Downtown Phoenix- 1920's carriage house conversion near the heart of downtown in a residential Historic neighborhood.
14 inch thick adobe walls cover our guesthouse, while the covered areas of the property provide dappled shade. Though at times it can be noisy with airplanes, as our Airport has since changed its Flightpath.
We are just a couple blocks to all the thrill of Downtown Phoenix without all the passerby’s, and congestion.
Best suited for Business /Corporate, singles, spring training goers, and site seeing couples.
INSIDE OUR GUESTHOUSE:
One Bedroom, 1 Queen Bed, 3/4 bathroom, living room with funky pallet sofa, chair, & eating area for two. 32 in Flat Screen with local channels only, WiFi, and washer/dryer.
Small Kitchenette: Microwave, Mini fridge/freezer, single serve coffee maker, Toaster Oven/convection, sink.
Funky furnished living area, and seating is mid century low. We offer handcrafted mini bath soaps, bottled water to get you started, a binder chock full of info about the area, and modest snack to get you through till AM.
Check in 4 pm, check out is 10am.
KEYLESS access to property and guesthouse.
PARKING is permitted along the street, in front of our home between our palms.
Guesthouse use, BBQ, shared back yard areas.
This guest house has it's own entrance, and own access adjacent to our main home.

One, if not both of us will meet with you upon arrival. We live on property, so if you have need, or any question we are happy to help.
Our guest info book is filled with info and at the ready for you to view.
Historic Story in Downtown Phoenix, which is a few blocks from Roosevelt Row and Grand Ave Art. It's urban.
John Henry Peirce sculptures abound and can be seen on Chimney's, iron gates, yard sculptures and make FQ very unique.
For the business traveler we are located near Government buildings, like City Hall, Convention Center and the Capitol Building.
Tucked away from urban streets, yet libations and entertainment close at hand.
Near by, within a mile: Roosevelt Row, Parks, Theaters, Phoenix Stadiums, Venues, Concerts, Art, Museums, The Oasis Art Community, Grand Avenue Art District, Bakeries, Bars, Eateries, and Downtown Phoenix events. We can even arrange private Gallery Showings to make your stay extra special.
Phoenix First Fridays: there is a free Trolley that takes you through the different area of the the Downtown, for the art walks. Trolley service stops are not but a block away from our home.
Phoenix is known for sprawl. In our area, things are accessible much unlike the rest of Phoenix and its burbs.

Other Things to Note
Guest house is fully functional 1 bedroom guest house. It best suited for Business and Corporate, sightseeing/ active couples, and single travelers.
Also, in addition our airport has now changed its flight path and we are now experiencing low flying commercial jets on occasion... So if that will bug you, do not book.
-Only the guests included in the original reservation are permitted to enter the property/guest house.
-During holidays/ events: NO refund for cancellations. You may cancel up to 14 days in advance for major holidays without penalty. Less than 14 days advance cancellation up 7 days prior 50% refund.
-Check out sheet must be followed.
-Check out is @ 10AM unless pre-arranged and only if availability permits. Unauthorized late check-outs will be charged $25 per hour.
-Smoking is permitted outside only
We ask you to respect our home, our belongings, and conserve electric.
Sorry no children too many things for kids to get hurt on.
Execution of booking shall be deemed a valid signature for house rules and our rental agreement.

This is a cozy little place, tucked away in a nice neighborhood, central to everything downtown, very secure, very clean, easy parking. Loved the style of it. I never crossed paths with Ron & Nicole but the communication was all prompt & clear, and the check in & out was simple. Highly recommended.
Fantastic experience staying here. Very nice and clean cottage-perfect for our weekend getaway. Great location. Neat decor. Ron and Nicole were very welcoming. Would definitely stay here again!

Great first experience with Airbnb. Very friendly hosts. Nicole and Ron had a whole binder full of information about the area and the nearby cities. They provided maps and magazines and books describing the surrounding area in order to help us figure out what to do in Phoenix. The neighborhood they are in is very quaint and nice. They are close to downtown Phoenix so the location s great too. Their house had a very hipster vibe to it, which I really liked. The place is spacious enough for three, and they provided extra sheets and pillows. They also provided us with water, coffee, tea, and a snack on the kitchen when we first came in. They have basically all essentials and kitchenware needed for someone to actually live there for an extended period of time. All rooms are really clean and everything works great too. They also have this really cool guest book which people sign and write a little message in and it dates back to 2009. Overall, great experience and would definitely recommend to anyone going to Phoenix.
We join the chorus in singing Ron and Nicole's praises as welcoming, generous hosts. We had a great conversation on arrival and enjoyed them immensely. The cottage is well located in a historical section of town, charming, and immaculate. Ron and Nicole actually deserve six stars, all around.
Our time on W Portland was really great. Ron and Nicole were timely, accommodating, extremely friendly and nice enough to offer suggestions of things to do around town. The place is thoughtfully set up and efficient and it worked perfectly for our 3 days of adventure in the area. Convenient on and off the highway for accessing different parts of the area but quiet enough to relax and walking distance to loads of great things. Thanks for keeping such a fun, orderly, comfortable, clean, safe and informed place to stay in an unfamiliar land. I would, without a doubt, stay again.
Nicole was super helpful with making our stay comfortable. The space is super nice, clean, and well-decorated. If you are into making your own food, they have dishes and everything. The cottage is extremely convenient to the freeway as well as being within walking distance to shops and restaurants. We would definitely stay here again the next time we are in Phoenix!

I started doing this to offset my living because I was diagnosed with Cancer which it is very difficult to keep a full time job. Thus it helps to supplement our income and gives me something to. do. Don't worry, though, I am not scary, and I have hair.

We live in the Fq/Roosevelt Neighborhood and we absolutely love what Phoenix has to offer. I spent most of my life in and out of PHX, and Ron is an airforce brat. We've lived many places and countries but we are always trekking back to Phoenix. It's always home. In fact Ron and I met in phoenix oh so many years ago. 19 to be exact :)
We resided in Europe for several years and coming back was tough! La Dolce Vita... We knew it was going to be hard to adjust, but here in downtown we can do everything we grown accustom to and more.
!!! Why we rent our space? It's so great to share what you know of an area with people that have never been. As travelers, we know having someone who has the experience and knowledge has always made the difference when we travel.
When we travel and need to reconnect with friends, we usually look for a local place to stay while we are traveling to get a taste of living the life in that particular part of the world. That was how I learned about Airbnb.
About us, well... we travel a lot, and move a lot for work life.
We love food, wine, and friends.
Oh, and we are middle aged. It took us some time to come around to the notion :)
