The neighborhood is family friendly and kids safe. No bars or nightclubs in the immediate vicinity so you can avoid all that nonsense. But if that's you scene it's only a short drive away and cabs are readily available if needed.
LIRR stops in Hampton Bays and the house is less than two miles from the train station. Cabs are readily available.
Pets are welcome but no smoking in the house and please respect my neighbors.

Great, quaint place. Other than the lack of cable TV great option in Hampton Bays.
We had a mixed experience. The positives: The rate was very reasonable for the area. The host was friendly and quick to respond to questions and concerns. The house is located in a great area for enjoying the nearby beaches. It is a quick 10 minute drive to the ocean and there are several great places to eat along the water. Lots of wild life around that come right up to the house. We saw fawns, rabbits, ospreys and more.
The negatives: We felt the private beach on the property wasn't properly represented. The sand portion is actually quite small, only a few feet long and wide, surrounded by tall sea grass and muddy ground. Since the host did not post a photo of this, but rather photos of nearby proper beaches, we did not expect what we found. Also, the house is located on the harbor. Therefore, the water is full of boats and docks lending itself to kayaking or paddle boarding but not really swimming. The water was murky, dark and muddy. This wasn't mentioned in the ad. There was another beach within walking distance (about 5 blocks) but we were uncomfortable entering it because it had a residents only sign. It stated that it was for residents of that particular lane, not residents of the larger area. Inside the house we felt some items needed to be better maintained. For example, the dryer was broken, awaiting a part to be repaired. (which the owner knew of before our trip) Although these things happen, we would have preferred to be informed beforehand so that we could have brought extra items in preparation.. Additionally, the stove handle was attached to the stove with packing tape, the gas tank in the BBQ was empty (we had to replace it ourselves to use the grill), and the garbage pails were filled to capacity upon our arrival. (forcing us to keep all refuse in the house with us for a few days until the garbage was picked up.) An additional garbage pail could solve this dilemma.
Overall, we had a very good time but these details did diminish our stay. More clarity in the posting and some routine maintenance to the house would improve the residence greatly.
I'm very happy to hear that Nicky thought the rate was very reasonable and the I was friendly and quick to respond and that the house is located in a great area and the ocean is a short drive away and that there are great places to eat in the area and that the wild life is beautiful.
But Nicky was upset and asked for 50% of her money back because she thought my listing was misleading... I didn't agree that it was misleading in anyway but offered 10% back in an effort to appease her... but there was no middle ground with her and she went to AirBnb to get half her money back... AirBnb reviewed the listing and sided with me. The AirBnb rep actually said that he had to pull his coworkers in to see if he was missing anything but they all agreed that she was being unreasonable.
I don't know what else to say. She seems like the type of person who stomps her feet until she gets her way. I would encourage anyone reading this to read the other reviews which are all very positive.
The house was beautiful. Well maintained. Clean. Ample room. Nice kitchen and porch. We will return.
My mum and I had a wonderful vacation at Dennis's place. The location is excellent, really peaceful and easy to get to Ponquogue Beach and Shinnecock, which have beautiful sandy beaches to walk on. The house has all you need for a relaxing time, is very clean and comfortable. There is a good seafood market on Foster Av, Tully's I think, which sells live lobsters and some delicious seafood if you want to stay in watch the sun go down over the water and BBQ. Dennis was very amenable and gave us all the information we needed.
it was a beautiful house, charming. the path to the ocean was pretty, though a little disappointed the pier in the pictures was not usable. our dog thoroughly enjoyed being able to play in the water and run on the sand, and that is what we really went for.
We rented this beautiful house in Hamptons for New Year's with our family. It is a beautiful home with three bedrooms/two baths. Close to our favorite winery, Wolffer Estate. We had great time. Thanks, Dennis!
Currently live in NYC and have been there for over 10 years. I try not to take life too seriously and enjoy the little things like a great cup of coffee in the morning. I value time spent with my family and friends and I love this area of the Hamptons and I know you will too.
