Enjoy commanding ocean and coastal views in a tranquil secluded setting. A simple but solid house with terrace and 2nd floor space. Whether you come to swim, surf, fish, dive or stay at home and read, you'll enjoy your time on the hilltop.
Downstairs there is one large bedroom and partitions available to convert the living room into a private space, which can be used as a second bedroom. There is a king size bed in the bedroom for two people. Guests may choose to have a single bed or a double bed put in the living room, which also has a mosquito net.
For groups of 3 or more people, guests may choose to sleep in either of two cosy upstairs loft rooms , designed to provide privacy but still allow the breeze in and a view of the ocean from the bed, mosquito nets provided.
Guests may use the kitchen to prepare meals. It has a fridge, gas cooker, plates, bowls, pots, pans and cutlery, ample bench and cupboard space and a counter with high chairs. Drinking water, cooking oil, coffee, tea, milk and sugar are provided on arrival. There are mini markets in Kuta selling bread, pasta, fruit and vegetables, cheese, margarine, snacks, condiments etc. The outdoor markets are held on Wednesday and Sunday mornings, where you can get a wider range of foods, fresh and prepared, including fresh seafood. In fact, you can get fresh seafood at the market location every morning of the week.
Hot water shower, western toilet, cable tv with channels in English, French, Japanese, and Indonesian.
Guests can use the usb modem with their own laptop computers, to access the internet. Its not as fast as broadband or optic fibre connections, but is fine for browsing sites and sending emails. If guests bring an ipad, tablet or smartphone, they will need a usb adaptor.
The house is cool and breezy, especially from April to November. You can sleep in comfort and security, in the cool night temperatures, by locking only the iron security doors, and leaving the windows and main doors open. There are fans in the living room and the bedroom, and air con in the bedroom, if desired. Large terrace with hammocks and rocking chairs. Picturesque sunrises and twilight ambiance are very nice.
Only 2 minutes from popular restaurant, Ashtari, which opens for breakfast at 6.30 am. 5 minutes down to Kuta, which has a good range of restaurants and cafes. It will be possible to order meals by phone from selected restaurants, and have a delivery boy go down to kuta to pick up the order, for a fee of around $3.00.
10 minutes to beautiful Are Goling and Mawun beaches. Mawun is safe for swimming and sunbathing at any tide. There are several quality wet and dry season surf spots within 10, 20 and 30 minutes drive.
A nightwatchman is present from dusk to dawn for peace of mind. The host lives nearby. Cleaning is done every second day or whenever guests request it. Guests clothes can be sent to the laundry and picked up again.
At present, quiet, secure, comfortable accommodation with amazing ocean views, is hard to find in and around Kuta.
If you reserve online a day before or on the same day as your check-in, it is very important that you contact the phone number provided immediately, to ensure you will be welcomed at the gate and given the keys without having to wait.
Interaction with Guests
The host is often available if guests require information. The host is not certified to give surf lessons in Indonesia, but can easily arrange a surf guide from Kimen Surf or Gloro Surf in Kuta.
As previous guests have said in reviews, renting a motorbike or car is essential, as there is no public transport system. Exceptionally fit guests may choose to walk or ride a bicycle to and from Kuta, (35 and 15 mintues respectively) or to the beaches to the west, but be warned, it's quite hilly.
Other Things to Note
The main road from Kuta up the hill to Prabu has recently been upgraded and is in excellent condition. However, the final 150m dirt road to access the property is still in poor condition. Access by car or motorbike is possible at a very low speed. Consider it a small effort in order to enjoy the awesome view. Plans to upgrade the access road have been delayed due to neighbouring owners not yet having funds to contribute to the upgrade. Coming in and out of the access road is much easier on motorbikes. When it rains (sometimes between December and April), it is still possible to drive to the property, but some guests may choose to leave their car or bikes parked at a neighbour's house on the main road and walk 2 to 3 minutes.
No illegal drugs, which pretty much rules out every variety here in Indonesia. No outside guests after 10 pm without prior arrangement with the host. No burning candles on wood surfaces. Guests can smoke in the kitchen and living room area, and on the terrace, but are asked to refrain from smoking in the main bedroom.
We are a group of 6 and we are only here at Len's House for just one night before our flight off next day. Though just a short night stay but its such a wonderful place that all of us wished that we could stayed longer! Given the nice lovely views from the house, we choose to relax at the house in the morning instead of going to the beach.
The house is also well designed and fully equipped with hot showers, kitchen, big and spacious bathroom, TVs and most imptly a place to relax at the balcony with chairs and hammocks so that you could enjoy the view of Kuta and Sunrise from the hilltop!
