, unlike most other condo buildings that have many more units.


Because of this building’s location (directly on the beach) our guests have access to the beach just a short walk over the dunes using the private walkway. You will not have to pack up your car to drive to a public beach access, nor carry your equipment, coolers, etc. across a road to the beach. As a service for our guests, your stay at Beach Escape includes a reservation for two beach chairs and one umbrella set up each day on the beach just for you (March 1 through October 31).


Each bedroom features a comfortable queen-sized bed and plenty of room to unpack and settle in.

The master bedroom has a 39" flat screen TV & DVD player, a roomy walk-in closet, and an en-suite bathroom with a jetted whirlpool tub for a relaxing soak after a long day in the sun! There is also a walk-in shower and a vanity with one sink in this bathroom.

The 2nd bedroom has a 32" flat screen TV & DVD player. The hall bathroom is located next to the 2nd bedroom and has a combination tub/shower and a vanity with one sink.

Quality linens, bedding and fluffy bath towels, hand towels and washcloths are provided for your use. (We do NOT provide beach towels, however. If you don’t want to pack your own you can buy inexpensive beach towels at one of the many beach stores in the area.) There is a hair dryer in each bathroom.

The spacious living area features extra-wide sliding doors that welcome the awesome Gulf view into the room. You will find comfortable seating in the living room, along with a 50" flat screen TV & DVD player. There is a queen sleeper sofa in the living room, suitable for 2 small children or one larger child/teen or adult.

The dining room table seats six people.

The kitchen features white quartz counters, stainless appliances and is stocked with dishes, glassware, flatware, pots & pans, coffee maker, toaster, blender, microwave, refrigerator, stove/oven and dishwasher…. everything needed to please the chef in your family!

For your convenience there is a stackable washer/dryer in the utility closet. You will also find 2 Beach Chairs & a Boogie Board in this closet for your enjoyment during beach season.


The building has plenty of parking in front and also an elevator for the convenience of our guests. There is an area on the side of the building that has a charcoal barbecue grill that our guests can use when they wish to cook out. (Guests must provide their own charcoal for the grill.)

A beautiful, sparkling swimming pool is located in the back between the building and the beach. For those who don’t care to sit on the beach there are lounge chairs on the deck around the pool. Please play safely and supervise children at all times; there is not a lifeguard on duty at this pool.

There are restrooms available for our guests’ use in the pool area, which means you don’t have to go all of the way up to the condo to use the bathroom when enjoying the beach. When you are finally ready to go inside for the day you can rinse off all of the sand and salt water at the outdoor shower.

In the winter the swimming pool at Dune Pointe is heated to 80 degrees when the water temperature falls below that temperature EXCEPT when the air temperature falls below 45 degrees. The pool is not heated when the outside temperature is 45 degrees or colder.

Guest access

You will have private access to all rooms in our condo...we rent the entire unit out to one party at a time. Guests at Dune Pointe have access to the pool and enjoy the private beach in front of our building.

1. INTRODUCTION: We highly recommend you email us PRIOR to reserving online so we can approve your booking in advance. Once you book online, we require a phone conversation with you so we can get to know each other, answer any questions you may have, and ensure this home is a great fit for you.

2. CHECK-IN TIME IS AFTER 4 P.M. CST AND CHECK OUT IS 10 A.M. CST. No early check-ins or late check-outs are allowed.

3. SMOKING: This is a NON SMOKING home. No smoking is allowed at all, including e-cigarettes. If you smoke outside, you must keep all windows and doors closed, and agree to pickup all cigarette butts.

4. MINIMUM AGE: There is a minimum age for renting. Unless approved in writing in advance, we cannot rent to vacationing students or singles under 25 years of age unless accompanied by adult guardians or parents.

5. EXPECTATIONS: You understand that you are renting our home and we work hard to keep it very nice and clean. You agree to take very good care of our home and treat it as you would your own.

You agree not to cause or allow any noise or activity on the premises that might disturb the peace and quiet of another RESIDENT and/or neighbor. Said noise and/or activity shall be a breach of this agreement and could result in a loss of security deposit.

Reservations must be made by an adult over the age of 25 who will be staying in the property the entire time of the booking. A copy of a valid driver’s license must be provided to the owner/manager at the time of booking. We ask for a copy of your ID in order to verify your age. We do not rent to vacationing students without the presence of an adult.

Reservations may not be transferred, sub-leased, sublet, or sub-contracted to another party, nor may third party reservations be made.

Falsified Reservations: Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.

Rate Changes: Rates subject to change without notice until your reservation is confirmed with a deposit.

