This 2,816 sq ft historic home sits on 60 scenic acres with hay fields, waterfalls, and friendly farm animals. The space
The Farmstay at The Healing Acres is our tranquil retreat nestled along the Esopus Creek, surrounded by the mountains of the Hudson Valley.
Our family friendly farmhouse, dating back to 1836 is listed in the National Registry of Historic Places and features four bedrooms. We can comfortably sleep seven so please use the correct number of guests while booking. You will have two full bathrooms, a fully stocked kitchen, and two inviting living spaces where you can unwind after a day of exploration. We also have an office if you need to work from home. If you chose to relax outdoors, we have an outdoor dining table for meals, a grill, and a solo stove fire pit. You can also enjoy private access to the serene Esopus Creek where you can kayak or canoe along its calm waters. We also have a picturesque waterfall right on the property which is perfect for a peaceful picnic or a moment of reflection.
As stewards of the land, we pride ourselves on our sustainable practices, from our flower farm to our pasture-raised chickens and therapeutic alpacas. Guests are welcome to roam our hay fields, interact with the animals, or simply take in the beauty of the land.
Located just 20 minutes from the vibrant towns of Saugerties, Kingston, Rhinebeck, and Woodstock, you'll have easy access to local attractions, shops, and restaurants while still enjoying the peaceful seclusion of our farm.

Guest access
Guests staying at our farmhouse have full access to all areas of the house except the basement and attic. You are welcome to explore the 60 acres of our farm, excluding the barn and animal pastures unless accompanied by the owner. We will offer you a tour to meet and greet the animals but it needs to be arranged.
Other things to note
The farmhouse is designed as a place to disconnect and relax, even so we have good internet and cell phone service. There is no landline and no cable TV. We do have a smart TV with Netflix.
Bookings through Airbnb do not permit professional or commercial photo / video shoots on the property or in the home. Elopements, weddings, or events of any size are not permitted.
We do not allow smoking inside of the home. If we find evidence of either, there will be a minimum fine of $500.
Because of the nature of the area, farm related noise is a possibility. This could include, tractor work, animal noises, or general farm maintenance.
In case of power outages, we do have an automatic start generator that will keep the essential utilities functioning.
Rental Agreement: Your booking at The Healing Acres is subject to a signed rental agreement, which we will provide for your review and signature. This agreement outlines important terms and conditions to ensure a smooth and enjoyable stay for both parties. We appreciate your cooperation in reviewing and signing the rental agreement promptly to confirm your reservation.
Bugs and animals: we are on a farm, while we make every attempt to clean and maintain a bug free environment, you may see some bugs and animals including but not limited to spiders, ladybugs, mosquitoes, flies, honey bees, wasps, and the occasional field mice. They come with the property and despite our efforts you may encounter them during your stay.
No Pets Policy: For the safety of our farm animals and your pets, we do not allow pets on the property. We appreciate your understanding and cooperation in adhering to this policy. However, we do welcome ESA and service animals, provided they comply with ADA rules. Please note that any misrepresentation of the animal or handler will result in eviction without refund and will be reported to the authorities.
Cancellation Policy and Trip Insurance: Please be aware of our strict cancellation policy. We highly recommend purchasing trip insurance for your reservation.
Water Safety: Given the presence of open water like the Esopus Creek, it's crucial to prioritize safety, especially with children around.
Train Sounds and other sounds: On the other side of the creek is the historic West Shore Railroad which connected trading between Albany and NYC (via Jersey City). While the sound of the goods train might be perceived as a disturbance by some, it's also part of the unique charm of the Hudson Valley. Besides it is an eco-friendly mode of transportation compared to other alternatives like trucks, contributing to reducing carbon emissions and traffic congestion.
We are a working farm, so you might see and hear persons, equipment and animals. If you are a light sleeper or do not care for the sounds of nature, our home will not be the right fit for you.
