This wonderful property's past life was the creamery at Pioneer Farm. It has since been converted to a wonderfully delightful two bed room one bath guest cottage. The Creamery is located on Pioneer Farm which is 140 acres of pristine farm land located just 50 miles from NYC.
During your stay you can take advantage of the wonderful amenities on the property, including several short walks throughout the fields, streams and ponds located on site. If you're feeling particularly adventurous feel free to explore some of the many hiking trails including the Appalachian trail located within a short drive from the farm. If your goal is to relax and decompress just simply grab a cocktail and lounge by the pool and take in the gorgeous vista of green rolling fields.
The Farm itself is our family home. It has a communal nature and as such you will be treated as one of the family during your stay.
The town of Warwick itself is the jewel of the Hudson Valley featuring many shops, restaurants, cafes and one of the last true main streets. Also a five minute drive form one of the last great drive-in movie theaters!
One of the great features of this listing is that a car is not necessary to get here. You can tke NJ Transit via the 196/197 ( and 1 hour and 15 mins) and from there the farm is a 10 min walk from center of town.
Staying at the creamery is a great way to escape the stresses of NYC and simply just relax and get some fresh air.
The creamery is slightly rustic in that the kitchen is not a full kitchen, however you have an under counter fridge to keep your drinks chilled. Included is a sink and counter top cooker but to be honest a Weber and gas grill are really all you need for cooking a summer BBQ feast.
Take advantage of all the wonderful produce grown locally such as Ochs orchard next door or simply head to our vegetable garden and help yourself!
My boyfriend and I wanted to get away from the city for the weekend and Pioneer Farm was perfect. Matt was such a thoughtful, enjoyable host. We loved the area - hiking and wineries are a quick drive. We would definitely recommend Pioneer Farm to anyone who is looking for a beautiful, relaxing getaway.

We loved our stay at Pioneer Farm. Matt was a great host and the property was beautiful.
When we arrived, there was locally made hard apple cider on ice waiting for us. It was so good, we bought more to bring home! There were great little touches like fresh cut flowers throughout the cottage, wood for the fireplace and candles that we used every night at dinner.
The kitchen was equipped with all the necessary tools and condiments to make our meals - we made a hot breakfast and dinner everyday of our stay. It was such a great experience to dine next to a warm fireplace with a gorgeous backdrop of the rolling hills and the autumn trees.
The grounds are extensive and we took several long walks around the property. There are horses and chickens on the property as well. We spotted deer and even a blue heron near the pond in the back. It was a bit too cold to use the pool, but it looked inviting.
My husband loves photography and Pioneer Farm was an ideal setting to capture the beautiful fall colors. It would be the perfect place for a country wedding. The grounds are vast with many areas that are photogenic.
Warwick is truly a lovely town with many thriving local businesses that give it a small town feel but with an active and energized community. Pioneer Farm is in close proximity to Main Street were there are bars, restaurants and shops, as well as to orchards and wineries. There are a few musts if you stay here. Go the Bellvale Creamery for homemade ice cream and a view to die for. Nobles pies were amazing (we brought home 4 of them for family and friends) and Leslie Noble was such a pleasure to chat with. She gave us our last suggestion which is, go the Och's Orchard. Even if you're not into apple picking or apple cider donuts, go for the drive up and enjoy the scenery.
As previous reviews mentioned, there were small bugs here and there, but I imagine, nothing out of the ordinary for a country place. There are many windows which gave the place great light and a great view, but there aren't many window coverings. This really didn't bother us except for in the bathroom, but we covered the lace curtains for more privacy. Finally, the bed is a bit squeaky. We lived with it ok, but I could see how it would bother a light sleeper.
We had a fun, relaxing, wonderful time at Pioneer and we would definitely go back!
The best host ever !!! Love pioneer farm. Was my favorite booking so far. I could rave about everything but the list would go on and on. Matt is amazing and the pioneer farm is out of this world. Love love love.
Staying at Pioneer farm was a perfect weekend getaway. The grounds are gorgeous, the house was clean, Matt was so understanding as I booked at the last minute and was late! Upon arriving there a little thank you card and some local hard cider on ice, better attention to detail than a lot of bnbs!
Talk about a great place to de-stress away from the city. The town itself is so so but there are some great wineries and farms nearby. I could go on and on but let's leave it at I would recommend for anyone to stay here and I will definitely be back some day!
We had a fabulous time celebrating my bachelorette weekend at the Creamery! The space was warm and welcoming - there were fresh flowers and two bottles of cider waiting for us. What a nice surprise! We were able to walk into town and have tea at the most adorable tea house ever and had brunch at the diner next door. The pool is unbelievable with views of the mountains and we walked around the grounds which were extensive and beautiful. Overall we had such an amazing time!
had a great week at the pioneer farm! the property is beautiful and just fantastically spacious / peaceful. we enjoyed the pool, horses, vegetable garden, cider and our hosts. a few notes for future guests - the mattress was squeaky so the girlfriend chose to sleep on the couch, but i believe this is being replaced. the creamery is in a rural place so there are bugs. wasn't a big issue for us but a heads up for those who may not expect it. warwick is absolutely gorgeous - we had a blast at the orchard, winery and driving range. matt and his family were awesome... really helpful with a map and suggestions. we can't wait to come back!

We had a lovely drive up there - so quick to get there, and the hosts provided us with a couple of options on directions. Upon arrival, we were greeted in a warm & welcoming way, and then had the little house all to ourselves.
The property could not have been more stunning. Beautiful farmland, picture-perfect rolling hills & fields, and an amazing pool in the middle of it all!
It is also only a 5-minute drive from the town of Warwick, where my daughter and I had a delicious meal at Fetch (one of the recommendations of the owners).
We will definitely be going back. It is magical!
A few friends and I went to Pioneer Farms for two nights and were floored by the beautiful grounds and amazing hospitality of the hosts. It was one of the best getaways i've had in a while and would highly recommend a visit.
I actually live nearby the creamery and booked it for a "stay cation" (my house is also rented often on airbnb). I had been looking forward to exploring the pioneer farm and can honestly say it exceeded my expectations - the property is incredible with paths and views that go on an on... keep walking and you'll find surprises such as a pond with t a huge snapper turtle taking residence. The pool is the equivalent of booking a luxury house in the hamptons yet with the backdrop of a farm. The Creamery was clean and comfortable - the beds were very comfortable - I had the best night sleep in months! The owners are on site for any questions yet give you space - if quiet is what your'e after. They are lovely people who want you to enjoy your stay. I will definitely be back to The Creamery!
