Nestled over the Rivanna River and the Woolen Mills section of the Rivanna Nature Trail, my home and the private apartment below has beautiful views and access to nature trails and views. RiverBluff is a private 19 acre conservation community offering 22 home sites buffered by native plants, a bluff overlooking the rapids and over 15 acres of forest, field and trails. The Rivanna Trail runs across the RiverBluff common lands connecting this secluded neighborhood to the city nearby. The architectural style is contemporary; the building materials sustainable. The neighbors helpful, resourceful and compassionate!

I truly enjoyed staying with Dawn. I was in town for a wedding so the location was super convenient. The room was comfortable and welcoming. I liked the privacy. Had it not rained I would have gone walking to the nearby river as Dawn suggested. I will absolutely return. I really appreciated that Dawn was very pro-active about communicating with me in advance. I felt welcome before I even arrived.
This was our fist AirBNB experience, and Dawn made it a great one. The room was exceptionally clean and comfortable. Dawn stayed in touch with us before, during and after to make sure that our stay was perfect - a truly accommodating host! I would highly recommend this to anyone visiting Charlottesville. Make sure to reserve a half hour to take a leisurely walk down by the river.
Dawn was a fantastic host. She went out of her way to meet us when we arrived and let us into the place. She was gracious throughout the weekend, responsive to our inquiries, and gave us a fantastic breakfast with coffee both mornings of our stay.
Her place is lovely. It is modern, spacious, and the mattress was extremely comfortable. Next time I am in Charlottesville, I will look into staying with Dawn again.
As soon as my fiance and I entered Dawn's neighborhood, I knew I would love our stay here. Her contemporary, modular home sits in a circle of similar homes that back up to a beautiful river surrounded by trees. It was very quiet. Everything about Dawn's listing was accurate; the apartment downstairs was even more beautiful than the photos that initially caught my attention. The space was incredibly clean and the amenities she provided, such as the toiletries and sheets, were of higher quality than any hotel in which I've stayed. Dawn met us exactly at the time she planned and quickly reviewed some of the features of the room, including the blackout curtains and Nespresso machine. After that brief meeting, it was as if she wasn't even living upstairs. Dawn was a remarkably gracious host, and, if possible, I will stay with her in the future whenever I travel to Charlottesville.
