St Margaret's is located in the heart of Peebles, just 35 minutes drive from central Edinburgh.
This spacious one bedroom flat has it's own main door and occupies the ground floor of the building. Details like wooden floors and open log fire gives a cosy cottage feel. The south facing garden leads onto a quiet corner of the fifteen acre Victoria Park. Great for picnics!
Guests can use the large lockable shed/bike store.
The view from our bay windows overlook the river Tweed to the historic centre of (website hidden).Margaret's sleeping arrangements: there are three places to sleep in two rooms.
- The bedroom has a double bed.
- The living room has a large sofa that converts to a double bed. This double sofa bed can't be moved.
- The living room also has a single armchair that converts to a single bed. This single bed can be moved into another rooms - for instance the bedroom. I am six foot tall and have comfortably slept on this bed.
A travel cot is available upon request.
Bed linen and towels included free of charge.
Bath with shower.
Gas central heating and open fire.
Freeview (website hidden).
Electric cooker. Washing machine. Fridge with icebox. Ample kitchen storage.
Enclosed garden with large lockable cycle store which you have access to. On and off road parking (free). No smoking please.
General Peebles information
The town of Peebles is renown for it's independent shops, bakers, butchers, delis, restaurants and pubs. The High Street (within a five minute walk) is often voted Scotland's best High Street. The highly regarded Eastgate Theatre is a five minute walk. It is firmly on the Scottish circuit for some surprisingly famous entertainers and shows.

Peebles is a renowned walking area, there is excellent fishing on the tweed and the UK's number one mountain bike centre, Glentress, is a five minute drive away. In fact, the Glentress forest tracks start within Peebles. Innerleithen down hill cycle centre is another five minutes drive. Peebles has a modern swimming pool and sports complex BOTH within 400 yards of St.Margaret's. For the golfers, there are two local golf courses - one within walking distance.
You will live alone in the house.
You have free use of all rooms, both gardens and the lockable bike shed.

I live out of town so seldom can I meet face to face. You'll get emails from me describing what to do to gain access.
A quick text to me and I'll phone you back. I have an agent who lives in the town and can be with you in five minutes.
Who they are.
It is a small town. You can walk end to end in under half an hour.
The usual really: no smoking, pets by request beforehand, etc. Simply leave it as you found it for the next BnB'er. And enjoy Peebles!
Awesome little place to stay. Nice and cosy with some cool quirky bits of design. Great for mountain bikers looking to sample the riding at Glentress, which is only 5 mins away. Short walk into Peebles town with a few pubs and restaurants. Will defiantly use again for my next trip.
Its a really nice place to stay. And richard gave us a lot of good informations! The appartment is much bigger than it loks on the pictures. It has also a very nice garden and a lot of interessting books.
The coziest corner in Peebles. If you wish to be pampered, check in to one of the posh hotels in the area--but if you want to pamper yourself, stay here! Build a fire, make yourself a three-course meal, stroll to Neidpath castle then high street shopping--we did! Richard was immediate in his communications before, during, and after our stay. Extremely clean and well-kept.
Host provided all the information needed, check in and out was very simple. The flat was much nicer and more spacious than the pictures suggest!! we had a lovely comfortable stay there.
This is a beautiful area, we were visiting family and would defiantly stay there again if the flat was available.
This is an absolutely delightful place to stay. It is homely, cosy and welcoming and has just everything one could need for a pleasant stay. It is situated opposite an excellent car park and it only takes about 5 minutes one way and 7 the other to get into the middle of Peebles, one of the friendliest places we have ever stayed. There are many really lovely touches in the flat that make you feel it is home from home and everything in he kitchen works perfectly.
Peebles is a fantastic centre and has loads of lovely walks round about as well as beautiful scenery.
Cosy Victorian Pad was a perfect home from home for our short stay in Peebles.
The flat is fairly centrally placed within a shortish walk to the centre of Peebles, and was very comfortable and welcoming.
...Nice and clean, decent shower, fresh bedding and towels...
We were on a short workshop weekend and we really needed a place to rest at the end of an intense day.
It suited all our needs.
There was a good choice of different eating places to suit any budget/taste.
Richard was more than helpful with information beforehand, and all in all we had a really enjoyable stay.
I would certainly like to visit again...and spend some time exploring the beautiful countryside..
