A magical place. Surrounded by the quiet, gentle Umbrian hills, olive groves, fields and fruit trees, nestles this rather unpretentious country house on a luscious terrain of more than 12 hectares.
You will find a functional home by the simple styles:
The IkeaWhiteMinimalChic main entrance (library-room-to-rest-read-and-play) with its cast iron stove (made in Germany), the Berber-Vintage living room, the Nipponica bed room with a typical bed just above ground level, the RomanticKinkyBaldachin bed room, a spacious kitchen and more to discover. Since the house is placed at above 500 meters sea level, right within the breath of a slight hill’s breeze, it most often offers even in the warm and sunny days a pleasantly cool temperature which somehow, it may be the walls, is to be found inside as well; so you will not find any air conditioners here.
In the house you will find certain walls with hooks that artistic guest can use the following way: If you have a creation of yours to show, then put it on the walls, if there still is some space and provide information about it, eventually including a selling price; of course the painting remains your property until you decide otherwise.
For those young and old, there is a large blank wall in the dressing room, with just one blue cloud painted on, please feel free to paint in it using the chalk provided.
Living space of around 200m2.
You will find a stereo, a flat-screen TV, books, a DVD player and well over a thousand DVDs in addition to different games and an Xbox with four pads.
Those who feel cold or just want the charm of an open fire, can use the firewood situated in the annex nearby.
A stone made fireplace for outdoor grilling is available in summer and winter.
The prices, the maximum and minimum of the stay, as the maximum number of guests may be subject to change upon your request.

Interaction with Guests
I do not live on the property.
Walking within almost unspoiled nature can help you gain new energy and while resting the potential to relax is huge. The fruits growing on the property (apples, cherries, loquats, pears, grapes, nuts and more) are excellent and if you find any, please serve yourself.
In the village of Valfabbrica there are bars, restaurants, pharmacies, supermarkets, electronic stores, a butcher, a fish vendor, gift stores and tobacco shops, a hardware store, churches, a post office, a Carabinieri post (police), an emergency room and the bus stop as well.
Walking into the village? It can take over thirty minutes (downhill), especially if you have a break in the restaurant along the road; there is no public transport in front of the house.
By car you can reach it in five minutes, Perugia (has an airport) in about half an hour, Assisi in less than three-quarters of an hour and Rome in just over two hours.
The nearest beaches can be reached in about an hour.
Other Things to Note
A laundry room is at your disposal.
A housekeeper will come once a week for stays of seven or more days. She will provide you with fresh towels, kitchen and bed linen and clean the house.
You will find such upon your arrival and it must not be replaced when leaving.
There is a certain amount of sugar, salt, flour and olive oil for you as complimentary; there is no need to replace it.
Once booked you will get the contact number of a caretaker.
There is a dog stable in the yard; please ask if you want to bring along pets.
Please leave everything as it was when you arrived or else please tell me about it.
A guest manual is available upon request and after the booking and can be found in the house.
