Great fully equipped 3 bedroom house in quiet, convenient location. 5 minute walk to the beach and 10 minute walk to Blairgowrie Village shops. Short drive to Sorrento, wineries, golf courses and all the Mornington Peninsula has to offer.
Situated on the Blairgowrie border in a peaceful and safe court location. It is only 700 metres to the beautiful Tyrone Foreshore Front Beach and a 15 minute walk to the Blairgowrie Village shops.
Sorrento is only a 5 minute drive away and there is an endless supply of wineries, golf courses, day spas and activities for children located within the region.
Beautifully presented and fully self contained, this split level home features 3 bedrooms, 2 bathrooms, gourmet kitchen with Smeg appliances and open plan dining/living areas.
Make yourself at home in the large living area which opens onto the front deck complete with outdoor setting and BBQ facilities. It is a fabulous spot to relax whilst you watch the children play on the front lawn. You may prefer however to relax on the lounge on the second deck near the entrance.
The ducted heating and open fire place will keep you warm and cosy in winter, and the air conditioning will keep you cool in summer.
All 3 bedrooms (2 x Queen Beds, 2 x Single Beds) have built in robes and the master bedroom has an ensuite. The large family bathroom, with bath, also includes a fully equipped laundry.
There are games, books, dvd's and even buckets and spades for you to use during your stay, so it feels just like home. All you need to do is sit back, relax and unwind!

Interaction with Guests
We are always available if you have questions or need anything but the house is your home whilst you are there so we will not encroach on your stay.
The house is within walking distance to everything you need for a relaxing break which is great during busy peak times when it's impossible to find a park at the local shops or the beach!!
If you do not have a car there is a bus that stops along Nepean (email hidden) and we are located just off Murray St so it is only a 5-8 minute walk from the nearest bus stop.
To maintain a good standard for our guests we require certain conditions to be complied with. We appreciate most will respect our property but the occasional abuse requires that we state the following conditions.
Number of Guests should not exceed the number stated on the Confirmation Notice or subsequently agreed in writing or email. Fees will apply for excess guests not agreed with the owners in advance.
Parties and Functions are strictly prohibited. The price charged is for domestic use only and not commercial. Accordingly this rate does not allow for the extra wear associated with functions in terms of cleaning, garbage removal, wear and tear, repairs etc. Use contrary to this may result in loss of your bond and/or additional payments.
Damage, Breakages, Theft and Loss are the tenants responsibility during their stay.
Departure - the property should be left in a similar state to its condition on arrival. Check-out time is 10am by the latest, to allow time to prepare property for next guests.
Disturbance to our neighbours, including excessive noise, is prohibited and may result in termination of rental and loss of bond.
Bond is payable at the same time as the balance amount. The bond will be refunded within 14 days in full subject to the above conditions being met. It is designed to cover any additional costs incurred including but not limited to, any breakage, damage or excess cleaning requirements, extra guests beyond those declared ..etc.
Linen is to be supplied by the tenant
Pets are not allowed unless specific arrangements have been made in writing with the owner.
Loss - the owners take no responsibility for the tenant’s personal property.
Variations to these conditions may only be made by prior arrangements with the owner in writing.

A wonderfully calm and stylish beach house that is perfectly located in a quite court. Close to the shops and beach, but with such a great space (and fantastic kitchen) we almost didn't want to head out. We can't wait to stay there again!

I spent my entire childhood holidaying in Rye with my family and I now feel very lucky to own my little piece of paradise - it really is a beautiful part of the world! When I'm not in Rye I like to travel, with Italy being my favourite destination. I enjoy dining out, a great glass of wine and spending time with my family.
Walk to everything you need - supermarket, newsagent, cafés & restaurants.
The coffee here is excellent - the locals love it!
A great variety of shops and eateries as well as the local cinema and home to the infamous Vanilla Slice!
