This is our family summer vacation house, so we only accept other families, whom we think will take care of it like their own. If that's, you - read on!
This is our bright, sunny and spacious (4000 sq. foot) beach home in Mill Pond, Westhampton! We have 5 bedrooms, 3.5 baths with a fireplace, washer/dryer and 2 car garage. The house is sited on .7 acres of impeccably designed and maintained gardens. You can sleep 10-12 comfortably. With floor-to-ceiling windows overlooking the organically shaped in-ground pool and beautiful landscape, you will have a hard time leaving the property (as we often do). The large eat-in kitchen allows large groups to sit at the table or at one of the two breakfast bars. Gas stove and stainless steel appliances make the kitchen a joy to cook and entertain in. We love having big dinner parties. You should, too! There is a family room with tons of space for everyone to watch a movie or just hang out and escape the sun while others lounge by the pool.
The gas BBQ and oversized lobster / clam pot make the patio an ideal spot for outdoor dinners. Turn the patio lights down at night and put some logs on the fire pit so the kids can make 'smores and melt marshmallows. The outdoor teak lounge furniture and circular dining table make the patio a perfect spot to entertain or watch the kids swimming in the pool. If it rains, head to the full-size basement for a ping pong tournament.
If you want to head out for the night, we are within 5-10 minutes of the best restaurants in Westhampton Village where live bands play on the sidewalk every Saturday night in summer.
Looking to go to the famed East End beaches? Great! Hop on one our three bikes and take a ride to the beach! We can get there in less than 15 minutes; by car it takes about 7; depending on which one you choose. We have beach chairs for 8 people and beach blankets, toys and towels for dozens! We expect you to treat our things as we would: with care.
There are also many famed public golf courses within a 30-minute drive. There are two train stations within 5 minutes in either direction (east/west). We like to take the train every weekend. It is 1h 45m from Penn Station with taxis (or friends) waiting when you arrive!
Do you want to go the North Fork wineries? You are in luck. The best vineyards in Long Island are within 30-45 minutes away. This is the perfect activity between Labor Day and Memorial Day, or if you just want to take a nice drive on a summer weekend.
If you leave NYC at 5pm on a Friday you will be swimming in the backyard at 7pm! We love it. You are guaranteed to have a wonderful time this summer at our place! Don't let a beautiful home in the Hamptons slip by!