Reminder -
-Smoking is not permitted inside the Farmhouse.
-Pets are not permitted. If you have a Service animal or an ESA you are welcome. Per the
ADA the animal is to be under the handlers control at all times. This means the animal is not
to be left unattended at any time while on the property. The animal must be leashed 100%
of the time when outside unless the disability prevents the handler from holding a leash. In
this case the animal must be on strict voice recall and stay by its handlers side, If we receive
reports of your animal roaming or trespassing on the property, your reservation with be
cancelled with no refund. The animal must not be allowed on furniture unless it is performing service. It is not allowed to sleep on furniture. The handler is to prove a bed for the animal to
sleep on. The animal may not be crated or left alone anytime during the stay as it cannot perform their service. The handler must pick up all waste and dispose of it. If the handler leaves the property, the animal MUST accompany the handler off the premises. At no time
the animal may be left behind on the property. You will be held financially responsible for any damage caused by the animal. We take the needs of the disabled very seriously and understand that a service animal is not a pet but an essential medical device and we are
happy to accommodate your needs. We are aware of the serious hardships created for disabled people when people misrepresent their pets as service animals/ESA to gain access
where their pets would not otherwise be allowed. If it is determined that you have
misrepresented your pet as a service animal/ESA for the purpose of circumventing our No Pets policy, your reservation with be cancelled, and you will not receive a refund. Also note
that there may be legal consequences for misrepresenting a pet as a service animal, such as violating laws related to fraud, misrepresentation, or disorderly conduct.
Damage - The cost of any damage beyond normal wear and tear, caused by THE RENTER
and guests of THE RENTER will be responsible and will be invoiced separately.
Garbage/Recycling - leave garbage in bags on the patio for pick up on Monday at noon or
in the house upon check out.
Weekly Maintenance- this is a working farm, you will see farm equipment, tractors and
mowers and humans doing farm chores.
Septic - The Farmhouse has a septic system, which is very effective; however, it will clog if
improper materials are disposed in it. DO NOT flush anything other than toilet paper. Neither
feminine hygiene products nor baby products (not limited to diapers, or flushable wipes)
should be flushed at any time. Do not put coffee grounds or oil down the drain. If it
is found that any improper materials are flushed, you could be charged damages invoiced
separately.
The Farm Animals - This is a working Alpaca Farm that has nine alpacas, two donkeys, chickens, peacock,
and guinea hens. A tour of the farm is available with the owner with prior notice given. Please
do not go into the farm unattended or feed the animals as it could potentially be unsafe for
the animals who are mostly rescues from the area.
The Creek - There is access to the famed Esopus Creek down the road from the back of
the house. You can launch a kayak/canoe from this point.
General Conditions - The maximum number of guests using the rental premises shall not
exceed the total number seven as stated in the Farmhouse rental agreement. THE RENTER
shall inspect property immediately upon possession of it, and give THE OWNER prompt
notice (via Email or phone) of any defects. THE RENTER shall, at their expense, and
throughout the period of the rental, keep the property in a state of cleanliness and in good
condition and repair. THE RENTER acknowledges that at commencement of the rental, the
property is in good and substantial repair except for any defect THE RENTER may report to
THE OWNER during the first day of the rental. THE RENTER shall leave the property in good
repair. Any unsafe or dangerous condition must be reported to THE OWNER immediately.
THE RENTER acknowledges that the use of the property is entirely at THE RENTER's risk. THE
RENTER shall indemnify and save harmless THE OWNER against and from any and all
expenses, costs, damages, suits, actions or liabilities arising from any and all loss of or
damage to personal property, injury or death resulting from the use of the rental property,
grounds, watercraft, bicycles, and creek/river/lake use.
THE FARMHOUSE IS NOT EQUIPPED WITH RESIDENTIAL
SPRINKLER SYSTEM.
THE RENTER assumes full responsibility for fulfilling the terms of the
rental for the period stated
