“Fontanile House” is a lovely and quiet penthouse located in Aurelio district a few meters from Via della Pisana and well connected to the center of Rome through public (website hidden). Peter and the Vatican are reachable in about 15 minutes only.
It is the ideal choice for couples who wants to spend a pleasant stay in Rome, living in a quiet neighborhood which can offer all kind of facilities. At the same time it is convenient for families or small groups. It is well furnished with all comforts and it consists of a spacious living room with a sofa-bed, a bedroom with double bed, a second bedroom with a double bed and a sofa bed, a fully equipped kitchen, two bathrooms, and a wonderful and spacious terrace.
Parking is always available in front of the apartment Supermarkets, shops and good restaurants are at walking distance. “Fontanile House” is the ideal place for your relaxing and cheap holidays in the Eternal City.

This is a very nice apartment which was big enough for our family (2 adults, 3 teens). The host required us to sign a contract on arrival and pay €70 tourist tax & €100 deposit so make sure you have cash. The list of instructions for cleaning included stripping beds and vacuuming...so if you don't think you will feel like it you should budget for the €30 cleaning fee.
There is public transport but it is not very satisfactory and we lost a lot of time getting around. Note that local vendors do not have the 3-day tourist pass for busses and metro.

We would like to specify that at the check-in we ask our guests to read and sign an informative letter (not a contract) in which we ask to let the apartment in good conditions (this does not mean that guests have to vacuum the apartment or they have to make beds!) and that if they don't want to take care of it, it will be requested a € 30,00 supplement for the extra cleaning.

