The house: My partner Rhiannon and I are extremely proud of our home, which we purchased in summer of 2012 before putting our blood, sweat, and savings into it. The home is a cute classic San Francisco Victorian with a bonus room and in-law unit downstairs, which brings us to you!
The unit: The in law unit has a private entrance on the side of the house, which puts you in a bonus room that we fondly call the "chill room." Our desks and books are down here, so our guests say it feels like a real cozy home. The bonus room has a sink, fridge, microwave, TV/entertainment built-ins, comfy sectional and rug. There's wifi and a "guest laptop" you are welcome to use during your stay if don't want to lug your own computer with you.
The bonus room gets lots of light, and off of the bonus room is our lovely backyard. There's a patio area with table and chairs surrounded by flowers for your use; you are also welcome to hang out in the rest of the sunny backyard deck, which has three levels, a view of the surrounding hills, and nice patio furniture.
The bedroom and en suite bath are through a door off of the bonus room. There's a wardrobe and some hooks, a Barcelona chair and foot rest with a reading lamp, a comfy bed, side table and lamp. The bathroom is spacious and has a shower and deep soaker tub.
Us as hosts:
We have some San Francisco insider guides, travel books, and a whole library of literature which you are welcome to use during your stay. We are also a wealth of information about great spots in the City -- we are foodies and love to try new restaurants, go out to events, etc. We also do frequent day trips to the many amazing spots just outside of the City, so just let us know what you're interested in.
We provide a lock box and key for those who arrive late night or when we're at work.

Unit contains mini-fridge, microwave, dining table with two chairs, kitchen sink, coffee maker, electric kettle, and basic non-perishable breakfast items such as cereal and oatmeal. (We used to go all out providing breakfast items but so many guests didn't use them that we stopped!) Our local grocery store is one block away and there are plenty of restaurants close by.
We usually check in once prior to arrival to see what time our guests will arrive, welcome our guests and introduce ourselves on the day of their arrival if we are home when they arrive, provide all of our contact info in case they need anything, and check in to refresh towels for stays longer than three nights. We respect our guests' privacy but since we live upstairs, we are easily accessible if folks have questions or want recommendations.
Location!: Our home is in Bernal Heights, a few houses up from the center of Cortland street, a little micro-village in the heart of San Francisco proper. Cortland has shops, a great local grocery store, cafés, restaurants, bars, a delicious (and still relatively unknown!) bakery, a library, yoga studio, and more. Up the hill 1.5 blocks from our house is Bernal Park, a great place to explore, jog, and walk with wildflowers, sweeping views of the City, Bay, and bridges. Six blocks down the hill (or for the more adventuresome, down beautiful garden staircases that weave through our residential neighborhood) is Mission Street and all of the restaurants and transportation options you could want.
The 24 bus stops a block away, and Mission Street is 6 blocks away. From Mission Street you can get anywere; there are numerous bus lines that go downtown, and a J-Church train stop that takes you down to the waterfront/Embarcadero Station. Our guest book also contains detailed busses and transit directions to popular destinations.
The ceiling height is low at the bathroom sink - we have had tall folks stay who didn't mind, but if you are over 6' 6" it may be uncomfortable for you while you are brush in your teeth. There is another sink in the living area, though.
Pet note: We have two cats who live upstairs with us, but they do not ever go downstairs and we are careful to vacuum with a HEPA vacuum and keep the Airbnb laundry stored downstairs. So far many self-proclaimed "very" allergic guests have said it was fine and they did not notice. We do let our cats out in the backyard sometimes, but only supervised, so if that bothers you we can keep them in while you're out and vice-versa. :)

If you borrow a book, please put it back in its place before departure.
No smoking indoors or outdoors (except out front on sidewalk).

