You're invited to take a seat in a comfy chair and sit in the Colorado sunshine that streams in through big windows. Get ready after your shower or bath in the dressing room, it's my de-facto gallery, too! Make yourself at home in a tidy and well stocked kitchen. Enjoy a wide variety of tea, it's included! If weather permits, grill something out in the communal courtyard. And after a long day exploring the Mile High City, sink into the comfort of a memory foam mattress. An air mattress is also provided for guests three and four. There are books to read, a humidifier, and a lots of comfy bedding to help you get a great night's sleep.
A dedicated parking space is available, please let me know in advance! The apartment is close to several bus lines and is a pleasent walk from down-town. The apartment is strictly non-smoking, but can accommodate a small pet if needed. Also, a kitty lives here, if allergies are an issue. The apartment is highly child-friendly with lots of kids books and helpful things for parents. Please let me know if a little person will be visiting and I will childproof even more!
CANCELLATIONS & CHANGES: Please make all requests for cancellation or changes in writing via profile on airbnb
• Full refund 1 day prior to arrival, except fees
• Must be made a full day prior to 12:00 AM local time on the day of check in. For example, if check-in is on Friday, cancel by Thursday at midnight.
• If the guest arrives and decides to leave early, the nights not spent 24 hours after the cancellation occurs are 50% refunded.
• Cleaning fees are always refunded if the guest did not check in.
• The Airbnb service fee is non-refundable.
• If there is a complaint from either party, notice must be given to Airbnb within 24 hours of check-in.
• Airbnb will mediate when necessary, and has the final say in all disputes.
• A reservation is not officially canceled until the guest receives a cancellation confirmation e-mail from Airbnb. To get your cancellation e-mail, go to Travel Plans. If the cancellation e-mail is not received, contact Airbnb.
ARRIVAL/DEPARTURE TIMES: The apartment will be available for occupation by 4:00PM on the arrival date, and departure must occur by 12:00PM on the departure date. This is to allow for cleaning and preparations for subsequent guests. Other arrangements may be made with advance notice. In other words, I’ll work with your requests if I am able! I simply ask that you communicate clearly and promptly.
KEYS: There is ONLY one key to the exterior building doors. Please do NOT lose it! If you lose the keys, there is no quick fix as the exterior door keys are not allowed to be duplicated. You will be assessed a $50 charge if you lose the keys or in the event that you forget to leave the keys behind and make your way home with them. Once keys are returned, I am happy to provide a full refund, less replacement expenses I might have incurred in the meantime.
SMOKING: Smoking is NOT permitted inside apartment or building at any time. Smoking is allowed in outdoor common courtyard.
PETS: Please communicate with me in regards to your pet! I am happy to have a pet friendly home. This means that I also want my pet to be happy after you have left! I reserve the right to refuse any animal. Damage incurred should be reported to me as soon as possible. Also, remember that the walls are thin and that I have neighbors. Please keep pet noise to minimum!
TELEPHONE & INTERNET: There is cellular coverage and WiFi available on the property. A landline is NOT provided.
LOCKED & PRIVATE AREAS: Locked areas for which a key is not provided (i.e. personal storage) are exempt from this lease agreement and are off limits. You will be charged for damage caused by forced entry and/or for missing items.
LOST, STOLEN, OR FORGOTTEN ARTICLES: I regret that I can NOT accept responsibility for your lost, stolen or forgotten items. If you leave something behind, I will happily work with FedEx, UPS, or other shipping agency with which you take the time and care to coordinate. It is your responsibility to deal with proper authorities in matters concerning lost or stolen items when necessary.
REPAIRS & ACCIDENTS: Accidents happen. Appliance or utilities malfunction. Should these or other issues arise, please contact me immediately. I will take measures to ensure necessary repairs are made as quickly as possible.
PROPERTY CARE: Please care for the property as if it were your own. This is my personal home, and I love it very much. Unless I am notified on day of check-in of any damage or cleaning concerns, then all damages or concerns to the property during the occupancy will be your responsibility. These must be reported to me and paid for prior to departure. Please make yourself at home, but do your best to leave things as you found them.
