Situated on the South shore of Long Island about midway between New York City and Montauk Point. This charming "green"(solar) home offers rest and relaxation all within a short walk or bike to the beautiful Smith's Point County Park beach (1 mile from house to beach).
This newly renovated home features all new stainless steel appliances, 60 inch samsung LCD TV, Air conditioning in all bedrooms, large deck with electric awning, outdoor sink, gas/charcoal grill, 4 person hot tub, outdoor hot/cold shower, firepit, help yourself to some organic vegetables from our garden (in season), and 2 kayaks with the launch site just around the corner. Update: We have just added 4 adult bikes and 2 child bikes for our guests.
Well behaved/house broken pets are welcome guests.
CLEANING FEE: We do not charge a cleaning fee. We ask that the renters are respectful of the property and the items within. Please clean up after yourself and enjoy your stay. Thank you.

Smith Point Beach: features miles of pristine undeveloped and protected oceanfront shoreline on Fire Island. The sugar white sandy beach is ideal for swimming, surfing, fishing, and hiking along the high dunes nature trail. (10-15 minute walk)
Southaven County Park: features 1,356 acres of hiking trails, mountain biking, picnicking, freshwater fishing, rowboat & kayaking, and horseback riding. (10 minute drive)
Wertheim Wildlife Refuge: estuary consisting of aquatic habitats and pine barren habitats for wildlife viewing of over 300 species of birds and winter home to over 5,000 waterfowl. (10 minute drive)
Manor of St. George Museum: Homestead of William “Tangier” Smith granted by patent in 1693 by Governor Fletcher of New York. The manor house functions as a museum displaying furnishings and paintings dating back to the early 1700’s and a family burial site. (5 minute drive)
Floyd Estate Museum: Homestead of eight generations of the Floyd family including William Floyd, signer of the Declaration of Independence. The Estate features a 25-room manor house built in 1718 and has over 35 acres of protected forests, fields, marshes, trails, and a family burial site. (7 minute drive)
Robinson’s Duck Farm Dog Park:
A new 2.6-acre fenced-in dog park at the former Robinson Duck Farm allows for plenty of exercise and fresh air for your dog. (10 minute drive)
Other area attractions include wineries along the North Fork (30+ minute drive), wine tours are available, The Hamptons (20+ minute drive), shopping, dinning, amusements, and golfing a short drive away.
Please keep the house clean. We do not normally charge a cleaning fee. However, if the property is left in an unacceptable manner a portion of the renter's security deposit will be applied to a cleaning fee.
1. No smoking. If you smoke, please do so outside away from any open windows, and dispose of finished cigarettes.
2. Well behaved house broken pets are permitted. The renter is responsible for any damage caused by pets.
3. Respect my neighbors by reducing the volume of music after 9:00pm / parties are not allowed. When using the firepit fires must be contained at all times. Be aware of flying embers, there are trees surrounding the property.
4. People other than those in the Guest Party may not stay overnight in the property without my authorization.
5. Keep the property and all furnishings in good order and treat the home with the utmost of respect and leave reasonably clean upon your departure.
6. Please dispose of glass, metal, plastic containers, and paper in appropriately labelled GREEN trash cans outside. Dispose of all regular bagged garbage in BLACK trash can outside. Ensure top lid is secure to prevent raccoons from accessing.
7. The driveway can accomodate two vehicles. One additional vehicle can park on the street in front of home. Please do not block the mailbox.
8. There is no daily housekeeping service. While linens and bath towels are included, daily maid service is not included in the rental rate. Please bring beach towels. Do not remove towels or linens from the home.
9. The home is a septic system, which is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No hygiene or personal healthcare products should be flushed at anytime. If it is determined that hygiene and/or personal healthcare products have been flushed and clog the septic system, you could be responsible for charges.