The apartment is private, cosy, and has everything you'd need for a great stay - whether for business or holiday travel.
The neighbourhood is great too. Just a 1min walk down the street and you've got cafes, restaurants and shops in Bernal Heights. The Castro, Mission and other parts of town are just a short Uber ride away.
Loved spending a week here, and will unhesitatingly look the bernal-in-law up again, next time I'm in town :)

Jen was a great host! She stopped to introduce herself and ensure I was properly settled in. She was also sweet enough to give me local food options that delivered late since I was arriving later in the evening. She was also really helpful when I accidentally blew a fuse in the in-law suite. Note: Don't turn on both space heaters at the same time. Sorry Jen!
The in-law suite is quaint and cozy, especially when you use the space heaters. :) It comes equipped with an automatic lock which is super helpful for a forgetful person like me who misplaces my keys all the time. As described in previous reviews, the bathroom is laid out a bit oddly. It's definitely not suited for a tall person. There is also no actual kitchen. It's a microwave, mini fridge, and sink type of a set up which is great for someone who doesn't cook (this girl).
The Bernal-in-Law suite is conveniently located near Cortland in Bernal Heights. I highly recommend the Sandbox Bakery and Vega for food options. You're within a 5 minute walk to Bernal Heights Park, 10 minute walk (kind of hilly) to the 14 & 49 bus stops, and a minute walk to Cortland Ave.
Bernal Heights is a very nice area away from the hustle and bustle of the city with Wool Street being a particularly nice street. Less than a block to the main street where restaurants, a healthy grocery store & bus lines are found make Jen's place very convenient. We only had the opportunity for one quick meet up with Jen but she was very helpful and checked on us to be sure we had arrived okay. Bernal-In-Law was the right size for 2 people and an array of books and games were available in this nicely quiet place.
We happened to stay during a colder week in January and did find that while the apartment was pleasant the floor was rather cold and heat for the apartment was by one portable electric heater that wasn't sufficient for the weather that week. One night, when the heater seemingly tripped a circuit breaker, we were without outlet power and unable to reach Jen who had already gone to bed. We were cold and my husband was unable to use his cpap machine, though in the morning when Jen got our message, she flipped the breakers and power was restored. We really appreciated that she promptly purchased a new heater leaving us with two. We used the new heater not being certain if the larger one might trip a breaker again. I think in warmer weather the apartment temperature would be comfortable along with the bonus of enjoying the nice outdoor areas they offer with the apartment. A laptop is made available though it wasn't there when we looked for it. When asked, Jen brought it right down explaining that her own company had used it over the weekend prior to our arrival. One thing to be aware of especially at night is that you step down into the apartment from the entry and there is a step up to the bedroom and from there another step up to the bathroom and the reverse when returning to the living area.
We appreciated the good supply of towels provided, the iron, ironing board and hair dryer. Be sure to try Vega for some wonderful Italian food!
Had a wonderful time staying at Jen's place in Bernal Heights.
Jen and & Rhi were on hand to welcome us when we arrived and let us drop off our luggage and settle in even though we were a couple of hours earlier than the usual check-in time. The in-law was well appointed with everything we needed. (As other people have noted, the shower in the bathroom is quite low, a problem for giants like me, but this is definitely not a deal breaker!) Plenty of room to chill out and relax.
We took advantage of Jen's suggestions on local restaurants and services which were a big help.
The place is little bit detached from down-town San Francisco but a bus directly to the Castro and the centre of town runs directly from the end of the street so getting around was no problem. Overall we had a great time and would definitely recommend Bernal In-law to anyone heading to San Francisco for a holiday.
We had a terrific stay at Jen and Rhi's in-law apartment. They are very helpful hosts who went went out of their way to accommodate our needs and answer our questions. Great location, fantastic restaurants and fun walking.
I selected this place -- near where I live -- for my parents to stay during Thanksgiving. The space was as advertised, and overall, it lived up to my expectations. There was plenty of room (savefor the bathroom, that has a ceiling height of about 5' 10"...tall people not advised), with both a living room area, a bedroom, and access to an outdoor patio.
There were a few problems initially (the wifi, cable and shower didn't work), but they were quickly rectified. While Jen was traveling during the holiday, she was very responsive throughout the stay and I appreciated her courtesy and concern.

I have lived in San Francisco for 14 years and am so proud of my home, neighborhood, and City. I came out here on a whim but found so much great community, and definitely felt that the place was home. After saving up all my life, my partner and I bought a home in one of San Francisco's cutest and most treasured neighborhoods. I feel so lucky to be in a position to share my home with other travelers.
As a host, my partner and I are friendly and happy to meet travelers, and also to dispense information about the City, which we know a lot about!
