Delightful little luxe home with thoughtful consideration focused on families and friends who love to be together. Excellent indoor and outdoor living / kitchen spaces, fun for the whole family!
Throw some juicy steaks on the oversized Cuisinart Griddle, blend a Margarita in our outdoor wet kitchen, walk a block or two to the river parks and float the beautiful Blanco River with our provided tubes. It doesn't get much better than this!

The Blanco River is Not flooding; Yes, we still have plenty of water!!

Guest access
The main draw for our four rentals down in this section near the river, is our outstanding and coveted neighborhood river parks that are within very short walking distances from our five houses down here. With sparkling jade water, there's a two-acre riverfront park, shallow enough for little ones, with a brook that allows parents to put kids in tubes and let them float to the other parent. Kids delight in this! Then there's a five-acre park with a rope swing and deeper water.
You'll have access to everything at this house except the garage, which is our Owner's Lockup for now. We provide 6 life jackets and 6 inner tubes. We’re no longer offering the golf cart because guests are better off using their vehicles if they don’t want to walk a block to the small park or three blocks to the large park.
Riverfront Park Locations: (Take your provided key)
2-acre park: Walk from your house to the stop sign near the house. That's Edgewater Drive. Turn right and walk 75 paces to the locked gate, which we provide the key for in the pantry. Lock the gate behind you! Walk in about 80 feet and look left and follow the pathway to the river.
5-acre park with rope swing:
Walk to the stop sign near the house. That's Edgewater Drive. Turn left and walk to the next stop sign at Edgewater Drive and River Road, where you drove into the subdivision. You'll see a green gate there to walk through. If you want to drive in with your kids and tubes, turn right at this stop sign, onto River Road, and go down about 100 yards. Enter into the first gate on the right. It's best to park within the confines of the large chop rock.
Please lock the gate behind you!
Please, all dogs need to be on a leash at all times in the parks.
We welcome your sweet dog for a pet fee of $50 per stay, per dog - up to two dogs. Please contact us if you want to include a third dog, which we also charge for. We have a "No Dogs in Beds" rule with consequences if our linens have dog hair stuck in them. Please don't do it. Thank you.

Other things to note
Unlike city living, our properties in the Hill Country are on a private septic system. It's important for our guests to know about a septic system and what is required when a home has a septic system compared to city systems. They cannot take heavy usage - no feminine products or "flushable wipes" of any kind or Kleenex. ONLY toilet paper may be flushed, and not gobs of it a one time. Flushing twice is recommended.
We also have luxury whole house water softeners and filtered water to every faucet for our homes and guests. Because of this, our washing machines require less laundry detergent. Please add no more than 1 tablespoon per laundry load. Thank you.
Our neighborhood grew up from humble beginnings when the developers, in the early '70s, designed a neighborhood with over seven acres of riverfront park where city folks could buy a lot, bring their campers and hang out in the river. It has blossomed into what it is today. There's all sorts of architecture in the area, just like in most areas near water, be they lakes, beaches or rivers. We're on the Blanco River, one of the cleanest rivers in Texas. Our photos are accurate, and we have plenty of water. This river gets its beautiful emerald/jade color from the limestone river bottom.
We're literally three miles from the signal at Ranch Road 12 and River Road, and from there, turn right, and you're 1/8th of a mile to the Downtown Wimberley Square. Turn left, in the other direction, and about a mile away you'll find our famous Market Days, the first Saturday of the month (except January and February) and HEB. The visitor's center is a must. Turn left at this intersection, RR 12 and River Road, and it's the second driveway on your right.
We really love it out here, and so will you!
