The Space

Perched atop this funky 1900 San Francisco Victorian is a warm 1,100 square foot penthouse apartment complete with vaulted/peaked ceilings, with a nice collection of unique art pieces and a magnificent view from the 3rd floor deck. This Alamo Square/Hayes Valley marvel puts you in the heart of the city...literally within walking distance to the ¨uber trendy Hayes Valley.

The Flat:
This warm and bright, open format, top floor Victorian flat has 3 sleeping areas and is fully furnished with a nice collection of unique art pieces throughout. The unit has hardwood floors, open-airy high peaked ceilings with skylights in every room that brings in a lot of natural sunlight on this top floor. Catch some crosswind when the back door is open to the deck.

Front Bedroom:
There are 2 north-facing rooms that both feed into the living room. This front bedroom has a queen-size bed with a 32" flat screen with Direct TV satellite service and a closet with full length mirrors. Adjacent to this bedroom is its own sitting area that has a screen partition that separates these two rooms. It includes a full-size, pull-out sofabed that can sleep another two. You can close off this section from the main living room/kitchen area with its French doors if you want some additional privacy.

Living Room/Kitchen:
There is a 50” flat screen with Direct TV satellite service and a DVD player, large east-facing windows that lets in ample light with multiple skylights that can open to let in fresh air and provides an open feel in the living room. This large room flows into the open kitchen area that includes the usual kitchen amenities with a fridge, microwave and a gas stove. There is a large, comfortable leather sectional sofa here with a matching ottoman which gives you plenty of relaxing space to lounge around.

One full bath with shower
One full bath with bathtub

Back Bedroom:
This back bedroom has a queen-size bed and it comes with its own living room/sitting area as well. Also included here is a 50" flat screen 3-D HDTV with Direct TV satellite service for your pleasure. Being on the top floor, this room has a wealth of warmth, bright, natural sunlight and leads onto an outside deck with a sprawling view of San Francisco with its beautiful, breathtaking skyline. There is a built-in fan in the ceiling and has adjustable, soft lighting available in this large room. This room has its own door that can be closed and sectioned off if you want additional privacy from the main living room.

NOTE: You will climb a narrow staircase to the top/3rd floor of this flat so for those who have stayed in the older French style buildings with stairs, you will feel right at home!

Guest Access

There is a grocery store/corner market conveniently located across the street, H&W Market. Owner operated: Charlie and Mama! It opens at 700am and closes at 12midnight and later...on occasions. It has a very good deli with a variety of fresh, made-to-order sandwiches. The sandwiches are big enough for two: 2 for the price of 1!!! Other deli items include lasagne, tamales, cheeses, macaroni & potato salads.... for those late night hunger pains.

There is a coin-operated laundromat conveniently located just 4 doors down from the apartment with last wash 75 minutes before closing. Hours of operation are:

Friday: 7am-900pm
Saturday: 7am-900pm

The Neighborhood

We are centrally located in the heart of SF. Alamo Square / Hayes Valley is one of the most vibrant and revitalized neighborhoods in San Francisco. It includes wine bars, cafes, five-star restaurants, high-end boutiques, clubs, bars, close to movie theaters, Civic Center/City Hall, museums, the symphony & the Opera House and much more. Public transportation is very convenient with a bus line right across the street if you want to head downtown (21 Hayes). The 5 Fulton line is just 2 blocks away.

You can find some of the best coffee and foods in this part of the city and much more in the nearby districts. Also within 1 mile walking distance is the Fillmore District which offers the same with a handful of jazz clubs to enjoy. You have the Painted Ladies to the right and City Hall to the left, Western Addition behind you and the Lower Haight in front of you. Great spot to be!

Getting around

BY BUS:
I suggest to use public transportation. The 21 HAYES is right outside of our apartment! This convenient bus line will take you directly downtown and connects onto other bus lines that will bring you to other neighborhoods throughout the city. Another bus line close by is the 5 FULTON which is only 2 blocks south of us (behind the apt). It's only a 10 minute walk to Van Ness MUNI station, and 15 minute walk to Civic Center MUNI station for BART and other MUNI lines.

MUNI is an integral part of public transit in our city, operating 365 days a year and connecting with regional transportation services, such as BART, Caltrain, SamTrans, and AC Transit.

The city's lone subway tube is called MUNI Metro; also 3 cable car lines, and a heritage streetcar line known as the F Market & Wharves. MUNI shares 4 metro stations with BART. Travelers can connect onto San Francisco & Oakland International Airports via BART.

BY CAR:
Convenient for driving. We do not have a garage. Parking is very expensive here in SF!! FREE parking can be found on our residential streets nearby. Metered parking are on most business areas. Located just off highways 101, 280, and 80. VERY EASY ACCESS to the freeway and only 2 mins away from our apt which leads you right to both Oakland Airport and the SF International Airport.

Other Things to Note

You will CLIMB STAIRS to the top - 3rd floor! This building still has the original narrow staircase from the 1900's. The spiral staircase was removed so you could go through with your suitcases!

We have a small water heater so it's best to take short, quick showers in order to have enough hot water to go around for a large group...especially since we are experiencing a drought/water shortage in CA.

