Fabulous architectural and designer touches throughout this unit make it a wonderful place to stay. Owners are designer/builders and have taken advantage of the lovely landscaped yard and incorporated it into the setting. French doors in the living room open to a secluded patio with table for 2; elevated efficiency kitchenette (not a full kitchen) overlooks the living room and patio; Faux walls create a European feel throughout the unit. Hardwood floors in the living room and bedroom; bathroom with full tub, is tiled and windows open to the bedroom, letting in light and garden views; queen bed in the bedroom with large armoire. Sofa in the living room turns into a bed for additional guests.
This unique garden apartment is a wonderful place to stay. Located 1 block from the J Church Line and 6 blocks from the 24th Street BART, it is easy to access downtown; all the 24th Street, Mission Street and Valencia Street shops and restaurants are all within walking distance. Utility charges in excess of $100 shared by guest for stays over 30 nights. No smoking. No pets. 30 nights prefered. 7 night minimum stay.
7 NIGHT MINIMUM.
I represent multiple properties, if your dates are not available at this property I’ll gladly check for an alternative at another location.
1) $39 non-refundable Security Damage Insurance (CSA) fee or $3000 security deposit
2) 3-5% processing fee is charged by SF Holiday Rentals in addition to fees charged by Airbnb
3) End of stay cleaning fee $155 - $250 for stays over 21 nights will be included in the one-time fees in the Special Offer total we submit for your use. Stays under 21 nights charged the standard $100 cleaning fee.
4) Interim cleanings 1-2 times per month at $125 each required for stays 45 nights or longer; pricing and frequency determined by number of guests, length of stay, and property size.
5) Additional fees such as early check in/late check out; additional guest; and pet fees may apply. Information is available upon request and fees can be added to your Special Offer.
To complete your reservation once accepted through Airbnb you will receive a DocuSign link to a secure online rental agreement that must be completed, SIGNED and returned.
ONLY upon receipt of the completed and SIGNED rental agreement do we release the entry code and instructions.

Interaction with Guests
The owners live in the main house and are available to assist on arrival or during your stay, but the unit has a private entrance and you will be given entry codes so you may come and go as you please.
Noe Valley is in the geographic center of the city, between Diamond Heights and Twin Peaks on the west and the Mission District on the East. Noe Valley has many good restaurants and shops on Church and 24th street. Mission Street area and the Castro are both a moderate walk away and offers a variety of restaurants, bars, shops, and interesting walks.
We are probably 10 minutes from the Opera house and symphony hall and the Civic Center by car or take the J-Church streetcar.
The J-Church streetcar stop is a about a block away, and travel time to downtown is around a 1/2 hour to the end of Market (the Embarcadero). The 24th Street BART station is about a 15-20 min walk.
No smoking on the premises. No pets. No unauthorized guests.
Guests are responsible for the timely removal and proper disposal of garbage and correctly sorting recyclable items into the bins provided. Failure to do so, during and at the end of your stay, will result in additional fees.