DEPARTURE: Upon departure, please follow Departure Guidelines provided at the end of this document as well as posted on the refrigerator.
RESPONSIBILITY: I shall bear the cost of all utilities, trash removal, internet services, and all personal property made available to renters, including kitchen equipment, dishes, and all linens. I will take reasonable measures to ensure the apartment is in reasonable working order. I retain the right to enter the property at a reasonable and agreed-upon time to inspect or maintain the home, or for my representative to do so. You agree that you shall leave the premises in the same order as you found it and that you shall not exceed the number of guests identified at the top of this agreement. If more than the numbered persons are found to occupy the unit, or if excessive cleanup is required, additional charges for such persons and additional maid service will be charged to your credit card. You shall be fully responsible for any damage to the premises, plus reasonable costs of collection, including reasonable attorneys' fees, if necessary. Damage caused by your guests or invitees shall be your financial responsibility. Children are the direct responsibility of you as well as their parents or caretakers. Please do not leave children unattended while at The Property, whether in the apartment or outdoors. You acknowledge and accept that there will be no supervision on the premises during your stay, and I will not be responsible for supervising the use of any of the facilities by either adults or children. You and all of your guests and invitees undertake all use of the property at your own risk. This responsibility is an important, material and integral part of this agreement, and I will not rent this apartment to you unless you understand and have taken this responsibility on.
Sarah was very helpful and responsive as we planned our trip. She was also flexible, both when we added a person to our trip and when I had my sister pick up keys due to a later flight out to Denver. Sarah's place was easy to find and access thanks to her clear instructions and the parking space was perfect since we drove in from the airport.
We had a quick trip but all in all it was very enjoyable. Her place is very cozy and quiet, and provided a lovely space for us to get some good sleep before venturing out of Denver. My sisters were really happy with the accommodations which was really all I was hoping for since it was our first reunion of the year. My youngest sister got a kick out of some of the book covers she spotted on Sarah's shelves.
The space was clean and charming, we got a great night's sleep, and Sarah was helpful.
Loved the place and the location! It was easy to get around and there are a ton of bars/restaurants/coffee shops within just 5 minutes walking. We especially loved Thump (coffee) and VooDoo donuts!
Sarah was very accommodating - when we realized the first night that the air mattress was deflating, she brought over a new one right away. She also left plenty of cookware and some basics to use (olive oil, etc).
This apartment was charming and a fun, cozy place to come back to after exploring Denver each day.
The place is great! No tv to distract you so purely a tranquil place to rest your head. The place is clean and well kept for. Sarah was a breeze to communicate with in the days leading up to the trip and durning. The place is in walking distance to the Ogden Theater, Voo Doo Doughnuts & Whole Foods Market. Highly recommended and we look forward to visiting again soon!
Our stay was lovely. First time in Denver. Sarah's apartment was cute and charming. Neighborhood seems up and coming. Walking distance to a lot of places. Sarah was available for recommendations or if we had any questions. Our only complain would just be some noisy neighbors and the smell of smoke coming from other apartments. Nothing you can really do about that and I guess it is the norm of the city. We'd still stay here again.
A lovely nights stay!! We enjoyed our time spent in Sarah's home. It was beautifully kept and in a perfect part of town!!! Sarah met us to make the key exchange and was able to personally show us everything we needed to know regarding our stay. She was incredibly helpful and assessable prior to our stay and throughout. Was a wonderful experience all around!!
Sarah was more than welcoming. She gave me plenty of recommendations on good places that were in the neighborhood. I loved staying at her place. It felt like I was at home. There were so many good restaurants and cafe's walking distance which I loved. I would definitely stay here again.
Just a heads up though if you are driving, be sure to double check the number of your parking space. Sarah did warn me about this. I got home late one evening and forgot to do this. I accidentally parked in a neighbors space and they had me towed. This was totally my fault, but just be careful so it doesn't happen to you.
My husband and I were in town for the Great American Beer Festival - Sarah's place was perfect! Charming apartment and great location, lots of cool shops and restaurants in the neighborhood. She provided everything we needed and communication was great both leading up to and during our stay.
