I offer accommodation in a large, roomy living room of a 3-room apartment in a newly built house. Perfect for two but can also accommodate a third person. The room has WIFI internet, a huge window, a fireplace (wood for the fireplace can be found on the balcony), a gym corner, a library of coffee table books (http://goo.gl/9K8sgU) and a collection of boardgames (http://goo.gl/v88bB8). There is a terrace in front of the living room with a patch of lawn right next to it. I can also give you the key so you can come and go as you wish.
Two portable beds, two sofas and two comfortable mattresses to be used either on the floor or on the beds are available. Although most guests have found the mattresses to be perfect, I can also provide a third and a fourth mattress for extra comfort. Pillows, blankets and towels are available if asked for in advance. A temporary wall is also available that can be used to split the main room into smaller areas or to create additional privacy.
The bathroom has a washing machine, electric floor heating and a steam sauna with a bathtub, a jacuzzy, a regular shower, a programmable massage shower and coloured LED lighting. In the kitchen the guests can use a roomy refrigerator with a freezer, a microwave oven, a toaster, a steamer, a water boiler and a ceramic stove with a programmable electric oven. Since the house is situated near the edge of a hill, the kitchen and its glass-walled balcony also offer a picturesque view of the city below.
A parking lot is available for your vehicle. Parking is free, access to the parking lot is protected by a gate with a keycode and the parking lot offers the best view in Tartu. If you wish, we can also make a separate arrangement for the use of my car, which you could use to tour the city or explore the countryside nearby. Same goes for my two bicycles, which is actually the preferred method of exploring Tartu if you want to go beyond just the centre.
The fenced and secure yard around the house is lit and although the house is situated almost in the middle of the city, it is away from noisy traffic and offers peace and quiet almost 24/7. The only sounds you will hear are the singing of birds and you it is even possible to meet squirrels and hedgehogs near the house.
All the important places in the centre of the town are just a 5-15 minute walking distance away from the house. The bus stop is 50 meters, pub Krooks 200 meters, the Tartu University main building 400 meters, pub Zavood 500 meters, the Town Hall square 800 meters and Emajõgi (the river) 900 meters away from the house. I'd be happy to show you the nightlife in Tartu, help you meet local people and can take you to almost any nightclub for free if you wish.
NB! Please note that this listing is for a living room of a three room apartment. It is private in the sense that there won't be anyone else sleeping in the room, the sleeping is in a hidden corner, a temporary wall can be used to create even more privacy and the guests can have the room all for themselves, but the doors of the two smaller rooms open into the living room and sometimes the smaller rooms might be occupied.

A note about the bathroom: a recurring theme in some reviews is that the bathroom was not very clean, but that is only because of the bathroom sink and the mirror in front of it. In fact they almost always been cleaned, but the water in the area is quite coarse and mineralized, so even after using tap water just a few times, the sink and the water splashes on the mirror once again show mineralized water residue. To keep the bathroom looking clean, the sink and the mirror would have to be cleaned after every single use, but that is not very practical.
The guests will have access to a gated parking lot with free parking (the code of the gate is 7531), the main guest room, the kitchen, the bathroom and the balcony. My own private bedroom will not be accessible if I am there myself. The other private bedroom will not be accessible since there is where my flatmate lives.
Interaction with Guests
I'd love to have a friendly chat about your plans when you arrive, give you some pointers and suggestions based on your plans and help you with some tourist brochures about Tartu and Estonia in general. If I have the time, I can also take you to some of the nearby pubs and cafes or get you into a few nightclubs.
Although the flat is a centrally located, it is a very nice, quiet and picturesque neighbourhood with lots of 100+ years old wooden houses everywhere (many of them protected as part of national heritage). Right next to the house is the only Catholic school in Tartu and across the street is the only Catholic church. Towards the centre, the beautiful university main building, the Town Hall and the Town Hall square are just a 5-10 minute walking distance away and the nearby Rüütli street comes alive with the most popular pubs and bars in Tartu during the night.
All the main attractions are a 5-15 minute walking distance away, so you probably won't need any transport if you stay in the centre. I personally prefer a bicycle for my day-to-day business and since I have two, I can rent you one for cheap, so you can use it to extend your coverage. If you are interested in shopping, then the Lõunakeskus shopping centre is the biggest in Tartu and located a 15 minute bicycle ride way.
Other Things to Note
Please note that this is a primarily a student apartment (with the two smaller adjoining bedrooms belonging to me and my flatmate), so the listing is probably better suited for younger people or at least those young at heart. Although we mostly like peace and quiet, we may still have a few guests coming over from time to time to watch a movie, play boardgames or have a little warmup party before heading out. You are always welcome to socialize and join these activities, but if you want absolute silence and total privacy in the whole apartment, then that may not always be possible.
Please leave your outdoor boots or shoes at the door. Estonians are like the Japanese - we only walk around in socks or slippers when indoors. No smoking inside (you can smoke on the balcony). No pets. Check-in times are flexible. Checkout time is around 12 in the afternoon but if you want to stay longer, you can always leave your luggage to come fetch it later.
Please note that I also have a flat-mate living in another room of the 3 room apartment and we both have our personal belongings in the apartment. If you need a towel, please don't take a random (and probably used) towel in the bathroom, but ask me and I will provide you with a clean one. If you are missing an ingredient in your cooking, please don't take any food without asking (because it might also belong to my flatmate, who is not a host), but ask me and I will try to find it for you. Whenever you are missing something, you can always ask and I will try to help you out, but please don't take or use anything without asking first. Thanks!

Lately reading longform articles on my e-reader has surpassed watching documentaries on my multimedia player (or tablet, which is what the modern PMP has morphed into).
Movies - action, passion, suspense & love. You got'em? I want'em! "Crouching Tiger Hidden Dragon", "The Matrix", "Cruel Intentions" plus anything by David Fincher ("Fight Club", "The Game", "se7en").
Cuisines - high carb in the morning, high protein in the evening, low fat throughout the day, anything that's both healthy and tasty fits the bill.
Humor - dry/sarcastic, clever/quick witted, friendly.
Fashion - alternative, casual, contemporary, minimal.
Smoking - no.
Drinking - very seldom and only socially.
