Enjoy commanding ocean and coastal views in a tranquil secluded setting. A simple but solid house with terrace and 2nd floor space. Whether you come to swim, surf, fish, dive or stay at home and read, you'll enjoy your time on the hilltop.
Downstairs there is one large bedroom and partitions available to convert the living room into a private space, which can be used as a second bedroom. There is a king size bed in the bedroom for two people. Guests may choose to have a single bed or a double bed mattress put in the living room, which also has a mosquito net.
For groups of 3 or more people, guests may choose to sleep in either of the two cosy upstairs loft rooms , designed to provide privacy but still allow the breeze in and a view of the ocean from the bed, mosquito nets provided. The temperature in the house is perfect, since the second floor space was added, keeping the sun off the first floor roof, it is cool and refreshing in the house, and so no guests have used the air conditioning since then (air conditioning has been removed from the amenities list for the house). There are fans in the main bedroom and living room. The loft rooms are breezy and don't even need fans, though can be provided if guests request them.
Guests may use the kitchen to prepare meals. It has a fridge, gas cooker, plates, bowls, pots, pans and cutlery, ample bench and cupboard space and a counter with high chairs. A blender can be provided upon request. Drinking water, cooking oil, coffee, tea, milk and sugar are provided on arrival. There are mini markets in Kuta selling bread, pasta, fruit and vegetables, cheese, margarine, snacks, condiments etc. There is a gourmet deli called Ocean Breeze , open from Tuesday to Saturday, selling a wide range of quality imported meats, cheeses, coffee, herbs and spices, jams and condiments, and freshly baked bread.
The outdoor markets are held in Kuta on Wednesday and Sunday mornings, where you can get a wider range of foods, fresh and prepared, including fresh seafood. In fact, you can get fresh seafood at the market location every morning of the week.
Hot water shower, western toilet, cable tv with channels in English, French, Japanese, and Indonesian. A DVD player can be provided upon request.
Guests can use the usb modem with their own laptop computers, to access the internet. Its not as fast as broadband or optic fibre connections, but is fine for browsing sites and sending emails. If guests bring an ipad, tablet or smartphone, they will need a usb adaptor.
The house is cool and breezy, especially from April to November. You can sleep in comfort and security, in the cool night temperatures, by locking only the iron security doors, and leaving the windows and main doors open. There are fans in the living room and the bedroom, and air con in the bedroom, if desired. Large terrace with hammocks and rocking chairs. Picturesque sunrises and twilight ambiance are very nice.
Only 2 minutes from popular restaurant, Ashtari, which opens for breakfast at 6.30 am. 5 minutes down to Kuta, which has a good range of restaurants and cafes. It will be possible to order meals by phone from selected restaurants, and have a delivery boy go down to kuta to pick up the order, for a fee of around $3.00.
10 minutes to beautiful Are Goling and Mawun beaches. Mawun is safe for swimming and sunbathing at any tide. There are several quality wet and dry season surf spots within 10, 20 and 30 minutes drive.
A nightwatchman is present from dusk to dawn for peace of mind. The host lives nearby. Cleaning is done every second day or whenever guests request it. Guests clothes can be sent to the laundry and picked up again.
At present, quiet, secure, comfortable accommodation with amazing ocean views, is hard to find in and around Kuta.
If you reserve online a day before or on the same day as your check-in, it is very important that you contact the phone number provided immediately, to ensure you will be welcomed at the gate and given the keys without having to wait.
Interaction with Guests
The host is often available if guests require information. The host is not certified to give surf lessons, but can easily arrange a surf guide from Kimen Surf in Kuta.
As previous guests have said in reviews, renting a motorbike or car is essential, as there is no public transport system. Exceptionally fit guests may choose to walk or ride a bicycle to and from Kuta, (35 and 15 mintues respectively) or to the beaches to the west, but be warned, it's quite hilly.
Other Things to Note
The main road from Kuta up the hill to Prabu has recently been upgraded and is in excellent condition. However, the final 150m dirt road to access the property is still in poor condition. Access by car or motorbike is possible at a very low speed. Consider it a small effort in order to enjoy the awesome view. Plans to upgrade the access road have been delayed due to neighbouring owners not yet having funds to contribute to the upgrade. Coming in and out of the access road is much easier on motorbikes. When it rains (sometimes between December and April), it is still possible to drive to the property, but some guests may choose to leave their car or bikes parked at a neighbour's house on the main road and walk 2 to 3 minutes.
No riding scooters or driving on the footpath.
No illegal drugs.
No outside guests after 10 pm without prior arrangement with the host. No burning candles on wood surfaces or letting off fireworks in the house or on the terrace.
No dogs, but cats, rabbits and horses are welcome.
Guests can smoke in the kitchen and living room area, and on the terrace, but are asked to refrain from smoking in the main bedroom.

