Cozy and silent place in the heart of Venice, just in front of the train station Santa Lucia and at 2 minutes fron the bus station Piazzale Roma.
To Have a location close to the bus station or train station, not to be understimated in this city full of bridges and with few means of transport.
This is an area still far from the frenetic tourism, fortunatly, even if it is just a few steps from the train (website hidden) apartment consists of a room, a small kitchena and a bathroom.
You are two minutes walking from a water bus stop, and you can go across the entire channel till San Mark square seeing all the beautiful Venetian palaces in a different perspective of Venice.
If you want you can walk to the Rialto Bridge and Piazza San Marco, it is just 20 minutes, i suggest you not to follow the people, lost in Venice allows you to discover places that otherwise you could never see.

We had a great stay. The location was excellent and very convenient to the train station. Check-in was very easy. Maurice's wife met us for check-in earlier than we had originally planned and was happy to hold our bags after check-out while we spent the day in the city. There was coffee and tea provided and the kitchen was nicely equipped for cooking small meals. All around great option in a rather expensive city. Highly recommend!
Great location. The instruction that Maurice gave us was spot on! Maurice's significant other met us on arrival. We arrived a half hour or so late due to the train ran late. She patiently waited for us (as we did not have communication access) was there to meet us and check us in. Place was tucked into one of the side streets of Venice which gives it a local feeling yet a few steps in any other directions and you will be part of the whole Venezia experience.
Our experience matched other reviewers. The apartment was clean, amazingly convenient to the train station. Maurice and his wife met us with the key and a big smile and we found the neighborhood quiet at night but close to a variety of restaurants. An unanticipated bonus was a self service laundromat around the corner!
We agree with previous reviewers that the charm of the apartment is its location and helpful hosts. If you are looking for frills or a view, this is not the space for you. But, if you are looking for an inexpensive way to stay in Venice consider this option.

Maurice was a great host and was very nice. He provided locations of some good places to eat and where to go for beautiful views. The apartment was located conveniently close to the train station and is walkable to all the main attractions.

Maurice's place is just what we needed. Very well located, with enough to make us feel comfortable. Maurice was very friendly and gave us great advice about Venice.
We did not meet Maurice, but were politely introduced to the accommodations by his significant other and their cute dog. They offered maps, dinner suggestions, and options for breakfast, including coffee. The location was ideal - an easy walk to the main attractions of Venice and just over the bridge from the bus station.
We were only there for one night, but the place suited our needs just fine. There is a shower, stovetop, refrigerator and bed. The essentials were there. It was a bit cold inside, but we were there in October and it is entirely possible we just weren't able to figure out heating. The only other thing to mention is that the walls are a bit thin so we could hear neighbors, but they weren't up partying or being loud.
Overall, a wonderful find in a great location! We highly recommend Maurice's place.

Maurice and his wife are very nice, we arrived much later than anticipated and caused them some trouble but they were very accommodating. If you are coming into Venice by train this apartment is great as it very close to the station. You can walk to all the attractions in Venice from the apartment, we didn't use public transport once. The apartment is basic but has everything you would need for a comfortable stay. It is also very quiet at night which meant we slept well. If you are looking for a reasonably priced place to stay in Venice then I would recommend it.