10. No refunds will be given for storms unless cancellation fall within stated cancellation policy.

Tenant(s), and Guest(s), in consideration of Owner's permitting them to occupy the above premises, hereby agree(s) to the following terms: The sum evidenced by, which upon acceptance of this rental agreement, the Owner of said premises hereinafter referred to as Owner, shall apply as follows:
Property Owner has the right to evict tenant(s), guest(s) and all personal belongings without court order in the event that house rules or rules of this contract are broken.
HOUSE RULES: Tenant agrees to abide by any and all house rules and agrees to ensure their guests abide by any and all house rules. whether promulgated before or after the execution hereof, including but not limited to rules with respect to noise, odors, disposal of refuse, pets, and parking. NON SMOKING BUILDING: A fee of $100.00 for odor removal will be charged for non compliance
MAINTENANCE, REPAIRS OR ALTERATIONS: Tenant acknowledges that the premises are in good order and repair, unless otherwise indicated herein. Upon vacating, Tenant shall deliver premises vacant and clean. In the event the premises are returned in condition poor enough to prevent Owner from re-renting to a qualified new tenant, Tenant shall be responsible for rent lost as well as the cost of restoration of the rental to the condition it was at the commencement of this lease. Tenant shall be responsible for damages caused by his/her negligence and that of invitees, guests, or pets.
ORDINANCES & STATUTES: Tenant(s) and their guest(s) shall comply with all statutes, ordinances and requirements of all municipal, state and federal authorities now in force, of which may hereafter be in force pertaining to the use of the premises.
ASSIGNMENT AND SUBLETTING: Tenant shall not assign this agreement or sublet any portion of the premises.
APPLIANCES & FURNISHINGS: The dwelling may contain various appliances, such as stoves, microwave ovens, refrigerators, dishwashers, laundry machines, individual air conditioners, etc. These appliances are not included in the rent, but the use of them may be allowed for the tenant's convenience only. If Tenant wishes to use these appliances, Tenant shall assume responsibility for repairs caused by user neglect. If appliances are used as intended and no abuse/neglect is evident then owner will provide maintenance/repair.
RIGHT OF ENTRY FOR PERIODIC INSPECTION: The Owner or his agent may enter the premises with prior consent of the tenant or with 24 hours written notice to any tenant on the premises to be entered. The Owner may enter during reasonable hours and for the purpose of inspecting the premises, making necessary or agreed repairs, decorations, alterations or improvements, supplying necessary or agreed services, or exhibiting the dwelling unit to
workmen, contractors, or insurance inspectors.
INDEMNIFICATION: Owner shall not be liable for any damage, injury, or death to the tenant(s), guest(s), pet(s), or any other person or to any property, occurring on the premises or any part thereof. Tenant is aware that there is a pond and hot tub on the property that create an increased risk for drowning and or injury. Tenant agrees to hold Owner harmless from any claims from damages, no matter how caused. The tenant agrees that they are legally and financially liable for any damage, injury, or death to the tenant(s), guest(s), pet(s), or any other person or to any property, occurring on the premises or any part thereof. At the tenants request, a small fence can be installed around the pond which may help deter pets and children from getting too close. I, the tenant listed above, decline the installation of the small fence around the pond. X_______________________________
SECURITY: If damage to the owner’s property or owner’s contents within occurs due to abuse or neglect from any tenant(s), guest(s), pet(s), or any other person during the term of this agreement, the owner reserves the right to apply the security deposit toward these damages. If damages exceed the security deposit, the owner reserves the right to seek additional retribution for the damage from the renter listed on this agreement. X________________________________
WAIVER: No failure of Owner to enforce any term hereof shall be deemed a waiver, nor shall any acceptance of partial payment be deemed a waiver of Owner's right to the full amount thereof. This lease supersedes any other lease on the premises during the term stated herein. No terms in this lease shall be deemed waived, regardless of any conflicting terms or rules between this lease and the airbnb.com (website hidden)'S FEES: In any legal action to enforce the terms hereof or relating to the premises, regardless of the outcome, the Owner or agent shall be entitled to all costs incurred in connection with such action, (email hidden)'s fee. Tenant acknowledges all attorneys’ fees shall be classified and billed to tenant as “added rent.”
