The Space

Historic 1920's carriage house converted into a guesthouse near the heart of downtown in a quiet, safe residential neighborhood... Main House is a Tudor Revival.

14 inch thick adobe walls keep downtown at bay, while the covered areas of the property provide dappled shade, peace and nature. You may even be visited by our alley resident cottontail rabbit.

We are steps to all the thrill of the Downtown without all the noise, passerby’s, and congestion.

This guest house has it's own private entrance, and own private access. Quiet, safe residential near the heart of it all!

INSIDE OUR GUESTHOUSE:
One Bedroom, Queen Bed, separate 3/4 bathroom, small kitchenette, living room with a sofa, chairs, eating area. Flat Screen with local channels only, WiFi, and laundry area in the guest house. Furnishings in the living area are mcm, are low, and comfy. Ample seating areas outside as well.

Our accommodations are best suited for business travelers, couples, and single people.

MuSEUMS & ART: Science Center, Phoenix Art Museum, Herd Museum, Trolly Museum, Children's Museum, Rosson House, Herberger Theater, Orpheum, Symphony Hall, and more.

UNWIND: We have quite a few upscale, and local places to fit your needs. Sidebar, Bikini Lounge, Centurion, Crescent Ballroom, and The VIG are close at hand.

ENTERTAINMENT: Trunk Space always has something going on, as does most of the Grand Ave Art District, Crescent Ballroom's nightly bands, City Center, Arizona Center, and the Downtown.

PARKS: We are located 2 blocks from Hance Park with it’s deco styling, and the Japanese Friendship Gardens.

FOOD: cibo, the vig, braggs factory diner, centurion, pita jungle, el norteno, pei wei and much more.

Tucked away from urban streets, yet libations and entertainment close at hand.

Our guest house isn't quite suitable for little ones or kids due to the pool hazard and cactus.

Guest Access

Keyless gated access to property. Full guest house use, BBQ, shared back yard outdoor areas. We really try to stay out of your way.
Pool is closed from Oct to May 31
Entry for the guesthouse is KEYLESS.
So if you have problems with keypads, or combo locks do tell us ahead of time.

Interaction with Guests

We will make every effort to meet with you upon check in, after that interaction with us is up to you. We are available to answer questions, or offer assistance. We are usually around on the property and available.

We have taken a lot of time to put together some of our top picks of things to do and see in our online guidebook through airbnb and more info can also be found in our guest manual in the house. Do take time to look at it when we aren't available to answer questions. It will maximize your stay.

The Neighborhood

What's in this Phoenix neighborhood?
Phoenix residents call our area Historic FQ Story which is a few steps from Roosevelt Row and Grand Ave Art. What that means for you is quiet, safe, and minutes from all the bustle of the Downtown.

John Henry Peirce sculptures abound throughout FQ Story and can be seen on Chimney's, iron gates, yard sculptures and make FQ very unique.

We are in walking distance to Roosevelt Row, Parks, Theaters, Phoenix Stadiums, Venues, Concerts, Art, Museums, The Oasis Art Community, Grand Avenue Art District, Bakeries, Bars, Eateries, and Downtown Phoenix events. We can even arrange private Gallery Showings to make your stay extra special.

During Phoenix First Fridays there is also the free Trolley, that takes you through the different area of the the Downtown, Melrose District, and Uptown. Trolley service stops are not but a block away from our home.

  • I absolutely loved Nicole and Ron's guesthouse. I was in town for my daughter's wedding, and this was definitely a hideaway where I was able to relax and renew myself between the whirlwind of activities.
    I will be making trips to Phx in the future and look forward to staying in this wonderful place if time allows. Ron and Nicole, thank you for your sharing your piece of paradise in the valley of the sun!

  • We had a great time staying at Nicole's place. My fiancé and I were in town for a wedding and found the guesthouse to be a perfect location. It's small but wonderfully cozy with all the amenities we needed. The decorations were so fun and whimsical and the neighborhood itself was a delight to walk in. We enjoyed our weekend so much.

  • A complete small home behind the main house in the Roosevelt Arts District. The place is neat, clean with the right amount of personality. I came for Spring Training and stayed for the local restaurants, galleries and shops.

  • This was a wonderful place to stay! It was my husband and i and it was the perfect amount of space. Nicole was a great host with a binder full of important information. The location was close to the Light rail to downtown Phoenix. Quiet neighborhood, beautiful stay. We would come back again if we are in Phoenix! Thank you Nicole!

  • We came to Phoenix to watch Spring Training and enjoy the warmth. Nicole and Ron were amazing hosts! The guesthouse was cozy and clean. The bed is SUPER comfy. There were neat surprise amenities. Also, Nicole and Ron helped answer questions about the area and gave us great recommendations. We genuinely appreciated all of their hospitality and would highly recommend this hidden gem.

  • This is a lovely, small apartment in an arts district. It is a converted garage and the owners have done a lovely job with the decor. There is room enough for two people but not any more than that. You couldn't cook a big meal in the kitchen but who would want to with all the wonderful restaurants so close by. The neighborhood is safe and walkable. The bathroom is spacious and the bed is delightfully comfortable. There is WiFi and it works very well. Nice outdoor patio and there is an above ground pool. I would highly recommend this to anyone looking to be close to downtown.

  • Nicole and Ron are helpful and considerate hosts, and their guesthouse is charming. We loved their clever and creative reuse of everyday objects, and also appreciated the original artwork on the walls. The F.Q. Story Historic District is incredibly appealing. There is convenient freeway access to the entire region, plus an arts district nearby with shops and restaurants. And the delicious (and addictive) El Norteno Taqueria is only about 1.5 blocks away.

Hello from Sunny Arizona! 30 Years of knowing the valley- by Heart! We live in the Fq/Roosevelt Neighborhood and we absolutely love what Phoenix has to offer. I grew up here, and Ron; is an airforce brat. I had lived in Toronto throughout high school years before trekking back to Phoenix. It's always home. In fact Ron and I met in phoenix oh so many years ago. 18 to be exact :) We resided in Europe for several years and coming back from Europe was tough! La Dolce Vita... We knew it was going to be hard to adjust to the idea of living near major chain stores, and not walking everywhere, or riding bikes any longer, but here in downtown we can do everything we grown accustom to and more. !!! Why we rent our space? It's so great to share what you know of an area with people that have never been. As travelers, we know having someone who has the experience and knowledge has always made the difference when we travel. I started doing this to offset my living because I was diagnosed with Cancer. And anyone who knows anyone with cancer can tell you that through appointments with doctors, and tests, and all the stuff that goes with it, it is very difficult to keep a full time job. Thus it helps to supplement our income and gives me something to. do. Don't worry, though, I am not scary, and I have hair... This girl is on the mend. When we travel and need to reconnect with friends, we usually look for a local place to stay while we are traveling to get a taste of living the life in that particular part of the world. That was how I learned about Airbnb. About us, well... we travel a lot, and move a lot for work life. We love food, wine, and friends. (website hidden)
