Cozy and equipped new studio, it is in a very charming historic building, just two blocks from the Termini Station, near bus stops that connect to the center, in a friendly and young district. Comfortably accommodates 2 people.
Efficient brand new studio
This comfortable studio apartment, completely renovated in August 2011, in a modern style with charming details, is on the first floor of a building of the '50s in the district of San Lorenzo. It’s a 30 square meters open space with parquet floors and air conditioning, equipped with a comfortable double sofa bed, a dining table for 2 people and a fully fitted kitchen, complete with dishwasher and washing machine. Large bathroom with shower and hairdryer. The apartment has also a safe, a flat screen TV with satellite channels reception, iron and ironing board. The apartment can be rented along with the adjoining and more spacious apartment for 4 people, from which it is separated by a soundproof door.
Bus lines 71 and 492 transiting on the nearby Via Tiburtina lead to the major points of interest of the city. The closest metro stops (line A and B) are Termini and Tiburtina (by the latter there are arrivals and departures of the new train ITALO).
Near the apartment there are trams and buses that will take you directly to the main areas of tourist interest.
The guest will have the house totally available and can contact me 24-24h on the number that I will provide at the time of check-in. Smoking is not allowed.
Interaction with Guests
Please communicate the exact time of arrival a few days prior to your arrival so that we can meet you with the keys and all the explanations about the flat and the city if you like.
For the first 10 days of stay in Rome, a tourist tax of Euro 3,50 for each guest is required. This tax can be paid in cash at the time of check-in.
Check-in is from 4 pm to 8 pm. Late check-in after 8 pm will be charged 20 Euro.
Check-out is from 8am to 10am. Please communicate exact time when checking in.
San Lorenzo district is a very lively area of Rome, frequented mainly by young people. It’s a short distance from the Basilica of St. Giovanni and the Basilica of Santa Maria Maggiore, two of the four basilicas of Rome. The Coliseum and the historic center are just 15 minutes away by bus. Nearby are several restaurants, pizzerias and wine bars.
• Supermarkets and Street Market. Pharmacy. • Bank and Post Office. • Internet point, Currency Exchange. • Main entrance to the University of Rome La Sapienza • And also: bars, cafés, restaurants, pizzerias both seated and take away, rotisseries. And last but not least .... the nightlife of the San Lorenzo district frequented by young Romans and loved by tourists.
From Fiumicino and Ciampino airports there’s the Terravision coach service, (visit (website hidden)) that takes you to Termini Station which is 900 meters from Piazza dei Campani.
From Fiumicino there’s also a train service to Termini.
Near the flat there are tram and bus stops that take to the city center and major touristic areas. Buses 71 and 492. The closest metro station is Termini.
The apartment is situated in a restricted traffic area where there is no access from 9pm tp 3am on Wednesdays through Fridays and from May to October. From November to April transit is possible everyday except on Fridays and Saturdays from 9.30pm to 3 am.
There are paying parking spaces and an underground parking.
I renovated the house in this 50’s building with a lot of care and I wish for the same attention to it. The neighbourhood is young, a student area, still artisan.
Rubbish should be taken out every day and disposed of in the external recipients, especially wet waste.
Check the boiler gauge which should be set between 1 and 2 at all times and if it drops below please contact me.
The gas handle of the kitchen should be turned off when not in use.
We’re always present at check-in to hand out the keys and explain everything.
For late (website hidden) an extra 20 euro is requested.
Remember that Rome has a tourist tax.

I and my friend met another woman instead of Paola. She explained everything about room and rome to us.
The room was clean and cozy.
Its location was not that good as much as I thought.
The town was safe, but the room was little far to Termini by walk, and we have to waited for the only bus near the room for 45 minutes.
My girlfriend and I had a wonderful time in Paola's cosy apartment. Her friend Patrizia greeted us and told us everything we needed to know about the apartment and shared all of her wonderful knowledge about Roma with us. On the morning we were leaving Paola very kindly came to meet us to make sure we had enjoyed our stay.
We had a very comfortable and peaceful sleep in the apartment and the location is perfect for seeing all of the famous sights and museums Rome has to offer. The apartment is also located in an area with plenty of cafe's, shops, supermarkets restaurants and bars and is only 10 minutes walk from the central train station.
We would highly recommend this apartment to anyone.

A very cozy studio in the San Lorenz District! Patricia welcomed us with her italian charm. We had a very pleasant time in Rom. The Wifi works perfectly and the air conditioner is wonderful -- otherwise we would not survive the 40 degree. Thank you all!
We were welcomed in by Patricia, who was very kind and friendly to show us around the apartment. Patricia then gave us a map and wrote important guides around rome which was EXTREMELY useful. The apartment had all the amenities as mentioned and was very cosy. The only slight problem we had was that the wall was very thin and could here the neighbours very clearly but the location was great and so was the wifi, would definitely recommend it!!!
The place is located in quite a lively neighbourhood, around 15 minute walk from the subway station Vittorio Emanuele and 20 minute walk from Termini. The apartment was very nice, clean and air-conditioned. I stayed there for one week.
The only problem I experienced was there is a corridor next to the windows of the apartment. If one opens the windows without using the curtain, those who pass by can see the inside part of the house. This can be problematic for ventilation. Moreover, there can also be some noise during the night.
Apart form that, the apartment is very comfortable. I recommend it for a short stay in Rome.
This was my first Air BNB experience and I can only hope that the others are as enjoyable as this one.
Paola was fantastic and the apartment was fantastic.
The description and photos are perfectly accurate. Additionally there were a few homely things that you don't always think about when booking a place to stay.
Firstly, the shower head/water pressure was really good and you always need a great shower after a long day of sightseeing in Rome!
And Secondly, the wifi is really strong. If you're like me and access to the internet is important then this place is ideal for that.
For me the San Lorenzo district is the best neighbourhood in Rome particularly if you're looking to do more than just the touristy stuff. It's very cool and fun, especially at night, and I can't wait to go back soon.
