This 3-bedroom 2-bathroom condo is nestled among towering scented pines in an ideal location at Lake Tahoe near the SE corner of the lake. It's a fully-equipped residence with a complete kitchen, all appliances, 3 flat-screen TVs with Charter/Spectrum cable, high-speed wireless Internet, a 4X8 pool table and a private hot tub on one of the decks. It's a 2-storey unit. Two bedrooms have queen beds and the third has twins. There's a sleeper sofa in the living room. No AC.

The condo is part of Lake Village (Nevada), a private complex of similar properties. The California border, Heavenly Ski Resort, Edgewood Golf, five casinos and Nevada Beach are all within a mile. There are dozens of restaurants and three malls nearby yet the complex itself is quiet and private. The village has an outdoor private pool, tennis courts, a clubhouse, BBQs and saunas - all free for guests.
I employ a local property manager and a dedicated cleaning crew. The condo will be made up when you arrive and cleaned after departure. There are NO surcharges from my manager, cleaning staff or hot tub maintenance technician.
The condo has an electronic lock. You'll get a lock code after booking - no keys to pick up, return or lose. In addition to the exclusive use of the condo, you'll receive our large confirmation package by email after booking. It has maps, driving directions, descriptions of numerous tourist opportunities (skiing, golf, beaches, parasailing, fishing, cycling, riding, casinos, etc), discounts on a host of services from car rental to ski lift tickets, phone numbers for local attractions, plus tips for travel to this spectacular environment.
For large groups, this property (#47) may be rented with one or more of our other condos in the same village. #46 (4 br) next door is connected through a doorway on the exterior deck. The village pool, tennis courts, BBQs, saunas and children's play area are all open to my guests. The gas BBQs are $5. BBQs are not permitted on condo decks in the village. Walk into the Toyabi Nat'l Forest next to the village. Walk to the casinos, Nevada Beach or Edgewood Golf.

After accepting your booking, I will email a 61-page .pdf confirmation package. After returning a one-page occupancy agreement to me, I'll email the lock code for the unit(s). On arrival, drive directly to the unit.
Other things to note
For Christmas and the July 4 holidays, I'm looking for a 4-night minimum unless a shorter gap appears.
It is not my intent to create a lengthy legal document here. There are some simple rules I ask guests to follow for their safety, for protection of property and for the rights of others in the community. After booking, you'll download a confirmation package detailing the following items. I'll ask you to sign and return a one-page Occupancy Agreement acknowledging those rules.
1. No pets.
2. No smoking inside.
3. Vehicles must be registered in the village on arrival. Vehicles must be parked in the assigned spot(s) near the condo.
4. Garbage must be placed in the bear-proof container provided.
5. Occupancy limits are enforced by the local county. Please do not exceed the number listed here.
6. Rules and suggestions for using the hot tub are in the confirmation package.
7. The village Homeowners Association has a series of rules covering excess noise, fireworks, internal village roads, use of the community facilities at the clubhouse, etc. These are also copied in the confirmation package.