Reservation Payment:
Airbnb reservations require payment in full at the time of booking. We accept payments by e-checks or credit card (Visa, MasterCard & Discover.) Under certain circumstances we may also agree to accept a personal check by mail.

All reservation costs and the deposit amount are indicated at the time of booking, and shown in reservation confirmation emails.

Refundable Security Deposit (if applicable):
Guests are responsible for all damages made to the property and its contents during the occupancy period (excluding normal wear and tear). Credit Cards used to guarantee your damage deposit would not be charged in excess of the stated amount unless actual damages occur during your occupancy. The acceptor of this agreement is responsible for all such damages and cleaning charges.

If damages exceed the amount held, the acceptor of this agreement is responsible for paying all fees incurred by such damage.

Your acceptance of this document guarantees your agreement to these terms.

• All tenets of the Rental Agreement are adhered to.
• No damage is done to the property or its contents, beyond normal wear and tear.
• Check Out Procedures are followed.
• No excessive cleaning fees are incurred.
• No charges are incurred due to contraband, unapproved guests and pets, collection of rents, or extra charges during your stay.
• All debris and trash are properly disposed of.
• All dishes are washed.
• All keys are left in the lock box (if used) and property is left locked.
• No linens or towels are lost or damaged.
• NO early check-in or late check-out (without prior approval).
• The Primary Renter (Responsible Party) or any guests are not evicted by the owners or its Representative and there are no problems causing local law enforcement to be called to this property (i.e. disturbances, loud parties, etc).

Taxes are subject to change. If the county or state raises taxes, you will have to pay the additional amount before check-in. If they lower taxes, we will refund the difference with your security deposit after your stay. Taxes are generally based on the date you check-in, not when you make your reservation.

Accommodations capacities cannot be exceeded for this property. If maximum occupancy is exceeded, we will ask you to check out immediately and all monies will be forfeited. This includes guests spending the night as well as visitors.

The maximum occupancy for this reservation is listed in the details section at the beginning of this document.

Check-In Time is 4:00 p.m. Central Time. Due to the length of time required to get our property ready for you, we cannot accommodate early check-ins.

Check-Out Time is no later than 10:00 a.m. Central Time. We ask you to be respectful of this policy, as we have limited time to prepare our property for the next guests.

CANCELLATION POLICY: 50% refund up until 1 week prior to arrival

For a 50% refund, cancellation must be made seven full days prior to listing’s local check in time on the day of check in, otherwise no refund. For example, if check-in is on Friday, cancel by Friday of the previous week before check in time.

If the guest cancels less than 7 days in advance, the nights not spent are not refunded.

If the guest arrives and decides to leave early, the nights not spent are not refunded.

• Cleaning fees are always refunded if the guest did not check in.
• Airbnb service fees are non-refundable, unless clearly stated at the time of booking.
• Applicable taxes will be retained and remitted.

There are no refunds for early check-outs or late arrivals.

We recognize that unforeseen events do occur, which is why we highly recommend trip Insurance, available when you make your reservation or most anytime before your arrival (restrictions apply.) See csatravelprotection for details about this coverage.

Absolutely No Smoking (of any kind!) is allowed in this property. Your entire security deposit (if applicable) will be forfeited and you will be charged additional for cleaning if evidence of smoking is found.

Absolutely No Illegal Drugs
There are to be NO illegal drugs taken into or used inside our property or on the premises. If any evidence is found, you will forfeit your ENTIRE security deposit, and we will notify the police for our own protection. The liability and damages that could occur should subsequent guests find this are potentially too great to overlook. If you cannot agree to these conditions, then this rental is not for you. You are responsible for the actions of everyone in your party.

NO Pets are permitted in this property.

If there are issues with items such as appliances, televisions and cable service, and other things, we will do everything possible to get it fixed and working quickly. You agree to allow reasonable access inside the property. No refunds will be made for inoperative appliances as we are going to do our best to address these issues.

Parking for 2 vehicles is included with your reservation.

Check-Out Procedures
You will receive complete check-out procedures when your reservation has been paid in full.

We are not responsible for any items left behind. If you leave anything behind, we will return them if possible, but if the housekeepers say they didn’t find something, unfortunately there’s nothing we can do about it.

Internet Abuse is communications via email or Internet chat consisting of threats, harassment, viruses, spamming, port scanning, hacking, DOS attacks, and copyright infringement. If our Internet Service Provider (ISP) notifies us that our Internet IP address has been used for Internet abuse as defined above OR for downloading of copyrighted games, films, photos, songs, software, or other type of copyright protected material during your stay, we will seek reimbursement from you for any penalty that we, the owners are charged with. Our WiFi service is made available free of charge for your convenience and enjoyment. Please ensure that every member of your party understands what Internet abuse consists of to avoid unintentional problems. Parents please monitor your children to assure they are not committing Internet abuse.

