As of 1 January 2014, the federal state of Berlin collects a hotel occupancy tax on all overnight stays in hotels in Berlin. A “hotel” includes any type of short-term, paid accommodation, and the tax is due whether or not the hotel guest actually spends the night in the room.
Therefore, an extra 5% will be charged (and paid in cash upon arrival) to pay this tax.
The minimum lenght of your stay should be of 3 nights, but in some special cases (low season period or 2-3 nights vacancies on the calendar) can be lowered to 2 nights.
Just write me a message if you would like to stay only 2 nights.
Check-in/check-out times can be discussed, I'll try to be as flexible as possible.
When late check-out is not possible, I offer you the possibility to store your luggage in a safe place until your departure.
People who plan to stay for long periods will be preferred.

Prenzlauerberg is one of the most popular districts of Berlin: exciting though quite, dotted with beautiful buildings, cozy cafes, hip bars and colorful boutiques.
Bordering Mitte, it's one of the 'places-to-be' while visiting Berlin.
Metro (S-Bahn PRENZLAUER ALLEE) is just 3-4 minutes walk away from the apartment.
Also the tram stop PRENZLAUER ALLEE is a few minutes away from it.
You get anywhere in the city at any time of the day and night.
Please be respectful of the neighbors and keep your noise down at all times, especially in the evening after 22.00.
Please, take off your shoes all the time while you are at home.
Please, leave the apartment clean and tidy.
Smoking inside the apartment is NOT allowed.
It is strictly forbidden to illegally download/upload content from/to internet!
If you have any software for upload (torrent and/or similar) switched on on your computer, please switch them off for the whole duration of your stay.
Please use them responsibly and always switch them off when you go out.
Please, let me know in advance if you have any special need concerning check-out times.
I try to be as flexible as I can and, if I can't guarantee a late check-out, I always offer the possibility to store your bags inside the apartment or the cellar until your departure.
The apartment is great and had all amenities that we needed.
The neighborhood has restaurants, bars, markets and parks, and easy access to subways and trams.
Maria was easy to communicate with before and during our stay. Her apartment is nicely located in the suburb of Prenzlauer Berg and offers easy access to public transport (tram & train). The apartment itself is clean and comfortable and provides everything you need for a hassle-free stay in Berlin.
Communication with Maria wasn't the easiest, there seemed to be some difficultly with her receiving some of my emails and a bit of delay in responses when the apartment was first booked.
With over two months notice, the apartment still wasn't ready for checkin at our scheduled arrival (4pm) we had to drop our bags off then come back an hour later at 5pm as there was a delay in having one of their other apartments cleaned which in turn affected ours. To me this was disappointing as if it's known well in advance we would be arriving in the afternoon, preparations should be made to ensure its ready.
The apartment itself was on the third floor which was tiring with the stairs. An elevator was advertised but I couldn't see one. It was cosy and well equipped, the washing machine was useful but there was no dryer. The apartment has a bath and a hand held shower but no where to hook it so must be held if showering. It was located a very short walk from the M2 S Prenzlauer Allee stop which was useful as it's about 3km from the heart of the city - a fair walk otherwise. All in all it was a pleasant stay.
Maria and her house made our trip to Berlin absolutely perfect!
The apartment is located in one of the best neighborhoods in Berlin. It is very quiet, safe and surrounded by really nice people. Perfect to relax after busy days.
The APARTMENT itself had everything we need. Actually, it's even better than it looks in these pictures! It's very cosy and warm, was perfectly clean and well presented when we arrived.
The BED was very comfortable and the apartment is very lightful by the morning. The fact of being located on the courtyard of the building makes it even quieter and perfect to rest.
The KITCHEN is fully equipped and the BATHROOM is also pleasant with a good shower and hot water.
The WIFI connection was perfect, always working.
The TRANSPORTS were really close, 3 min by walk and the area has a lot of supermarkets and restaurants around.
Maria was very kind and was always available to talk with us whenever we need.
We definitely recommend this apartment to everyone!!
The flat was nice, minimal but airy and clean - lots of space for a one-bed studio. It had all the necessary facilities, down to the details like washing up liquid, sugar and plenty of towels. We were met at the flat, even though we were late due to delayed flights, where the cleaner gave us the key. There was great wildlife-watching opportunity as a pigeon had made a nest just outside the window and we could watch her eggs. Neighbourhood was really convenient and very cool, lots of ethnic eateries and close to an amazing organic supermarket. Conveniently close to Mauerpark and the train station/tram stations.
Excelente hospedaje, María muy atenta y amable, la habitación perfecta. Si esta alejada de lo que es el propio Berlín. Se cuenta con estación de tren cercana.
We had the loveliest of times at Maria's place. The place is super central, and everything you could ever need is just a few meters away, there are two nice bakeries just down the road, several asian food shops, and restaurants, a pizza place, a grocery store and a lovely little massage parlor, that I can deeply recommend. The apartment is equipped with everything necessary for a short stay in Berlin, we especially appreciated the bathtub, after a long day of walking around in the city, the water is always warm and has good pressure, the bed is big and comfortable, and even though the apartment is so central, it is completely quiet, the only thing we ever heard from outside was the chirping of the many birds in that area.
Over all this apartment was a dream, and I recommend it to anyone in need of an affordable, and cozy place in central Berlin.
