Beautiful 3 Bedroom 2 1/2 bath condo near Mid-Town Ruidoso, known for it's amazing views from it's open living/dining and patio area.

This condo comes with one king bed, one queen, two full and one queen sleeper sofa. Each room has it's own flat screen tv, cable and Wifi. It has a spacious living room a gorgeous view and nice kitchen for you to cook those wonderful meals here in the mountains.
We are in walking distance of Mid-Town, so you can come enjoy our wonderful shopping, dining, dancing, or be anywhere you want to be in under 15 minutes by car! Another great bonus to our condo is we have the only end unit, it's right on the National Forest boundary for perfect access to hiking. 3 pm check in 11 am check out.

Black Bear Scenic Getaway is a NO PET, NO SMOKING property. You will be charged an additional fee of $200.00 minimum, or a higher rate as required, for professional smoke-removal or pet-cleaning in addition to the normal cleaning fee if any evidence of smoking inside the property or pets on the property is found. Smoking is permitted outside; however, the decks and railings must not be damaged and smoke should not permeate the cabin. All fire restrictions posted by the Lincoln National Forest service must be observed (signs are posted in Ruidoso). Dispose of cigarette butts in a container (to be provided by you). If cigarette butts are thrown on the grounds, you will be charged a $50.00 clean-up fee.
An inventory of the cabin will be made after you leave. Any unusual shortages will be charged to your credit card. Any property damage and excessive trash and/or cleaning will be charged to your credit card. By signing or by your e-mail approval of this Rental Agreement, you are agreeing to these charges.
*UPDATE NO GRILL RIGHT NOW...gas grill is provided for our property. Do not place charcoal or wood in the grill. The grill must be reasonably clean before leaving the property. There will be a $15.00 fee if the grill is unreasonably dirty. If the propane tank is left empty, please make a note so that it can be refilled for the next guests. Tanks can be refilled at IGA, Club Gas, Wal-Mart or Thriftway Markets. If you find the tank empty and wish to have it filled, we will refund the amount of the refill to you upon notification and a copy of the receipt (can be scanned and sent by email.)
Recreational Vehicles: No hook up or use of any camper is allowed on the property.
All trash is to be removed from the property by the renter at the time of departure. Trash receptacles are located just down the street on Pat Thompson Court.
Dishes must be washed before leaving the property.
All used towels should be placed in the laundry room. It is greatly appreciated if you will wash a load of towels and place them in the dryer prior to your departure.
Bed linens should be removed and placed in a pile for the housekeeper.
Heaters should be set to 55 degrees in winter time, air conditioning set to 80 degrees in summer. Do not set a recurring schedule for temperature changes. Lights and ceiling fans should be turned off, all windows and doors must be locked upon leaving.
Damage or Accidental Injury- Guests are solely responsible for any damage to the property, any missing or broken items will be charged to your credit card. Any accidents or injury to any person or loss sustained by any person, including loss of money, jewelry, or other items of personal property arising out of or in any way related to guest use of the premises is solely the responsibility of the renting guest. Owners will not be held liable in anyway for injuries on the property or otherwise.
Do not lean or stand on deck rails or allow children to play around the rails. The rails are wooden and are not meant to be weight bearing in any form.
Please read this rental agreement carefully before signing. Acknowledgement by email is acceptable to indicate your approval of the terms of this rental agreement.
