This is a approximately 120 years old house in the heart of Reykjavik by the pond.
There is a big terrace outside accommodated with a cozy hot tub and a sitting area.
The guesthouse comes with 9 bedrooms, all in different sizes (King, Queen & Single) so it should fulfill the needs for almost anyone.
In the basement we have the washing-drying machine and also a showering area. The basement is only 180cm in height, the former owner of the house (Stefan Karl the bad guy in Lazy Town who is quite tall always took his showers there, so we should be able to do it too. ;)
On the ground floor we have the first 3 bedrooms, a toilette with a sink, a little sitting area by the hall and also a shared kitchen which has a cozy feeling to it and has enough space for everybody to go around.
On the first floor we have the 6 remaining bedrooms, a toilette in on area and a comfortable bathtub/shower with a sink in the other.
This is downtown, so everything is in a walking distance.
Restaurants, clubs, bars, shops, theater, Reykjavik horbor, the pond. It doesn‘t really matter what you want to see, you can get there from the guesthouse in just a few minutes.
You can take Flybus, Grayline Iceland excursions and or public transportation from the corner of the street.

Perfect location in the heart of Reykjavik. Spacious room for 5 persons and nice kitchen. The hosts were very helpful. On the negative side, there was only one real bathroom in the whole house. The other shower in the basement wasn't very confortable.

Excellent location right near the city, big parking area at the front of the house with a huge back yard with hot tub, great for the price. We went as a group of 9 blokes split into two rooms with the other 4 rooms occupied by couples, although we were quiet and respectful of others in the house the owner was a little pernickety when he first met us but on the whole an easy friendly experience. There is only really one bathroom but this didn't prove to be too much of an issue either.

We had a great stay at Rosa's guesthouse. We were in the largest of the private rooms (#1) which did have ample space for six people. The kitchen was large and clean and the house was very nice and centrally located near a small grocery store and several cafes. The only minor problem was that the house really only has one full bathroom with a tub/movable shower head which means that you might have to queue, especially if the other private rooms in the house are full. (Although I admit we didn't really investigate the showering area in the basement.) It didn't turn out to be too much of an issue for us though since everyone seemed to have different schedules. Rosa was very responsive to questions and even let us store some of our luggage in the house while we were away for a few days exploring other parts of Iceland. Overall we had a great stay and I'd definitely recommend the house!
I stayed only for one night at Rosa's guest house together with my 5 other friends and our overall experience was very nice. It is conveniently located within minutes to the city centre and has a parking area ideal for those traveling by car as we did.
We arrived earlier than planned but Rosa had no problem in letting us in and cook lunch while the room was prepared to be ready for our stay.
Both Rosa and her husband are really nice and easy to talk to. We enjoyed very much chatting to them.
The kitchen was awesome and we found it troublesome to cook and eat as our timetables did not collide with those of other guests.
We stayed in room 1, which was pretty spacious and did not encounter much noise problems.
The only drawback of the place might be that there are only 2 toilets and a bathroom and there may be many guests living in the house at the same time. However, we did not have to queue for the toilet. As we had planned to go to a public swimming-pool in the afternoon/evening we took our showers there and thus did not use the ones in the house.