•Check in is at 4pm unless otherwise noted.
•Shoe-free house. Please take shoes off upon entering.
•Please only use the kitchen fridge. The refrigerator in the garage is for personal use.
•Telephone is for local calls only. Long distance or international calls will be charged at a rate to equal that of our carrier.
•Should you rent any movies on-demand the cost will be deducted from the security deposit.
Important House Notes
•Landscapers come every Thursday.
•The pool company comes every Thursday.
•The cleaning lady will be coming in immediately upon check-out.
•Please bring your own soap/shampoo/etc. We provide a small amount of toiletries in case you forgot something. We ask that you don’t take them home with you.
•Lost or stolen towels will be billed at $30/towel.
•The Nest thermostat is set to an automatic cycle which we can adjust online should you have any problems. The AC should not be set below 69 degrees. Anything below that risks a system freeze.
•You are welcome to use our (4) four family passes for Rogers Beach: Westhampton Village beach. There is a $10/person fee to enter the beach without a pass. A lost pass will result in a $100 charge per pass. Please keep the beach passes in a safe place during your stay and return them to the kitchen counter before checkout. If you use Rogers Beach and our passes, simply "flash" the passes to the guards at the top of the steps. They should not ask for your name. If they do, be sure you know the name on the pass you are carrying.
•Parking is across the street from the Rogers Beach. Often, one person will drop off the people and beach chairs, etc. and then park the car and walk back across the bridge to the beach. Spots fill up fast, especially on the weekends.
•Additional Public Beaches (daily car fees):.Cupsogue in Westhampton Dunes, Ponquogue in Hampton Bays: both are on Dune Road which runs from Westhampton Dunes to Hampton Bays. Bay Beach; Meshutt in Hampton Bays. The beaches listed above will be a more cost-effective way to go to the beach if you have a large group, since you pay per car rather than per person. These beaches have plenty of parking, lifeguards on duty, concessions, some have live music, etc. You can research them online.
•A limited number of beach chairs, umbrellas, toys, etc are in the garage.
•Please bring your own beach towels.
•Please keep the side gate (near garage) closed at all times.
•Cleaning: If you would like the pool cleaned more than 1x per week, the charge will be $150 per extra cleaning. Ryan comes on Thursdays for a regular, weekly cleaning.
•The pool filter is on an automatic cycle. It does a great job keeping water clean, however occasionally leaves or dirt settle at the bottom of the pool. See next bullet point.
•We have an automatic pool cleaner called the “Dolphin.” It can run for 2 hours at a time. It will help keep the bottom of the pool clean. The Dolphin is located in the box near the pool equipment. You are welcome to use it during your stay.
•If you use the Dolphin, please make sure to take the Dolphin cleaner out after 2 hours and put back in the box near the pool equipment.
• Very Important!! Unplug and remove the Dolphin BEFORE anyone gets in the pool to prevent the risk of shock.
• The Dolphin is brand new and very expensive and please take very good care of it.
• If you notice the pool water level dipping below the ½ mark on the skimmer please call us immediately.
• The hot tub doesn't really work well. Frankly, it never has since we bought the house. It is nearly impossible to keep clean and takes a very long time to heat. We discourage you from using it.
•In the event of rain, or chance of rain, please stack the small patio chair cushions on top of the chaise lounge chairs cushions – the lounge chair covers fit over each even with the extra cushions stacked on top.
•Please cover all furniture and BBQ upon departure
•The garbage and recyclables will be picked up very early Monday morning (5-7am).
•Please place any garbage/recyclables in the black garbage cans and roll them to the front of the garage (inside) by Sunday night. The garbage company will open the garage door and will empty the cans. Be sure not to put anything in this area that is not meant for garbage pick-up as it will be taken by the garbage company.
•Please remember to turn off propane tank when not in use.
•If you run out of propane, there should be an extra tank in the garage.
•Please clean the grill upon leaving.
•Grill should be covered when not in use & upon departure
•Again, please do not wear shoes in the house.
•The floors were just refinished. You will be charged commensurate with any damage to floors or carpets.
•You can spot treat carpet or furnishing spills immediately using “resolve” which can be found in the laundry room closet or under the kitchen sink.
•Please wipe down the inside of the kitchen fridge and remove extra food before departing.
• Please remove sheets/pillowcases from each bed and run them through the washer and dryer before checkout.
Place all towels you used in the laundry room. Please run at least one load of towels prior to departing (in addition to the sheets). Failure to run the sheets and one load of towels through the washer/dryer will result in additional charges as it will require extra time on behalf of the cleaning crew.
•Be sure to take any leftover food/beverages home with you.
•Place the NEST on “Away” before you leave.
•Close and lock all windows/doors.
•Leave the 4 beach passes on the kitchen counter.
•Please organize any beach/pool equipment that was used during your stay.
•Please kindly replace anything that was used.
•Please do NOT lock the garage doors – the garbage company & next family will need access.
If anything is accidentally broken, please call us. We will need to have it fixed or replaced ASAP. Occasionally, there will be other families renting after you and they will report damage so they do not get charged. We are reasonable and can work with you but we need to know. This includes but not limited to any dents in the walls, door locks, tears in screens, pool skimmer, beach chairs, umbrellas, damage to cushions, tears in cushion covers, damage to tables, lamps, stains on comforters, sheets, walls, carpets etc.

You should consider making a reservation at any of these restaurants, when possible. Most fill-up in advance so waits can be long. All restaurants have nice settings/bars and generally all can accommodate kids.

This is a beautiful summer home with all the extra amenities. There are 4 extremely comfortable beds on the top floor & 2 full baths- the main floor has 2 bathrooms as well which is extremely helpful when you are 3 families. There is a fully furnished kitchen with all the necessary cooking equipment- so no need to bring anything. The landscaping is stunning & grounds are well maintained. The home is located in a quiet residential area near Westhampton Village. This is the ideal getaway for families who want to stay in and enjoy the house & backyard . The beach is very nice & about 10-13 min drive from the house & there are some cute nearby restaurants & small shops. Martin was a nice host he tried to accommodate all our needs, since this isn't a regular vacation rental, he didn't appreciate too many questions/requests but he did his best to ensure we had a good stay- which we absolutely did. There were plenty of beach chairs & toys for the children to keep them busy for the week!
All the family (10 people) spent a wonderful time in Martin's place. The house is vast, fully equipped and very pleasant with nice garden and swimming pool. Martin has been very helpful and responsive to any question or request. Very good experience!
