Your room is on the sunny second floor with a double bed, comfy chair, wardrobe, large glass table and 40 inch TV with DVD. On the same floor is your own private bathroom with separate bath and shower. There is unlimited wifi throughout the house.
Located within York city walls in a quiet street, our home was once a 1940's built Italian ice cream factory which we converted into a unique three-bed house. It's an interesting and spacious home, with a contemporary feel and we've tried to retain some of the special character of the original building.
We are a few minutes walk from the railway station, right amongst the shops, bars, clubs and restaurants, in fact a short walk from most of York's attractions.
We are 1.9 miles from York University, 1 mile from St Johns University, 1.5 miles to York Racecourse and only 10 minutes walk to York's Minster.
On the ground floor is your own private mini kitchen with fridge, microwave oven, grill, toaster and kettle, plus a table for two. You get your own key, so come and go as you please. We are happy to chat if you need any help, but we also understand that you want your own space.
Fresh bed linen and towels are provided.
There is a garage on the ground floor and for a small additional fee, parking can be arranged.

Amazing location, minutes walk to the centre of York. Really large comfortable room with a private modern bathroom.
Friendly and obliging, helped carry case up the stairs for me and allowed me to leave luggage until the afternoon as my train was leaving after 4 p.m.
This is a great place to stay. Spacious, comfortable room. Modern conveniences.
Short walk over the river to the centre of town. Quiet area well off the main street.
Supermarkets and a good restaurant just around the corner. The visitor space is
on the 3rd floor (N. American counting) i.e. 2nd floor European counting. Heavy
bags need some heaving. Laundry, kitchen, TV and Wi-Fi.
We had a lovely weekend in York and Mike was very welcoming and the room and facilities were exactly what we needed. It was very close to the City Centre which meant the car could be locked up for the two days. All in all a very good experience at The Ice Cream Factory, would certainly use it again and recommend it to others.
We had a great time in York and really enjoyed our stay at the Ice Cream Factory. The location is excellent and the room and bathroom are big, clean and really new. We slept really well as the house is on a quiet street. Mike was friendly and hospitable; we got our own key and we could borrow some dvds to watch on our big tv. Thanks a lot for letting us stay here!

We didn't really see Mike during the two days we stayed at the Ice Cream factory but when we did see him, he was friendly and helpful. Advised us where was good to go for an evening out away from the drunken masses (it was York races that weekend). Even though we had to go through the main part of the house to get from our bedroom (second floor) to our private kitchen (ground floor), we never felt like we were intruding.
We cannot recommend this place enough. The room is huge and doesn't feel hotel-y at all. There's a private bathroom across the landing. Bed is super comfortable. Kitchen has everything you need for making easy meals/hot drinks. And it is literally right in the centre of York, less than a ten minute walk from all the main attractions / tourist spots.
I was really impressed with this apartment. We had so much space to spread out in, and everything was new, as the apartment had been freshly renovated. The modern style of the apartment was, again, impressive.
Mike allowed us to arrive early and drop off our bags. He was quite pleasant and helpful.
The apartment was a short walk from all the sites in town. Here is a little warning, though: (website hidden) street view shows a different building and I was having a hard time finding the apartment numbers on the buildings. So I got a lost for a little while. However, if I had just used commons sense, I would have noticed the faded letters saying "ice cream" on the building.
Mike was an excellent host, and allowed us to use the kitchen after checkout time, as our bus was not leaving till late afternoon. This was most helpful.
Location of b & b is terrific - right near river, shops, and railway station.
Very happy with stay. Wish there hadn't been so many stairs to 3rd floor room, but other features outweighed this.
