**this listing is for one queen bed for 1-2 people. If you book for 3-4 people we will provide linens for the garden level apartment and if you book for 5-6 we will provide linens for the living room sofa bed. Make sure you indicate the correct number of people.**

Its open yet concise floor-plan boasts hardwood floors, great light, and a home-away-from home feeling. When you're not out exploring the Mile High City you can relax here with the Smart TV (HBO, Netflix, Hulu, Amazon, very basic cable), wi-fi, and a full kitchen.

Great light makes it feel fresh and cozy. The bedroom has a queen size bed w a Casper mattress, ceiling fan, and comfy feather blanket in the winter and a mid-weight cotton blanket in the summer. There is a closet to hang your clothes or store them away in drawers.

Bathroom is tiled white and bright with a custom spa-like step-in shower and a handmade concrete sink. We use all-natural cleaning supplies, as well as an essential oil diffuser and room sprays, so you'll be able to relax in the aromatherapy.

We leave you coffee beans for french press and tea for your morning ritual. The galley kitchen is concise and efficient. It has most cooking basics but let us know if you need something else!

**Our garden-level apartment that is available if you book for 3-4 people is an affordable option for fitting in more guests. There is a second bathroom down there: it is small and not updated but does the trick if you need more bathroom space for you and your guests. It's nothing fancy but we make it cozy. For 5-6 guests we provide linens for the fold-out guest couch.**

Guest access
You'll have access to all of the top floor of the home, which has the bedroom, living room, dining room, bathroom, kitchen, as well as to the main part of the garden level apartment, which is where the washer and dryer are. If you book for 3-6 people you will also have access to the garden-level bedroom. This room is LOCKED and not accessible if you book for 1-2 people.

If you'd like to relax in the backyard, you're welcome to walk around back to sit at the patio table and chairs. Denver is hot and dry, and we don't have a sprinkler system, so the rest of the yard isn't much. You're also welcome to use the front porch bench to enjoy your evening glass of wine and watch the neighborhood do it's thing ;)

Other things to note
Check-in time is anytime after 3pm. Check-out time is 10am. These times can be flexible within reason if discussed prior to your arrival, though it is not always guaranteed we can accommodate. Please message us to discuss needs. Please do not check-in earlier than 3 unless we have made previous arrangements, as we don’t always know when our housekeeper will have the space ready for you.

Need anything to make your stay perfect or feel more like home? Please just let us know! Reasonable requests can probably be accommodated.

Street sweeping is the third Tuesday (our side) and Wednesday (across the street) April through November. Please be mindful of these signs.

This home is in the lowest pocket of the Lower Highland (LoHi), a centrally-located quickly-growing, and insanely popular neighborhood 1.5 miles from Downtown and easily accessible via I-70 and I-25. Residential in feel but also accompanied by commercial businesses (you'd never guess by the looks of the building across the street but you can smell that it makes pasta sauce!) as well as the nearby gems: Root Down, Black Eye Coffee, Avanti, Linger, Williams & Graham, Bar Dough, Uncle, Goldyn, Little Man Ice Cream. It's right off 38th, which is a main thoroughfare to drive to downtown, the highways, or get to the adjacent neighborhoods (LoDo, Sunnyside, Highland Square, Berkeley).

**We love our neighborhood and have lived here for almost ten years. But some people are surprised to see that there is a car wash nearby and homes under construction. These don't bother us-- it's urban living at its finest! But before you book consider if your stay will be affected by a mixed-use neighborhood.**

This location makes a perfect launchpad for trips into downtown, Rockies games, or hitting the highways to head to the mountains.

We often choose to walk or bike into downtown but an Uber ride is certainly quicker (only about 1.5 miles away).

If biking or walking, our home is a block away from the Platt River Trail that leads you right into downtown at Union Station, Coors Field, MCA, DAM, theater 1.5 miles away. We often use that path to take us to Confluence and Commons Park, and then on over to LoDo or Coors Field.

Our favorite is the RiNo neighborhood with even more goodies such as The Populist, Bar Fausto, Crema Coffee House, amazing street art, and fantastic people watching. All of this can be accessed by Uber, bike rides on B-Cycle (the city bike sharing program), or a long but nice walk.

We are a quick Uber ride from the Convention Center or Sports Authority (Broncos) Stadium. We are even closer (you could easily walk!) to Coors Field (Rockies).

Interested in Red Rocks? We are 1 minute from I-70. From there it's a 25 minute shot west to the Red Rocks parking lot.
