Check in and check out
Departure is strictly 10am. Early check‐in and late check‐out can be negotiated and will need to be arranged with the property manager prior to arrival. Early check‐in and late check‐out is not available from 1 December to 31 January.
BYO sheets, pillowcases and towels but these can be provided on request. Additional charges will apply. Will provide doonas with covers.
Strictly NO smoking inside and NO pets.

a) Guest and Visitors must comply with all House Rules, By‐Laws and instructions from the Manager and security services during their stay; and
b) Guests must notify the Manager of any disputes or complaints from neighbours as soon as is practicable.
Noise and Residential amenity
a) Guests and Visitors must not create noise which is offensive to occupiers of neighbouring properties especially between 10pm ‐ 8am and during arrival and departure at any time throughout the occupancy;
b) Offensive noise is prohibited and may result in termination of permission to occupy the Property,
eviction, loss of rental paid and extra charges for security and other expenses which may be deducted from Security Deposit or Bond under the Terms and Conditions; and
c) Guests and Visitors must not engage in anti‐social behaviour and must minimise their impact upon the residential amenity of neighbours and local community.
a) Guests are responsible for ensuring the limits set on Visitor numbers is complied with at all times; and
b) Guests are responsible for ensuring that Visitors comply with these House Rule
Gatherings or functions
a) The Property is not a “party house” and any such activities are strictly prohibited; and
b) Any gathering, celebration or entertainment permitted at a Property must not conflict with residential amenity and must comply with all the other requirements.
a) Guests and Visitors are to comply with parking regulations and other requirements set out below and show consideration to neighbours and other vehicles; and
b) Parking arrangements at the Property are as follows: Parking at undercover carport
Garbage and recycling
a) Guests and Visitors are to dispose of garbage and recycling in accordance with the usual practice at the Property (as set out below) in the allocated bins, and excess rubbish must not be left in public or common areas; and
b) Garbage and recycling arrangements at the Property are as follows: All general rubbish must be placed
in the wheelie bin with dark green lid and all recyclables must be placed in the wheelie bin with blue lid. Please make sure to place the wheelie bins on the side of the road for collection the night before Tuesday which is the rubbish collection day.
c) e Rules for Guests and Visitors
Whenever you are absent from the Property, close all windows and doors to maintain security and prevent rain and water damage. If you have young children, DO NOT fully open the windows and ensure the security battens are in place.
Smoking is NOT permitted indoors.
Pets are NOT permitted indoors or outdoors.
Damages and breakages
Damages and breakages must be reported to the Manager.
No removal or moving furniture
Please do not remove or move furniture around the house or from the house. This can cause damage to floors, walls, furniture and dislodge cables where the removal of TV/Blu‐ray players are concerned.
Appliances bought from home for use at the Premises cannot be guaranteed. Caravans and tents are not permitted at the Premises.
Cleaning at end of tenancy
Please leave the Premises in clean and tidy order. Please refer to checklist below;
o furniture is put back in its original position,
o dishes and utensils are clean,
o the dishwasher and fridge empty,
o the barbeque and utensils are cleaned,
o all rubbish removed from the internal bins and excess rubbish to be taken away,
o all blinds are shut (to minimise sun damage of the leather couches) and
o main power turned off.
Between 1 December and 31 January and Easter upon vacating, all rubbish that is left in the green and blue wheelie bins must be taken with you when you vacate the Premises. For bookings outside of these peak times upon departure please place the bin on the roadside for collection.
NOTE: Between 1 December and 31 January and Easter, for any rubbish left on the Premises, an automatic rubbish removal fee will be deducted from your Security Bond.
On departure arrangements
Keys are to be returned in the same fashion as how they are given to you. If the keys are provided to you directly by the property manager, please return the keys directly to the property manager. If you obtain the keys from the lockbox near the entrance door, please return the keys in the lockbox and have the lockbox secured upon departure.
a) Breach of these House Rules is a breach of the Terms and Conditions of occupancy.
b) The Owner and Manager reserve the right to terminate permission to occupy and to evict from the Property, Guests or Visitors who refuse to follow these House Rules or who cause a nuisance.
It was super easy to organise our weekend away with Karen's help.
She was efficient and friendly.
The map Karen provided made it really easy for us to find the property. We arrived late in the evening, and then had the absolute pleasure of waking to an amazing view the next morning!
The house is well equipped, especially the kitchen. And the open plan living area upstairs was great. Perfect spot to look out on a cold wintery day! Plus the beds were comfortable too!
We would definitely stay here again.
We travelled as a group of 10. The home comfortably suited our needs and was not too far from the shops, the beach, golf and a few nature trails. The views are stunning. We would be more than happy to recommend this as an Airbnb stay.

A lovely experience. Place was well kept with nice scenery set in a quient neighbourhood. Spendid view and very large space. Enough for kids to play down stairs and adults to have relaxation upstairs.

We have a very good time at your house, my daughter love it very much. The view were spectacular, it is very convenience and is close to wineries and restaurant.
Karen's home was just amazing and we had such a lovely and special experience staying. The house has wonderful space that everyone was able to relax and enjoy and then come together in the large communal living dining space. Deck and views are sensational - whatever the weather!
