The space
This stunning villa, owned by a Yukon couple who call it their home away from home, captures the spirit of The Yukon. Experience the raw beauty of Cambodia at a heavily discounted rate! During the wet season, life slows down and follows the rhythm of nature. To ensure you have a wonderful stay, please keep the following "Jungle Life" realities in mind:
⚡ Safety First Power Cuts: During lightning storms, the government may switch off power to the entire village to protect electronics from surges. This means Wi-Fi and data will be unavailable until the storm passes.
🐜 The Sunset Visitors: After it rains, "winged termites" often swarm at sunset for 1–3 hours. These cycles typically last 2–3 days. They are harmless but are highly attracted to light! To keep them outside, you must turn off all house lights and screens during this window.
💻 Digital Nomad Note: Due to unpredictable power and the need to sit in the dark during termite swarms, this season is not suitable for those with strict work deadlines or frequent video calls.
If you are looking to truly disconnect, listen to the rain by candlelight, and enjoy the lushest time of year, you will love it here! If you require 24/7 high-speed connectivity, we recommend visiting during the dry season instead.

Guest access
The entire Villa is all yours to enjoy. From the rooftop balcony to the front yard. The garden is however is a share space with my family and I, in Villa next door.
There is main road access which makes it very easy for private taxi drop off / pick up. We also have roadside parking for cars and motorcycles.
Other things to note
There is so much to explore, discover and enjoy. Here are just a few things to check out in our area. You will need to book your own tuk tuk, hire a motorbike, bicycle or car to enjoy the area. We are happy to help you arrange something.
1. Fishing Beach - white sand beach with beautiful palms and khmer style huts. 15 mins drive away.
2. Fishing Village - Visit the market, buy some freshly caught crab or prawns and BBQ then on the beach. 10 mins drive away.
3. Happiness Beach Resort - Wonderful sunset walk through the mangroves 15 mins drive away.
4. Pongrul Waterfall - amazing, off the beaten path, adventure hike that leads to a magical waterfall. 1.5 hours drive away.
5. Nesat Village's annual March Festival - get to know the expacts of Nesat, try the amazing worldwide foods we have to offer, emerse yourself in a workshop or dance untill the sunrises. *The food all year round is amazing here. From Mexican to Swedish.
6. Must buys: Big Smoke Meats has the most amazing Canadian Bacon to buy and cook at guests accommodation. Check the Mini Bar.
7. @maxphotoparkerphotography has a permanent photo gallery. It highlights khmer life in Chrouy Svay. Mainly black and white photos.
8. Pamper yourself! Enjoy a Energy Healing Session with Healing By Nature, massage By Jen, visit the local nail salon or get your hair washed and a neck massage by the river.
9. Night Life at Klub Hause, Lost Penguin and Ragnarok in Nesat Village is alot of fun
10. Kids Club Nesat Village offers free children's activities to locals, expacts and tourists. Its all ran on good will, volunteers and donations. Nesat Village has become very popular for family vacations now.
Wondering where you can buy groceries?
Sina's Restaurant is not only a restaurant but also sale fresh produce like fruit, vegetables, eggs and meat. It is only 3 mins walk from Villa Borealis.
Mum's Mini Mart is around 10 mins walk away and stocks noodles, milk, toiletries , mosquito spray etc.
Looking for a facemask or baked treats? Petra's Habidashery sales both and it is only 7 mins walk away.
There are 5 restaurants that also do delivery and are able to take orders through Social Media. (Done Right, CC'S, Sina's Restaurant, Munchies and New Leaf) Please check Nesat Chronicles to see which restaurants are open since some are only open for the high season.
If there is something very Western you think you'll crave dhring your stay, e.g. Chocolate, yogurt, biscuits, pasta, muslie, oats, please buy this in Phnom Penh or Shnoukville before you arrive.
Srea Amble market is only 30 mins drive away alternatively.
Wondering about Wifi?
Villa Borealis now offer 50 MBPS Wifi for guests. The wifi is stable and relaible most of the time. Please note the more people connected the slower the Wifi speed becomes. During 8.30 - 9 pm and 11.30 pm - 12.30 am Wifi speed can be slow but still string enough for Zoom meetings if you work online. If the power goes out, there is also no WiFi. During wet season there are often power cuts for hours.
We highly recommend you purchase a Smart Sim and sign up for the $6 Monthly data and calls top up package. When the power goes out, the Wi-Fi goes with it.
What is the weather and temperature like in Nesat Village?
Nov - May is Dry, split into cold from Nov to Feb and hot March - May. (35C)
June - Oct is Rainy , MonsoonSeason but it stays warm and HUMID at around 24C. Terminates do appear at sunset. To avoid them coming into the house you need to turn all white lights and screens off.
