About this listing

In our Grade ll listed property you will have your own living space, bed room with a double or twin bed and your private shower room. I can provide a single bed for a child up to 10 years (£15), a travel cod for a toddler or a baby's crib for an additional £10. You should let me know so we can discuss your requirements at the time of booking.
We are in an area of outstanding national beauty-on the Solway coast and on the Hadrian's wall walking route.

The space

In our B&B-you have your own living room and bathroom. Our house is situated west of Carlisle (North of England); overlooking the marsh across to Scotland. A great place to explore wildlife, walk the Hadrian's wall or visit Cities like Glasgow and Edinburgh.

Guest access

Your own separate part of our house: with bedroom, TV lounge and bathroom(shower)!
The 2 beds can become a comfortable double bed for two people.
A dining area opens in the morning for a tasty, cooked English or continental breakfast of your choice. We have an extended garden and the marsh close by, so ample space to enjoy.

Interaction with guests

We like to make guests feel welcome and are helpful with information about the wheres' and whats' to do. Have a chat in the morning or maybe go for a pint in the evening?

The neighborhood

In Burgh-by-Sands there is a pub: The Greyhound Inn, a post office and a church.
Further pubs are in Monkhill and Glasson, I can recommend for eating ( they take orders till 8 pm ), then there are pubs in Port Carlisle and Bowness on Solway.

Getting around

The bus stop is beside the sign post for Boustead Hill. Buses don't run very frequently. There are no longer buses on Friday and Saturday evening!
Bus no 93/71 ask the driver to stop at Boustead Hill.

There are sandstone stairs leading up to the bed-and living room.

An earlier reviewer said they wish that they had stayed longer. This was also the case when I came to visit Raphaela's B&B. We had a self-contained area of the house all to ourselves, it was clean, spacious and really comfortable. There are great views from the bedroom and the garden is really lovely. Raphaela went to the extra length to make homemade vegetarian sausages for breakfast us. Thanks very much Raphaela and Steve, looking forward to staying again soon!

We had a lovely time at Raphaela's place. Everything was on point! The host was accommodating to our late arrival and breakfast was yummy. We definitely recommend staying at their place, especially if you want a city escape :)

Fantastic host and space. I had a lovely chat with Raphaela over breakfast. The place was spotless, and completed to a high spec and had real character. I would recommend a stat here! Breakfast was excellent too.

A gorgeous place to stay! Wonderful modernising of an older building. Very comfortable with plenty of space, a welcome hot cuppa and bikkies and friendly hosts. Lovely big breakfast. Wish I could have stayed longer, but Hadrian's Wall Path was calling . Next time!

Lovely place to stay, Raphaela and her husband are really nice hosts, room is very clean and breakfast was the best B&B breakfast I ever had! Thank you very much! Hope I could come back in the future!