This place is all about the experience - the experience of an incredible setting and the experience of a very friendly interesting host.
Come up here over the hill where you will enjoy the most glorious view ever.
The access may be a bit arduous (according to some of the other reviews) but should not deter anyone from coming: literally 100 metres of dirt road very feasible by scooter, the most common and convenient means of transport locally.
The property itself may not be a 5 star hotel but it is clean, well laid out, well-appointed with everything necessary to feel at home. And considering its location, it is a performance to have such a level of comfort here.
Once awake, you may spend hours on that terrace, reading, having a leisurely breakfast, always enjoying the view on the bay and the constant refreshing breeze.
On top of the view, what made our stay so valuable and unforgettable is the welcoming attitude of Len. All his communication before our arrival was perfect. Most importantly, Len was very much present on the day of our arrival and all the way through our stay, always finding solutions to our queries, making our life easy, making us feel like at home. As big travelers we rapidly found common grounds for discussion and therefore developped a friendly relationship with Len. Everyone still talks about this place at home, including our children.
Tip to make the experience excellent: make sure you have your own scooter(s) (or a car if applicable) to make the most of the area. The magnificent sunrise will be the opportunity to wake up early and explore the neighboring beaches before ayone else. The scooters will also allow you a quick descent to the town for the evening restaurant or to pick up some food from the local convenience store.

La vue est absolument incroyable. Nous sommes restés des heures sur la terrasse, tranquillement à regarder l'océan. Pas un matin sans se réveiller juste avant le lever du jour afin de ne rien rater.
Et puis, il y a Len, un hôte absolument charmant, qui a fait le tour du monde et parlera aussi bien francais qu'anglais ou japonais et qui vous donnera tous les bons conseils sur la région.

Len was helpful to the end degree & helped us with anything & everything we needed.
The house is very basic in design and fit out but the location and tranquility make up for this; they have hammocks on both levels, plus rocker chairs, so it is pretty peaceful sitting and enjoying the view. The driveway is in very bad condition, but manageable in car or bike!
Len organised a house maid for us, so we had her come in and cook breakfast & dinner each day which was fantastic and really made the stay so much better and more relaxing.
The beaches in the area are amazing, a huge range of quality and different types of beaches and beach activities, however they are all 20 minute to 1hr drive away, so you need to be organised to get about and visit them all.
Kuta township was a 10 minuet drive and we personally didn't love Kuta town itself (but that very much personal experience).
All in all we highly recommend a few nights at len's Hilltop House if your in the area!
The House of Len is very simple, but precisely this simplicity and the location of the house is just something very great. It is secluded from any noise. communication between Len and us was always been great and Len has done a great deal that we can enjoy our stay.
the view of the bay of Kuta is just amazing. if someone is looking for a place where peace and relax, is on the right place here.

One of the villa's main advantages is an incredible, stunning view. The terrace is the perfect place for chillout and sunrise seeing. Villa is made with minimalistic design, there is a bedroom downstairs and two bedrooms on the second floor in nice windy box rooms.
Len is a nice guy who met us on villa and made a quick introduction to villa rules and nearby places. He was always ready to assist in our needs.
We appreciated Evgeny visiting us from Russia. He is indeed a colorful and expressive person. He and his friends told us that they liked the second floor loft rooms, and while it was windy for a couple of days during his visit, its not actually windy inside the loft rooms. As described in the house profile, they were constructed from wood and bamboo, and have a view of the ocean from the bed. We describe them as 'breezy'. Though there are virtually no mosquitos up here on the hill, the beds in the loft rooms have mosquito nets, and the temperature is just right.
We are a group of 6 and we are only here at Len's House for just one night before our flight off next day. Though just a short night stay but its such a wonderful place that all of us wished that we could stayed longer! Given the nice lovely views from the house, we choose to relax at the house in the morning instead of going to the beach.
The house is also well designed and fully equipped with hot showers, kitchen, big and spacious bathroom, TVs and most imptly a place to relax at the balcony with chairs and hammocks so that you could enjoy the view of Kuta and Sunrise from the hilltop!
Restaurants, eateries as well as beaches are close by within a few mins of driving. But too bad we do not have enough time to explore all of Kuta given out short stay.
The only cons are the lack of wifi and the bumpy short road that leads up from the main road to the place. But do not worry as Len will provide all the solutions to reduce the inconvenience caused by all these.
Overall a nice and lovely stay that you would not want to miss in your stay in Kuta.
