This wonderful property's past life was the creamery at Pioneer Farm. It has since been converted to a wonderfully delightful two bed room one bath guest cottage. The Creamery is located on Pioneer Farm which is 140 acres of pristine farm land located just 50 miles from NYC.
During your stay you can take advantage of the wonderful amenities on the property, including several short walks throughout the fields, streams and ponds located on site. If you're feeling particularly adventurous feel free to explore some of the many hiking trails including the Appalachian trail located within a short drive from the farm. If your goal is to relax and decompress just simply grab a cocktail and lounge by the pool and take in the gorgeous vista of green rolling fields.
The Farm itself is our family home. It has a communal nature and as such you will be treated as one of the family during your stay.
The town of Warwick itself is the jewel of the Hudson Valley featuring many shops, restaurants, cafes and one of the last true main streets. Also a five minute drive form one of the last great drive-in movie theaters!
One of the great features of this listing is that a car is not necessary to get here. You can tke NJ Transit via the 196/197 ( and 1 hour and 15 mins) and from there the farm is a 10 min walk from center of town.
Staying at the creamery is a great way to escape the stresses of NYC and simply just relax and get some fresh air.
The creamery is slightly rustic in that the kitchen is not a full kitchen, however you have an under counter fridge to keep your drinks chilled. Included is a sink and counter top cooker but to be honest a Weber and gas grill are really all you need for cooking a summer BBQ feast.
Take advantage of all the wonderful produce grown locally such as Ochs orchard next door or simply head to our vegetable garden and help yourself!
Matt did a wonderful job at making us feel instantly comfortable and tended to. It was great to have him so easily accessible and willing to help! We especially loved the gifts of local cider and fresh eggs. The property is just stunning and large enough to freely wander. We definitely enjoyed out stay.
The Creamery was lovely -- just as pictured! When we arrived, there were flowers and a bottle of hard cider left out for us. It was a little chilly and raining on our first day, but the space heater in the bedroom and the fire-burning stove kept us cozy. Later, when it got sunny and warm, we had a great time wandering the beautiful grounds. Matt was incredibly nice and welcoming -- he was even a good sport when lost our keys! We would definitely come back!
At first I didn't wanted to write this feedback, cause I don't want everybody do know how awesome this place is. But well... Matt is to nice to not do it.
The pictures don't lie, the house is beautiful, modern and clean. It's perfectly situated at the border of Warwick, so you have the town to one side and open nature to the other. On top you can't ask for a better host then Matt. We had an amazing time and will come back for sure.
Staying at the Creamery for our wedding was one of the best decisions we made. It was the perfect relaxing get-away that we needed. While the property is huge providing a beautiful and quiet space it is also close to the cute small town of Warwick and various other shops and farms. Matt, who lives on the property, was always available, friendly, and offering to help us in any way needed. We would definitely visit again.
Brilliant space and an incredibly warm and gracious host in Matt. Couldn't have asked for a better weekend retreat from the City with the family. Matt is a serious rockstar - super fun and knowledgeable. Run, don't walk to this gem of a farm.

We had an amazing two nights at Pioneer Farm. The creamery was rustic, comfortable, and accommodating. We loved the property, and especially the rich history surrounding it. It offered everything we needed to enjoy some steaks and wine with old friends who have moved to the Warwick area. We especially loved the wood stove. Matt was a perfect host, always attentive to our needs, and we would definitely return in a heartbeat if our paths ever bring us to this area again!