There is a key/knob for the skylight windows in the island drawer if you wish to open and/or close them. You can open the back door to the deck to catch a gentle breeze.

You may hear a singer practicing with a piano and musicians playing music next door/close by, tho you will rarely ever hear them practicing late.

Good cellphone reception is noted here which is important in SF with all of its rolling hills with minimal obstruction since you're high up on the top floor.

  • Der Empfang war herzlich. Das Appartment liegt beim Alamo Square. Mit Bussen, die gegenüber halten, ist Downtown schnell und unkompliziert zu erreichen.

    Das Appartment selbst liegt unterm Dach, ist sauber und gut eingerichtet. Der Blick von der Terrasse auf SF ist einfach traumhaft.

    Die Zimmer sind aufgeteilt wie beschrieben. Das zweite hintere Zimmer ist nur durch einen Paravent vom ersten Zimmer geteilt und nur über das erste Zimmer betretbar.

    Ich würde das Appartment wieder nutzen, wenn ich in SF bin. Danke für einen schönen Aufenthalt.

    We have been welcommed very heartful. The condo is located just off Alamo Sq., and busses just nearby bring you right into downtown fast and easy.

    The condo is on the top floor, clean and well equipped. The view from the terrace is simply wow.

    The rooms are as described. The second room in the rear is seperated from the first one only by a folding screen and can only be entered through the first room.

    I would rent the condo again if in SF. Thanks for a wonderful stay.

  • Our stay was wonderful. Denise was super responsive when I had questions and she was giving me early guidance how to get in touch with Evelyn who was handing over the key to us. The listing was exactly like advertised and the Alamo Square neighborhood is really nice. We were even able to find parking spots for two cars in the area.

    Yes, it is quite warm in the day especially with all of the natural sunlight coming into the apt...and warm throughout the night since heat rises from the neighbors below.

    Oh...if you would have texted me or called me, I would have told you the key/knob to the windows was in the island drawer for the kitchen window (1).

    It is a good idea to create a cheat sheet or a simple information binder to note the issue you mentioned. We will have to work in some admin time to do so. Thanks again and looking forward to hosting you again in the future!

  • Denise was very responsive via e-mail/text and then Evelyn greeted us on time and gave us a nice tour of the Peaceful Purple Penthouse. The place has plenty of room for 4-5 people including two bathrooms! The location was close where we needed to be and since it was a few blocks off Alamo Square, parking was a little easier than I've experienced in the past. If you can handle climbing stairs (it is the penthouse), then I highly recommend staying here.

  • We loved our stay at the Peaceful Purple Penthouse! Denise was very easy to communicate with throughout our planning process. Evelyn had the place spic and span clean. Fabulous sunrise view over the city from the back deck. Great location - walking distance to shopping, restaurants and parks and super convenient to bus lines. Lots of space - we had 6 adults stay and there would have been room for more. Quiet neighborhood - we woke to hear the birds chirping in the morning. We loved staying in authentic San Francisco housing in a lovely and safe neighborhood, while having easy access to all the city has to offer. Thanks for a wonderful experience!

  • Mark and Denise have a very unique home with an astonishing view of San Francisco. Hayes Valley is easily my favorite neighborhood of the city, and this location is the perfect place to enjoy it.

    Can't wait to come back. :)

  • There are a fair amount of stairs and the area is hilly for walking but it did not stop us from enjoying our stay. After a big dinner in Hayes Valley it was good to walk back home. A little far for us to walk on Fillmore are some good jazz clubs and Safeway supermarket on the edge of Japan town. Over the hill, short drive to Golden Gate Park. You can go on line and the S.F. Muni system will tell you how to catch the bus on the corner to anywhere in San Francisco. Wished we could have stayed longer. Mark had good recommendations but a week was not near enough time to check them all out.

  • Mark and Denise's place was perfect for my family visiting from out of town. They were easy to communicate with and the place was centrally located. Two bedrooms were very comfortable and the pullout was fine for my cousin who is not fussy. Great value!

  • Denise was a friendly and welcoming face in San Francisco! The place was great-- located close to a lot of great restaurants and bars in one direction, and a yoga studio and cute shops in another. The apartment was exactly what we needed, and has a great little deck overlooking the city. We had a great time.

  • This apartment is in a nice location, and Denise was very professional when I spoke to her on the phone. It also has a great view from the balcony. Unfortunately, the place was not cleaned properly. In fact, we were asked to wait an extra hour when we arrived (at 3pm as scheduled) to allow them to clean, and it was still not clean when they left. A female in our group actually considered booking another hotel because she was initially not comfortable staying in the place.

    I immediately contacted Denise but she was unable to come and resolve the issue the first night. Instead, she indicated she would come the following morning. Hence, we grabbed a broom and cleaned ourselves. We also changed a pair of bedsheets and scrubbed the shower. To her credit, the place was a bit cleaner (especially the rugs) when Denise came and cleaned it again the following day.

    All in all, it was a fine place to stay after we cleaned it ourselves and it was cleaned the second day. However, I would not recommend this booking.
