The open plan kitchen/sitting room is triple aspect & opens onto a small courtyard at the front - ideal for a morning coffee. There is a breakfast bar & also a comfortable seating area.
A winding staircase leads you to the first double bedroom which has en suite facilities & two sets of French doors opening onto front facing Juliet balconies. Continuing up there is another front facing double bedroom, a small side facing single & a second shower room with WC. (The bedroom layout affords a high degree of privacy & is ideal for a two couples sharing or a family.)
On the next floor is the crowning glory- a fabulous decked roof terrace with summer kitchen, BBQ and the most spectacular views. This is the spot for al fresco eating at its very best & as the sun goes down, the perfect place to end the day.
Situated in a prominent position in an extremely well maintained 'Village Fleurie', this beautiful stone gate house offers outstanding views of the olive groves & orchards of the Tet Valley. Joch is a medieval hill village through which mountain streams run alongside it's flower filled, cobbled streets.

We live close to Joch and will be happy to help guests during their stay. We are always at the end of the phone.
Lovely sandy beaches & old fishing ports such as Collioure are within easy reach (approx. 45 mins) .
There are numerous Abbeys, Monasteries & Cathar Castles to explore & the UNESCO World Heritage site of Villefranche is 20 min away.There is a Museum of Modern Art at Ceret & the Pablo Casals Festival is held annually at Prades- the nearest market town (13k).
Vinca (3K) has a swimming lake with beach & attending lifeguards. Here you will also find all local amenities - bars, restaurants, shops etc.
A Championship golf course is available at St.Cyprien and there are fabulous walks all around.
Finally, don't forget to leave time for some wine tasting at one of the numerous vineyards.
We would advise having a car as the village does not have regular public transport. However, the nearby village of Vinca is well serviced by local buses and trains which are subsidised and all journeys are only 1 euro!!
Please use the house responsibly, inform us of any breakages or damage as soon as possible and leave the house in a good tidy condition on your departure. Most importantly, enjoy your stay !
Very happily married with 4 children and 4 grand children. Spare time is mostly taken up with renovating our derelict house (the apartment is the first part to be finished and we are very proud of how successful it is). Favourite pass-times, eating, drinking and relaxing.