Restaurants, eateries as well as beaches are close by within a few mins of driving. But too bad we do not have enough time to explore all of Kuta given out short stay.
The only cons are the lack of wifi and the bumpy short road that leads up from the main road to the place. But do not worry as Len will provide all the solutions to reduce the inconvenience caused by all these.
Overall a nice and lovely stay that you would not want to miss in your stay in Kuta.
We stayed at Lens house for 5 days and we had a great time! The house is very nice and has a breathtaking view over kuta. However it's a little bit remote from kuta (10 minutes by motorbike) and you can reach it only over a bumpy road. But this instance isn't that grave because you can handle it with some practice. The host was very helpful in every way. He was always avaliable when there were some problems or questions and he gave us a lot of advice and recommandations. Thanks a lot!!! We would recommend everyone to stay at this amazing place!
To clarify what Elena wrote... As her group consisted of 5 young ladies on three motorbikes, not yet fully confident riding, and going quite slowly and cautiously, it took them 10 minutes to ride down to Kuta. It takes us, or other confident riders, 5 or 6 minutes at most, so it doesn't feel remote at all.
And, the bumpy road she refers to is only the last 200 metres, from the main road to the house, not the road down to Kuta, which is in excellent condition. The village has indicated that funding will be made available to upgrade the bumpy access road, at long last, sometime this year.
We ended up extending our stay at the Hilltop house because we loved this peaceful spot so much. It´s the perfect place to lie back in one of the hammocks, enjoy a beautiful view, and a cooling, fresh breeze. The house has a homey feeling, it´s quiet and private which allows you to fully relax. One of my favorite activities was to spend the afternoon on the veranda with a book, watching the sunset. The host is very helpful and friendly and you feel well taken care of. Because of the bumpy road, it took some effort to walk few minutes from the road to the house, but this road is under improvement and will soon be accessible by car.

We stayed at the hilltop house for the last four days of our three week trip to Indonesia and it was the perfect way to end our travels. The views from the house are absolutely breathtaking and completely unobstructed. Eating breakfast out on the terrace was a fantastic way to start each day.
The house itself is simple but has everything required to make it a very comfortable stay. Len was a great host and really helpful in organising a driver to collect us from Bangsal and to take us to the airport for our flight home. He also helped arrange a scooter for us, in fact I'd recommend anyone visiting rents a car or scooter as it's essential for getting around and making the most of your time. We were also provided with a phone with local number to contact Len, order takeaway food etc which was a really helpful extra.
We found the house to be the perfect base from which to explore the stunning southern coast of Lombok and the array of beautiful coves and beaches. We wouldn't hesitate to stay again in the future.
Len's place was amazing! Best view in Kuta, hands down (the pictures don't do it justice). It was both away from it all/private and conveniently located - just a short scooter ride down into Kuta one way and the other way a short scooter ride to some of the most beautiful beaches in the world (for surfing and swimming).
The house was perfect - very clean, well outfitted (full kitchen, bath towels, linens, TV, internet, cable, fans, air conditioning), comfortable, and with many areas for outside living/relaxing.
Len was a great host! He was available to us if we ever needed help or had questions. He helped us arrange scooter and surfboard rentals, as well booked us a car for airport pick-up and drop-off. He also provided us with info about the area and gave us some great suggestions on where to surf, snorkel, and eat.
If I ever find myself in Kuta again, I will definitely return to Len's place.
This house is best and something different. When i watch this house i really stunned my that view that is much more beautiful then that picture. You will just wanna take a rest with that view whole day.
I think this kind of house and host can make your journey more colorful.

When my daughter and I arrived we felt sincerely welcomed. We stayed for 13 nights and received helpful tips for beaches, restaurants and had a gorgeous intro to the Sunday market. Our personnel space was guaranteed. I had requested a few ingredients for our initial arrival and was overwhelmed at the lovely herbs, basic vegetables and fruit, as well as the supply of village brewed ( amazing ) coconut oil. We rested on the hammocks and settled into the rhythms of Kuta Lombok enjoying the views, the local people, the sounds of prayer time, as well as the delightful hospitality at the house. The breeze ever present was enjoyed each day and night from the hilltop. Definitely required a bike and the driveway was bit tricky but that made for a quiet country road. I loved Kuta Lombok and recommend this BNB for any traveller or holiday maker looking for a comfortable space with magnificent views the moment you wake from slumber (assuming you let the breeze and morning light through open curtain). Safe, comfortable, welcomed and well looked after with extras such as drivers arranged and mobile phone access. Wonderful relaxing holiday. Did I mention the coconut water given to us? Nice touch and a great vintage! Thank you.
