Located on Mile Marker 21 in the heart of everything in Osage Beach, this spacious lakefront home offers a serene retreat in a quiet cove, just minutes from the area's best attractions. Perfect for families or groups, the home features four spacious bedrooms and bathrooms, ensuring ample space and privacy. There is a king suite and a queen bedroom on the main floor and two bedrooms upstairs that both have two queen size beds in them.

From June 1 to the end of August please do not ask for an early check in or check out since we are booked pretty solid and the cleaning team has already been scheduled to accommodate these times. We have very little flexibility.

When you rent our property in the exclusive Margaritaville Estates complex, you enjoy exclusive access to the entire home, ensuring a private and uninterrupted lakeside experience. Our home is yours from the moment you arrive until you depart, with no shared spaces or facilities, allowing you to fully immerse yourself in the comfort and luxury of your own private retreat.
**Check-In and Check-Out Times:**
- **Check-In:** 4:00 PM - Begin your vacation by settling into the home and exploring all the amenities available to you. Our digital welcome book, accessible upon arrival, will guide you through everything from how to operate home appliances to the best local spots to visit.
- **Check-Out:** 10:00 AM - We ask that you vacate the property by this time on your departure day to allow our cleaning team to prepare the home for the next guests. We appreciate your cooperation in adhering to these times to ensure a smooth transition for all our guests.

**Important Information for Your Stay at Our Lakefront Home:**
**Private Dock and Boat Usage:**
- **Private Dock Access:** You have access to our private dock during your stay. Please be aware that during the fall and winter, lake water levels can vary and may occasionally freeze or drop, affecting dock usability.
- **Boat Launching:** While our community does not permit boat parking due to HOA regulations, you can launch your boat at the nearby state park. We recommend using a boat trailer lock.
- **Trailer Parking:** Parking of boat trailers at the home is prohibited. Please arrange for trailer parking elsewhere.
**Resort Policies:**
- **Quiet Hours:** Enforced from 10 PM to 8 AM. The resort has 24-hour security to monitor and address noise disturbances.
- **Minimum Age Requirement:** Guests must be at least 25 years old to book our property.
- **Party Restrictions:** Our home does not accommodate large parties or gatherings.
**Accommodations and Bedding:**
Our home comes with a fully stocked kitchen with pots, pans, plates, and everything you should need to make the kitchen easy to use. The house also has a washer and dryer for your convenience.
- **Capacity:** Our home comfortably sleeps 12 in beds. We offer the option to arrange up to 2 additional air mattresses and bedding kits with at least 48 hours' notice, allowing for a maximum of 16 guests. The home cannot accommodate more than 16 people.
**Nature and Wildlife:**
- **Pests and Wildlife:** Staying in a lakefront home brings you close to nature, which includes local wildlife and insects. Despite monthly pest control treatments, you may encounter bugs as this is their natural habitat. To minimize issues, keep food and drinks secured and doors closed.
**Maintenance and Cleaning:**
- **Immediate Concerns:** Please report any cleaning or maintenance issues within 2 hours of arrival so we can address them promptly to ensure your stay is comfortable.
**Resort Amenities:**
- **Access to Margaritaville Resort Amenities:** All guests can enjoy the resort's amenities. Please note that some amenities may require additional fees, and you should contact the resort directly for current rates.
