We had a lovely time at Sunok's place. It was close to DB mall, beach, ferry, and a bus ride away to Tung Chung/Sunny Bay. Sunok was super prompt in her replies, and she even came to send us off with a tin of biscuits from a famous bakery in Central (which my toddler loved)! The renovation of the house was not 100% completed when we visited, but everything we needed was functional. Thanks, Sunok!
The property is in a convenient location for access to the shops, bus terminal, beach and ferry port. Before we arrived, Sunok was brilliant in providing information to us. She gave us good directions from the airport, met us at the bus stop and showed us around the house. However, the house was still being renovated: the cooker was still being installed; one bedroom was entirely unusable; the second bathroom was unfinished; and the house was dirty from the renovations. From before accepting it, Sunok knew that we were coming with four adults and two small children. Main issues: -No working fridge. Sunok promised to bring a replacement the next day – this never happened -No working AC unit in the downstairs part of the house -No working oven (it was being installed as we arrived but never worked) -No working microwave -One room (of three) was filled with building materials, paints and tools -The 'furnished terrace' was unfurnished and covered in building materials, paints and tools -The only table in the house was a set of dining table legs with a wooden board balanced precariously on top -TV was not working -The fan in the living room stopped working after 1 day -no internet access in the house -The mattress of the double bed was too small for the bed base -The double bed had only a single duvet on it -Out of the other 3 single 'beds', 2 were just mattresses on the floor -House was not cleaned before we arrived yet a cleaning fee has been charged to us. [AirBNB has offered to refund this] We were charged for a 3-bedroom house and ended up staying in a 2-bed that was still being renovated. When we arrived, we raised the internet issue with Sunok. She promised to (email hidden) router the next day. Again, this did not happen. We were disappointed by the lack of a working fridge, oven or microwave as this was supposed to be a self-catering holiday for us. Nevertheless, we told Sunok that we understood that things didn't always go to plan and we would work around this for a week. We did, however, ask her to arrange for towels in addition to internet access. Although Sunok rectified that situation (she gave us 4 large towels) her attitude towards us after we raised this issue was thoroughly unpleasant. Sunok insisted that she would only provide bedding and towels for 4 adults despite having agreed to us coming with 6 people. Due to lack of internet, we couldn't show her the emails where she had agreed this. Sunok has demanded 4000 HK$ for the ceiling fan that stopped working (email hidden) unit which we had never used. This is the most disappointing aspect of all: that she would try to charge us for faulty electrical equipment. AirBnB has agreed to refund our deposit and the cleaning fee. Though we will use AirBnB again, we will never book one of Sunok’s properties...
The booking with Sanjay was not a regular one, as his first choice of my Discovery Flat was booked by other family. I suggested a much more costy house which was under renovation plan at that time, and I was not sure I can complete the whole house by Sanjay's arrival.
So I suggested he will be offered only uppeer floor of duplex beach Town House, and mostly completed Kitchen and Terrace.
I also mentioned to him this Town house value is too great to use for Airbnb business, only short term booking. I explained he can consider this house with very limited condition as I intend to lease for long term, and long term lease is with empty house. Thats why I would not offer sofa, Terrace furniture, no wifi, no internet and so on.
He all accepted, luckly we do have records of this exchange of messages at Airbnb dashboard.
But I spending more time, spending more money I tried to complete most of the work before his arrival, bis the last minute. we were installing range hood in the kitchen. which he and his wife appreciated at all.
The house was cleaned upto shinung level. I also have photos from that moment they arrived. Sanjay knows that I made photos of them, as the kids were jumping everywhere out of Joy. Even they said,[ I am happy as the kids are sooo happy...]
Everything went well and friendly from my side until the Wife odf Sanjay started to complain in that way I never been treated in my entire life.
Complain is not a big problem, as I am very capable and flexible and fortunate to have strong financial back ground to fix problems, it was her way treating me a third class worker,
They demanded beddings for 6 people, instead of their booking with 2 adults and two kids.. I promissed to have a double bed and yween beds in two rooms which I prepared.
But they wanted stay then 4 adults and two kids without paying any extra fees for extra beddings. and said they do not want to have more bedding than requested to save money.
But when they arrived they have requested a full service and more for all 6 people, with very bad manner which I also got very irritated and said, for the guests with that kind of manner I will not be generous and provide anything more than we agreed. I also offere 60% discounted rate for all of this clearly mentioned possible conditions of this 2 Million US$ house.
1] The wife of Sanjay started with towels we had extra . She said the towel was shit and opiece of cotton. We had Big body towels for 4 people inside the cabinet. the extra towels which she can use for the floor or hand... she thought that was the towek they were going to use. So I took them away and left only bath room Towels from IKEA. She can not say our towels were shit . I guess Ikea towels are used world wide and it is not the top quality towels , but certainly not the shit. I was just amased to hear that.
2. The house was completed 100 % for the area which they should be using, the upper floor.
80% completed in the lower floor, which is not at all their using area , even sharing area.
3. The thir room of the lower level was not to offer, and not included in this booking. In that third room, I put all the machines, and left of interior materials. The bath room of the lower floor should not be used by them as it is very new and not completed. I stricktly said that is not their area.
Sanjay is viewing this not permitted area , It is very funny and I do not understand his Logic.
4. When I hadnded over my house , brand new house, even they said it is very nice house and why I do not use for myself... and turn around and start to complain.. I was just shocked and started to worry to hand over my house to this unstable people.
5. when I handed my brand new house to them, all aircondition was on, all ceiling fan, all LED lights wre on and working.
before their check out, we found two aircondion were not working and one ceiling fan was out of order.
This is not what I found out after their check out. We checked infront of them.
I reported to Air Bnb about this, now Sanjay is putting this review withoput any reason. because I insist he pays the damage he made .
I think Sanjay has been not wise to expose tha he paid for 2 star class room rate and expect 7 star quality service ?
If i was that kind of person what he descibe , I would not be suitable to run this kind of business and how comes so many people are happy with us and coming back every season?
I take much more serious of any of AirBnb guests to run this serviced rooms, as this is made with huge investment of money, time and effort.
Anyone of you, would you invest 15 Million US$ and start business and mess around ??
Think about this.
I do not have any reason to do low class of jobs, with my education level, with my experiences, with my international manner and reputation.
Sanjay and his wife had a very wrong attitude to be AirBnB guests and go around other peopkes home.
Not suitable at all as guest,
They should be at low priced Hotels. not other peoples home.
Not recommended at all to host him or his wife.
Doing this kind of business to all of the Host in the world is to meet nice people, respectable people from various field and world.
With Sanjay was the nightmare experience to me, the very first and very only exprience so far.
I am soo busy with my 10 properties with about 40 Rooms to run.
I did not have to repair the Aircon or Ceiling Fan yet. at least next AirBnB Guest for this house will be able to see it.
The repare cost is not 4000 HK$ ,but double.
I do not thin he can pay this ?
His deposit of US$ 200 is not even enough to check what is wrong with my airconditions.
I feel sorry for this young people,... and do not wish to go other peoples home and make this mess .
This is the final rate, including any fees from the host and Airbnb.