LOCKOUTS: Should Tenant(s) or guests lock themselves out of the dwelling and be unable to gain access through their own resources; they may call a professional locksmith or the Owner to let them in, and will be responsible for damages if any. Tenant shall be responsible for the cost of the locksmith.
CLEANING FEE: The property should be clean upon the departure of the tenant(s), guest(s) and pet(s). If the property is not left in an appropriate manner a portion of the security deposit will be applied to a cleaning fee.
NO SMOKING: Tenant acknowledges that smoking is prohibited in this rental. Smoking outside is permitted as long as fumes do not enter home.
LEGALITY: If any part of this lease is not legal according to local laws, the rest of the lease will be unaffected. Illegal activity of Tenant(s), guests or invitees on premises constitutes a breach of this lease agreement. X___________________________________

A nice well maintained cozy home. Nice amenities as described (hot tub, bikes, fully equipped kitchen, Wifi, big TV, nice deck in back. Chris was responsive and welcoming.
Only downsides (and this has nothing to do with Chris or his house) is that the location was not near any good restaurants or walking distance to a nice 'downtown' or Main Street. And a lot of mosquitoes (maybe that time of the year - bring repellent!).
Overall a positive experience.
We were so happy to meet Chris upon our arrival. He welcomed us and explained everything at this clean and cozy getaway! He had a great guide book that gave us all the info to the area. There may not be much to do in Shirley but that is just how we wanted it! This place is quite and central to all the little towns and beaches of long island. We had a wonderful time. The deck leads off the master bedroom and the trickling of the fish pond gave me a zen like feeling while sitting and dining out there. This was the perfect place for us to vacation. The kitchen is well stock clean and very organized. All the appliances are new and work great. We loved this place!
The neighbors were friendly and quiet. Our nine year old had a great time at the beach and riding the bike. Highly recommend Ralph's for Ice Cream and such. We were there every night. Good farm stand in the area as well. We'll be back!
We had a great experience at Chris's home. He was very hospitable and flexible about our arrival time; he met us at the door to show us around and answer any questions we had. The home was lovely and comfortably fit the four of us (two parents, daughter and son). We enjoyed eating breakfast on the porch and lounging in the hot tub. If we had been there for longer we would have loved to make good use of the barbecue and kayaks as well! The beach is a relatively short run/bike ride away (about 1.5 miles from the front door to the water) and the beach is especially nice and not too crowded in the morning and on week days. It's in a low-key area, great for a relaxing vacation. Chris provided a binder with local attractions and shops which was very helpful. No complaints about any part of our stay - we would definitely go back!
What can I say about Chris, he was a perfect host. My family and I spent a whole week here and he was beyond what I expected. Provided us with great accomodations and was always around to ask answer questions. Truly a perfect stay. The house was perfect, great location near beach and water. Great neighborhood. Thanks again Chris.
Was my first experience with Airbnb and I would not hesitate to use it again. The house was really nice and clean with a garden, BBQ and spa. Perfect for 4. And Christopher was always answering fast and he wanted us to be comfortable. He was really nice. If you want to stay between New York and Montauk (we visited both during our stay, each one 90 minutes distance from the house), near a nice beach walking distance from the house, go there. Only thing: not much to do in Shirley, where the house is. Good to know before to go but still, we had a really great stay.
Chris is a fantastic host, friendly, thoughtful and informative. The house is lovely. There was more than enough space for the four of us and the garden really makes the property with a large outside dining area, barbecue and hot tub, all surrounded by beautiful trees. There are bikes and kayaks at the house and the beach is an easy 10 minutes bike ride away. The was the perfect wind down after a week in the city. I would definitely recommend it.
We had six great and relaxed days at the beautiful and cozy house of Christoph in Shirley.
There is everything you need, if you love cooking like we do.
The kitchen is fully stocked and on the terrace is a perfectly working barbecue.
You also can chill out in the comfortable chairs, watch the pretty garden, and enjoy the sun.
Christopher was a great host and answered all questions in short time.
We highly recommend to stay at this nice place.