Magnífica recepción y amabilidad de nuestra host Patrizia, quien nos recibió con una botella de champaña y un árbol de navidad. El departamento es muy amplio y cómodo, todo muy limpio y ordenado, la terraza es realmente grande y tiene buena vista. El departamento tiene a pocos metros minimercados y negocios para comprar lo necesario. Si bien el departamento no está en pleno centro de Roma, está muy cerca y se puede acceder en taxi en 10 minutos por 15 euros a todos los lugares turísticos de la ciudad (Vaticano, Plaza Navona, Fontana di Trevi, Panteon, Plaza del Pueblo, etc), o en bus y metro por 1,5 euros en unos 45 minutos. Recomiendo llamar por teléfono a taxi. Muy recomendado.
The apartment was good and had a comfortable stay. All the facilities was good.
Patrizia é uma ótima pessoa, prestativa e muito atenciosa. Nos ajudou com tudo e nos ensinou o necessário sobre o bairro. O apartamento era excelente, como descrito nas fotos, próximo do transporte público e com vaga de estacionamento sempre disponível. 100% funcional e com comércio na porta, o apartamento contava com ótima varanda, bem iluminado, limpo e ventilado. Realmente adoramos! Ótimo para cozinhar, o apto. contava com o básico necessário, como sal, temperos e outras coisas mais. Recomendo para familías que desejam ter um local em Roma no qual possam cozinhar!
Très bel appartement avec une super terrasse à 20-25 minutes du Vatican en bus ligne 889 ou 98. L arrêt du bus est proche. Super accueil avec explications, conseils. Un dépôt de garantie est demande sur place. Normalement 100 euros mais nous n avions que 50 et ça a suffit . Nous avons eu un problème d eau chaude dans la douche qui a été réglé dans la journée. Super petite épicerie en dessous de l appartement ainsi que la pizzeria située à 100 m.
First and foremost, the ad advertises that the apartment is a short 15minute distance from the Rome center. Based on our experience, we found the attractive advertising of Rome's proximity misleading as the distance was indeed more than 15minutes. Google Maps GPS even indicates at least a 30minute commute to the Rome center.
When I addressed this with the owners, they replied that traveling public transportation will get you to the Rome center in 15min. However, averaging door-to-door travel times will approach approximately 45-60minutes.
Second, the ad also advertises that AC is offered. While we did have AC, the functionality of the AC units were poor at best. When more than 2 AC units were on, the power would surge.
When I addressed this with the owners, they simply replied that it was “normal” for the power to go off.
Third, in addition to the AC, the water was lacking in standards as well. By the third day, there was no heat in the water forcing myself and my guests to shower in cold water. This is completely unacceptable.
When I addressed this with the owners, they communicated that we failed to let them know of any problems with the water during our stay and that they “can’t do nothing now” because “magic hands Patrizia” could’ve helped us out. Instead of apologizing for their poor amenities, the owners made it feel like it was our fault we had to shower in cold water.
Finally, when we arrived, we had to pay an unannounced deposit. Nowhere in our communications prior to booking, or anywhere in the ad, did it mention a required deposit. We felt mislead into paying a deposit considering it was asked on the day of arrival. My colleagues communicated to me that on check-out day, the owners refused to refund the deposit because the place was not "clean enough" but that the owners eventually did refund the deposit, but only after showing a level of exasperation.
When I addressed this with the owners, they stated that they “don’t ask any cleaning fee because we are right and honest people and we includes them into the apartment rate” yet failed to address why they violated AirBnB’s policy of requesting a deposit on arrival. We courteously cleaned up after ourselves before we checked-out and confirmed that we cleaned the house per their “paper instructions,” the owners still went out of their way to treat us like we completely trashed the apartment which is in no way true.
Furthermore, requiring us to place a deposit on arrival was in violation of Airbnb's policies, and I quote "Hosts must add a security deposit to their listing before a reservation is booked."
I tried to give the owners the benefit of the doubt in resolving the issues before I moved forward with my public review, but instead of addressing our concerns when staying in the apartment, they ended their message with “we hope to give YOU another chance to stay into our apartments.”
We would like to have a chance to give an answer to his comment.
1) the apartment is located just 15 minutes away from the city Center and it's true because if you see on the Rome pubblic transportation sites you can see that from Via del Fontanile Arenato to the center (Saint Peter for example that is the heart of Rome or Piazza navona that is 3 minutes by bus away from S. Peter) you need 12 minutes whitout traffic and 19minutes with the traffic. THERE ARE MANY REVIEWS TALKING ABOUT THE DISTANCE FROM THE APARTMENT TO THE PUBBLIC TRANSPORTATION AND TO THE CITY CENTER AND HOW EASY IS TO GET IT. We Always give istruction on how to reach the town, but if someone make a mistake and take the bus in the opposite way or if there is a day with maddening traffic, it is not our fault.
2) There are 3 AC units into the apartments and they are the best technology and brand new with the maximun power for that rooms. If you turn-on 3 units all togheter plus other electric devices (as hair dryer or whashing machine) it's normal that the power goes off, this is an apartment not an hotel!
3) We usually never had any problems with the hot water anyway we always leave 5 telephone numbers and email (2 of us and 3 numbers of Patrizia) to comunicate any problems during the stay. If you report the problem with the hot water one week after you left the apartment we can't do nothing anymore. Anyway the hot water worked well because at the check-out Patrizia showed how to use it and the person who was there said "YOU HAVE A MAGIC HANDS PATRIZIA" so if needed "magic hands Patizia" where available everyday 24h as she advised them at the check-in.
4) We don't ask any cleaning fee because we are right and honest people that means we includes them into the apartment rate (no extra charge). But we want right guests too, the apartment must be left in a decent condition! We ask a deposit only when we have a Group of young guys. If you don't respect the house rules like smooking into the apartment or if you leave the house extremely dirty we ask a refund for that.
It's unaccettable that Patrizia found 6 big bags of trash into the terrace and has cleaned the apartment for 5 hours (as well: pots, pans, dishes, glasses ) after the guests had left the apartment, when usually she takes around 2 hours! She is not a slave!!!
The guest sent us a message before leaving us a review on his stay as a threat to see if we where able to give them some money back otherwise he would publish a bad review.
WE DON'T ACCEPT COMPLAIN ONE WEEK AFTER CHECK-OUT AS AN EXTORTION!!!

We loved this apartment. It was comfortable and spacious. The terrace was wonderful. We met with Patrizia and she was very helpful! Public transportation was very close by and easy to use. There were several shops nearby and we enjoyed looking around! Thank you so much!!
