My charming traditional old Umbrian cottage lies on two floors in a pretty lawned garden surrounded by fields, with stunning views over Lake Trasimeno and across to Cortona and the surrounding hills. The ground floor double bedroom for guests leads out into the garden, where there are hammocks shaded by olives, fruit and fig trees, as well as a covered terrace for al fresco dining and relaxing. Wooden beams, terra cotta floors, and a casual, cosy welcoming atmosphere await you. Your comfortable bedroom is furnished in typical Umbrian country style with a splendid antique double bed, wrought iron and decorated with inlaid mother of pearl. You have your own entrance, own bathroom with bath and overhead shower, and use of a pretty little sitting room with vaulted brick ceilings and wood stove. There is a DVD and CD player, with a selection of films on CD, plenty of books to choose from and free wi fi. A generous breakfast is served in my kitchen in the cooler months, or in the garden when its hot, often with my own fresh fruit and garden produce depending on the season. Be sure to let me know about any special diet requirements, and I am delighted to prepare you picnics, and splendid dinners - with local wine - on request.
Set right on the Tuscan/Umbrian border, this is a wonderful area with much to explore. Nearby Castiglione del Lago lies on the lake with its imposing castle, sandy beaches and bustling weekly market. Ferries run throughout the spring and summer months to the two enchanting little lake islands, perfect for a day out, or a beach picnic. The countryside is delightful to amble through by bike or scooter, and hire for both can be arranged if you like. Within a short hop we have the stunning hillside city of Cortona, with winding alleyways, sense of ancient history, and great shops and restaurants. For wine lovers, Montepulciano, Pienza, and Montalcino are all within reach - and if a wine tour of the local cantinas would be interesting, I can drive you or arrange a driver.
Trips to both Florence and Rome are easy by train, and if you perhaps want to come without a car, then pick ups from Florence, Pisa or Rome airports can be arranged, and I am happy to discuss a rate for being your taxi/guide during your stay if necessary. If so let me know and I can let you have a list of suggested itineries and prices. Private guides can be arranged in Florence, Siena, or Rome should you wish - and day trips to Perugia, Arezzo or Siena are all worth considering.
Originally from London, the area has been home to me for over 25 years, and I am happy to show guests this wonderful region. Or if you prefer to relax while you lie in a hammock with a glass of wine to hand, then equally this is the place for you. On a more romantic note, I am also a wedding celebrant as well as being a fully fledged wedding planner, so should you wish to say "I do" in Italy, then I am the person to talk to! Religious weddings, civil ceremonies, symbolic unions or renewal of vows, in a variety of gorgeous locations, from castles to olive groves, just ask!!
For guests who want a longer stay, then special rates apply - and Italian language, painting, yoga, cooking, and photography classes are all available in the area.
We truly loved our stay at Annie's. Right since we contacted Annie, she was warm, welcoming and helpful. A definite plus being able to communicate in English when in the Italian countryside. Even though we arrived much later than the time we had originally discussed with her, Annie was understanding and picked us up at a convenient location.
The location of the cottage is spectacular, being right on the border of Tuscany and Umbria. It is a quick five minutes from the village of Pozzuolo which has a cute pizzeria and a supermarket...handy! The room, kitchen, bathroom are all very nicely furnished. One of the most comfortable beds we've slept in! Annie had a heater on for us which made it nice and toasty. The breakfast was delicious and filling. We shall always remember her cherry bake dessert!

Annie is a wonderful, warm and very accomodating host. I arrived at Castiglione del Lago after 6 very hectic days of sightseeing and her home was a haven of peace and tranquility. Set in the beautiful countryside of Umbria, it felt like I'd walked into a Van Gogh painting! I just loved everything in her home & I felt very privileged to be allowed to share it. Annie treated me to some very special cooking & I felt like I was visiting a friend. Thank you and Derek for everything, for wonderful memories I will cherish and a holiday I will always remember. We have had gorgeous holiday at Annie's. We felt like staying with a friend. Everything was super and we got lots of advice concerning sightseeing Umbria and Toscany. The house is quite charming and so is the garden with plums fresh off the tree. We left Italy having new friends (thank you Derek for all your practical advice) and hoping to be back.

Annie is very hospitable and responsible hostess. We were not easy to find a house, because the time was late, but Annie did everything to give us the right way. The room was very nice and cozy interior. In the morning we had breakfast in the beautiful garden with views of the Tuscan fields.
We loved staying with Annie. Her house was a delight. She is really the perfect host. Everything was immaculately laid out to make our stay as comfortable as possible, but more important was the time she spent just visiting with us and answering all our questions about Italy and sharing stories about her life. If we had 3 thumbs, we would give her 3 thumbs up.
Staying with Annie was one of our loveliest airbnb experiences. She is warm, welcoming, a great cook and has a gorgeous cottage. The room has an antique, comfortable bed and we slept soundly. The breakfast was delicious. We took up Annie's offer of dinner and we're glad we did! We only stayed one night, but it would be a great base for exploring the beautiful surrounds. Highly recommended!
