Property is mostly wooded on the side of Gillums Mountain, property and location are conveniently located on outskirts of Charlottesville, VA . Located within 10 miles of UVA just West of Charlottesville, VA. Also 15 minutes to Monticello. Guest House is separated from main home and has its own private entrance. Parking is off-street on our very large paved parking area. Area is very safe and private. Pastoral views and sounds of farm life. One bedroom with full size bed and freshly clean sheets, full bathroom, large soaking tub with extra sets of clean fresh towels, kitchen with refrigerator, dishwasher, microwave, coffee maker, toaster, blender and 4 complete setting of plates glasses, cups and silver flatware (Please note there IS NO Stove or Oven). Nicely furnished with leather sofas, cafe-style dining table, and wireless internet. Cell phone service is excellent. Modern style with long breakfast bar. Great natural lighting, skylight in every room.
Check-in and check-out times are flexible. But if there is another reservation, we will work with both parties to see what works best for everyone. Your flexibility is appreciated.
I have a mini farm: barn, outbuildings, goats, and chickens....please leave all gates as found. Animals free range in fenced in pasture, there is open access to benches and small pond.
Interaction with Guests
I like to personally greet for check-in. I have lived in Charlottesville for over 20 years, and actively keep up with happenings, not much about area I don't know and am welcome to share. I live in the main house beside guest house, any issues I can respond quickly.
There is space for 4 guest cars in an asphalt paved driveway.
Please remove shoes upon entering living space. No smoking. Sorry but no pets due to livestock. Your welcome to walk over all property but please return all gates to the conditions originally found. The recyclables are sorted by our trash company in a single stream recycling facility. There is no need for separating recyclables by hand. Please don't heat microwave popcorn or unusual ethnic food in microwave, the smells tend to linger after your checkout.
Gavin met us on arrival and helpfully explained all the amenities in the flat. The neighborhood is beautiful, peaceful, and very close to Monticello and some excellent local restaurants. It was lovely to wake up and watch the goats and chickens from the kitchen window. The apartment is better appointed than any hotel room I've ever stayed in - the coffee selection and breakfast snacks were much appreciated!
Everything was amazing! The apartment was clean and well-stocked with lots of snacks, drinks, and breakfast foods. My boyfriend and I were celebrating our anniversary and Gavin had a bottle of prosecco and an anniversary card waiting for us upon arrival!
A pleasant surprise. What a nice host. The best part was all the snacks, coffee and food in the fridge. Even fresh eggs from the chickens on the property. Will definitely head back next time I stay in Charlottesville.

Gavin is a wonderful host and showed me and my girlfriend warm hospitality from the very start. He was always easy to reach and extremely responsive. Gavin prepared the beautiful guest house very well, as the house was very clean and well-stocked with the best food/snacks. :) Also, the house had fantastic views of the woods but still had SO much natural light. Our only regret is that we could not stay longer! We will def. be back since it was an easy drive from D.C. and the perfect getaway!
Gavin was an awesome host. He greeted us as soon as we showed up, gave us a quick tour of the guest house, and provided a number recommendations for things to do in the area. The guest house was immaculate, with all the comforts and amenities you would want for a two-night stay. He had a well stocked fridge, complete with juices, snacks, bagels, and even a fudge birthday cake to help me and my girlfriend celebrate her birthday (complete with birthday card and glitter candles too). As it was Valentine's Day, he also had a few small heart decorations around along with some candy hearts by the kitchen. The comfy robes and chocolates on our pillows made it feel like spa in the middle of the woods. We went to sleep every night on the memory foam mattress looking up at the stars through the skylights, and had a nice gentle wake-up call from the rooster outside every morning. Gavin's place is also convenient to downtown Charleottesville, a number of breweries, and some nice wineries. My girlfriend and I would come back here in a heartbeat!
Gavin was so welcoming and communicative. The place itself is very clean and spacious, on a wooded lot (AKA in the woods ... my favorite place to be!). He even stocked the fridge with fun snacks and drinks. We had a good conversation with him before we left - he couldn't be nicer. Definitely recommended.
We are a happy family of three and live on the outskirts of Charlottesville and Ivy, VA. We are lucky to be surrounded by many trees and animals on our humble, mountainside retreat. We have two dogs, a cat, many fish, many chickens and four goats. We are outside people, always working on the yard or gardening. We like hiking, walking and whitewater river rafting. We love meeting new people!