Written exceptions – Any exceptions to the above mentioned policies must be approved in writing in advance.

Hold Harmless Clause
Your reservation is being handled by VRAssist LLC, a U.S. Company that serves only as a booking service for the owner of the property that you have rented. VRAssist LLC does not own, operate or manage this property. By signing this agreement, you agree to hold VRAssist harmless from any claims or losses arising out of, or incidental to your stay at this property.

By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises. This agreement is made upon the express condition that the owner shall be free from all liabilities and claims for damages and/or suits for or by reason of any injury, or death to any person or property of you and your guests, agents, employees, or third parties, from any cause or causes whatsoever while in or upon the premises or any part thereof during the term of this agreement or occasioned by any occupancy or use of said premises or any activity carried on by you and your guests, agents, employees, or third parties. Please note that the property owner(s) are not liable for any injury that may occur while staying at this property. We are not liable for any disruption of stay due to unforeseen events or weather, including hurricanes. Our liability is limited to the amount of rent and taxes. We or our agent on our behalf reserve(s) the right to enter the property at any time during your stay and will do our best to give you at least one hour notice if we should need to do so. If we suspect the maximum occupancy is being exceeded or damage to the property is occurring, we have the right to check on the property and its condition. We spent the long Labor Day holiday weekend here, and it was perfect! We almost cancelled due to Harvey, unsure of what the weather conditions would be like, but so glad we didn't because the weather was perfect and sunny all weekend long! The condo in its entirety is stunning, just like the pictures and even more so in person. The little details won us over (fully stocked kitchen, games/dvds/books to enjoy, extra beach chairs/boogie boards & umbrella were thoughtful, super cute large beach bag came in handy all weekend long) and so many more extras! Bedding, linens and towels of a high quality were an added plus, and the views were priceless. We sat on the balcony every morning and evening, so relaxing. The pool is quaint and clean, and private beach with chairs/umbrella service was awesome, our area of the beach was never crowded even though it was a busy holiday weekend. This was our first time visiting the emerald coast, and we are going to make this a yearly trip and look forward to staying at Beach Escape for many years to come!

This property is quiet with easy parking and access to the condo. It is a very short walk to the beach. The pool has shade early morning and late afternoon if you want to enjoy without getting too much sun. The balcony is so comfortable. We spent a lot of time gazing at the ocean, Dolphins were playing just off shore many days. It is an easy drive to restaurants and shopping. We will be back!

We are somewhat new to airbnb, so we were pleasantly surprised with our experience at Beach Escape- Everything was exactly as pictured- Beautiful and comfortable, with all of the amenities promised. We especially appreciated the beach service- Having two chairs and an umbrella for us at the beach each day with our rental was a great touch! The beach offers beautiful sugar sand, and the pool offered a perfect alternative to the salt water & waves. Relaxing on the balcony and enjoying the view was one of our favorites! We recommend visiting the Donut Hole for breakfast, the Bay Cafe for a quiet/nice dinner, and the Marble Slab Creamery for fabulous ice cream with all the fixings!

This condo was everything we were hoping for and so much more! It was SPOTLESS clean, and everything was fresh and new! It is new to the rental market, so at the time of our stay, there were no reviews yet. However, we took a chance and we are SO glad we did! Couldn't have asked for a better condo rental. We LOVED the way it has been updated and decorated. (Florida doesn't need any more 80's condos with palm tree decor and peach walls, and this was definitely not one of them!) The location was perfect. The beach view was incredible, and we loved that it was a smaller building with only 20 units, so it felt more like renting a single family house. (Which is what we usually rent) Since our stay was at the beginning of May, the beach (and the building) was very quiet and relaxing. We loved the chairs, umbrella, and boogie board that was there to use as well. All the beds were comfortable, and the bedding and towels were of very nice quality. The kitchen was gorgeous and stocked very well, which came in handy for dinners and lunches at the condo when we didn't feel like leaving the beach. Our kids enjoyed the heated pool as well. Thank you, Valerie, for a wonderful experience! Our family is sure to stay again!

My husband and I had the pleasure of renting Valerie's "Beach Escape". The condo is exactly as pictured and described. We did not need a thing, everything was provided. The condo with it's million dollar view, was beautiful, clean and relaxing. To top it all off Valerie was a fantastic host thoughout the rental process.
