In our B&B-you have your own living room and bathroom.Our house is situated west of Carlisle (North of England); overlooking the marsh across to Scotland. A great place to explore wildlife, walk the Hadrian's wall or visit Cities like Glasgow and Edinburgh.

The 2 beds can become a comfortable double bed for two people.
A dining area opens in the morning for a tasty, cooked English or continental breakfast of your choice. We have an extended garden and the marsh close by, so ample space to enjoy.
In Burgh-by-Sands there is a good pub:The Greyhound Inn, a post office and a church.
Further pubs are in Glasson, Port Carlisle and Bowness.
The bus stop is beside the sign post for Boustead Hill. Busses don't run very frequently, but there are busses on Friday and Saturday evening from and to Carlisle.
Bus no 93/71 ask the driver to stop at Boustead Hill.
We like to make guests feel welcome and are helpful with information about the wheres' and whats' to do. Have a chat in the morning or maybe go for a pint in the evening?
We had a fantastic stay with Raphaela and Steven. The BnB is beautifully furnished in an intriguing little hamlet. They were very friendly and welcoming but also gave us our own space. Breakfast was incredible, very tasty and plenty of options!! Would love to return to their beautiful place sometime!
We had a wonderful stay with Raephela and Steve in their gorgeous farm house. The setting is just perfect if you want a quiet stay with a country atmosphere. Raphaela and Steve are the perfect hosts, giving us a guided tour of the lovely gardens, giving us advice on where to visit and eat and serving us up a grand continental breakfast ( thanks for joining us Raephela) The rooms are tastefully decorated and very clean, the whole house has lots of character with quirky pieces of furniture (the chair Steve!). The only thing wrong about our stay was that we only had time for one night :( we would definitely come back, given the chance, and definitely recommend it as a great place to stay
When my hubby and I arrived at the B&B our hosts came straight out to greet us and introduce themselves, this was lovely. They then invited us in for tea or coffee, which we accepted. We chatted and then they showed us around our separate suite!
Even though we were given breakfast, we still had our own sitting room, bedroom and bathroom, not en-suite but that didn't matter.
We have electric bikes and were able to plug them in every night in the entrance of our suite.
Each morning we were given a lovely full English breakfast, with fresh fruit salad and yoghurt to start and cereal too if we wished!
Throughout the three days stay we explored the area and further a field. There are a lot of interesting things to see and do!
We will definitely be returning to the area and the same B&B in the near future. Thanks to our brilliant hosts.
I would highly recommend this B & B. Our hosts were lovely and friendly and the apartment was cosy, comfortable and decorated to a very high standard. The breakfast was absolutely fantastic, one of the best cooked breakfasts we have ever had!

The old stone farm atmosphere is there with modern interiors.
The Hadrians wall walk was just right for me .
Next time Im in Carlisle I will stay again.
