My charming traditional old Umbrian cottage lies on two floors in a pretty lawned garden surrounded by fields, with stunning views over Lake Trasimeno and across to Cortona and the surrounding hills. The ground floor double bedroom for guests leads out into the garden, where there are hammocks shaded by olives, fruit and fig trees, as well as a covered terrace for al fresco dining and relaxing. Wooden beams, terra cotta floors, and a casual, cosy welcoming atmosphere await you. Your comfortable bedroom is furnished in typical Umbrian country style with a splendid antique double bed, wrought iron and decorated with inlaid mother of pearl. You have your own entrance, own bathroom with bath and overhead shower, and use of a pretty little sitting room with vaulted brick ceilings and wood stove. There is a DVD and CD player, with a selection of films on CD, plenty of books to choose from and free wi fi. A generous breakfast is served in my kitchen in the cooler months, or in the garden when its hot, often with my own fresh fruit and garden produce depending on the season. Be sure to let me know about any special diet requirements, and I am delighted to prepare you picnics, and splendid dinners - with local wine - on request.
Set right on the Tuscan/Umbrian border, this is a wonderful area with much to explore. Nearby Castiglione del Lago lies on the lake with its imposing castle, sandy beaches and bustling weekly market. Ferries run throughout the spring and summer months to the two enchanting little lake islands, perfect for a day out, or a beach picnic. The countryside is delightful to amble through by bike or scooter, and hire for both can be arranged if you like. Within a short hop we have the stunning hillside city of Cortona, with winding alleyways, sense of ancient history, and great shops and restaurants. For wine lovers, Montepulciano, Pienza, and Montalcino are all within reach - and if a wine tour of the local cantinas would be interesting, I can drive you or arrange a driver.
Trips to both Florence and Rome are easy by train, and if you perhaps want to come without a car, then pick ups from Florence, Pisa or Rome airports can be arranged, and I am happy to discuss a rate for being your taxi/guide during your stay if necessary. If so let me know and I can let you have a list of suggested itineries and prices. Private guides can be arranged in Florence, Siena, or Rome should you wish - and day trips to Perugia, Arezzo or Siena are all worth considering.
Originally from London, the area has been home to me for over 25 years, and I am happy to show guests this wonderful region. Or if you prefer to relax while you lie in a hammock with a glass of wine to hand, then equally this is the place for you. On a more romantic note, I am also a wedding celebrant as well as being a fully fledged wedding planner, so should you wish to say "I do" in Italy, then I am the person to talk to! Religious weddings, civil ceremonies, symbolic unions or renewal of vows, in a variety of gorgeous locations, from castles to olive groves, just ask!!
For guests who want a longer stay, then special rates apply - and Italian language, painting, yoga, cooking, and photography classes are all available in the area.
No real house rules - I prepare breakfast and meals, but guests can make tea, and coffee and help themselves to biscuits and fruit. They can use my fridge to store wine, or I have local wines available for purchase. Its not possible to use the kitchen for cooking but there are lots of good restaurants to suit all pockets in the area. Alternatively I offer a 3 course dinner or a simpler Italian Tasting Dinner , both with wine. If they need washing done I can do this for a nominal fee, and there is an iron and ironing board if needed. I would appreciate that guests do realise that costs for heating and electricity in Italy are astronomical, so please respect this and dont leave windows open (also for security reasons) and the heating or lights on. I prefer no pets please, as I already have a dog (tiny) and a cat (somewhat larger than the dog!) and also because people have allergies. Smoking in the house isnt something I like, but feel free to do so in the garden. Thank you!
Was really great staying with Annie. Annie and her partner made us feel right at home from the start. Great place to stay with amazing breakfasts! We loved our chats and the wonderful place Annie has.

If you are looking for relaxing holidays we only can recommend Annie's lovely home - we fell in love with her spacious garden- enjoying the kingsize hammock whilst appreciating the panorama and the hot, bright, sunny wheather. Annie and Derek are lovely, very helpful, and refreshing, we enjoyed all of their company and attention in giving helpful tipps n tricks how to discover tuscany's most 'wanted' places...not to forget the delicious breakfast they served. As the place is on the countryside it ll be useful to have a car, rent bikes or scooters. (Annie always offered us to drop us off somewhere.) Thanks for your kind attention- we loved our stay at your umbrian cottage!
Heerlijke week gehad. Annie heeft "ornamenteel" tot een heel nieuw level gebracht. Al gaat dat hier en daar wel ten koste van de ruimte. Oh en de lake view, daar heb je wel een verrekijker bij nodig! Pozzuolo ligt sowieso zó afgelegen dat eigen vervoer een must is.

Annie's cottage was just right for our short stay. Her recommendation of the nearby town patisserie Michele was fantastic. Bed was comfortable and breakfast was generous! Annie was a friendly host.
We loved our week's stay with Annie; the cottage is delightful, the bed very comfortable and the lovely peaceful garden has beautiful lake views. Annie was wonderful - friendly, helpful and real fun. We met Derek later in the week and really enjoyed the evening we all spent together. Castiglione is well situated for sight-seeing (we had a car) and both Annie and Derek offered us a wealth of useful tips on the best places to visit. Great week!
