My apartment is a spacious 2nd floor with two bedrooms, one bath, kitchen, dining and living room.

I have one bath (shared). It has an open floor plan that provides privacy for my guests, is fully furnished and has a cozy atmosphere. The sunny dining area seats four, perfect for a continental breakfast. I provide coffee, muffins and yogurt in the morning. The kitchen is available for you to prepare a meal or if you just need the fridge to store water & snacks.
The house on Carroll Ave. is in a great location less than 1/2 a mile from Ocean Drive. It is near 3 open parks, a tennis court and is walking distance to the village, the Cliff Walk and Easton Beach. It's only a stone's throw to Fort Adams if you want to be here for summer concerts!! It's also a great area for bike riding (not congested) and has easy street parking. You're a quick walk to Thames St. with it's quaint shops, great dining and harbor front treasures. You are also walking distance to the grandeur of the mansions on Bellevue Avenue.
After Memorial day there are ALL types of festivals (almost) every weekend that continue right thru the holidays!!! The village of Newport is bustling in the summer but there ARE secret get-a-ways and there's ALWAYS something to do.

Guests must notify me 3 days in advance to cancel in order to get any kind of refund.

• keep me informed by phone of your arrival time (esp. if it gets late)
• check-out between 12 and 2PM
• clean-up as you go
• no "BIG" noise after 10PM in consideration of other guests

Great location at Newport. The room is good for 1 person. Everything clean and neat. I recommend for other stays.
Pamela went above and beyond as an Airbnb host. First, she not only accepted my 9:30 arrival but then was flexible when I called to ask if I could stay where I was and arrive around 10. Next, she offered a space heater for the room, which I loved, since I am a weather wimp. I only ran it a little, and the room was comfy and toasty. Pamela also extended check out for me and the two guys who were also staying; we were all running road races in the a.m. She even fed us breakfast when we got back from the events, despite that normally we should have cleared out by then. She's fun to talk and had excellent advance communication. Oh yes, the room is comfortable and well-located.
Pamela made me feel more like a personal guest than a paying customer, sharing much information about my destination even before my arrival, providing a thorough but friendly briefing on house protocols immediately upon my arrival, and going far beyond host requirements in such thoughtful gestures as setting up her ironing board so I could touch up my outfit for the wedding I was attending and even giving me a ride there in her own car (I had planned to walk there but she knew it was farther than I thought). Pamela is an artist and her home is very attractively furnished and cosily decorated as well as being spotlessly clean and tidy. Like a personal host, she was available and forthcoming when company was desired, discreet and retiring when privacy was preferred. The room I chose was small but lovely, with lots of windows for light & ventilation and one of the most comfortable beds I've ever slept in.
Pamela was very welcoming and accommodating. The room was exactly as I expected. She made me a lovely breakfast with bagels, yogurt, coffee and juice. It was a lovely place to stay for a really great price and in a great neighborhood. I had a car but chose to walk to downtown and to the cliff walk since it was so convenient and the weather was beautiful. Pamela's cats are sweethearts that you rarely see if you don't want to. Pamela had good recommendations for me on where to go, what to do, and have me a great map of Newport. I don't think you'll find a better deal if your traveling to Newport than staying at Pamela's.
Location was very good as it was walk-able to the downtown area where all the restaurants and bars were. Unfortunately, Pam was sick during my stay therefore I did not see her at all. The room and the bathroom were clean and comfortable, no complaints there. No issues with parking neither.

In spite of everything we managed to have pretty good communication - with help from a good friend. I try to be ready for anything but you never know when there will be an emergency. That was certainly a first for me! You left the place the way you found it - you're an awesome guest !!
