The space

An open space located on the first floor of a traditional farm fifties with a total of two beds (plus sofa bed). Furnished in a functional and country chic, light colors and restful, chosen by the interior designer Giorgia Kirchner. There is a double bed, living area and fully equipped kitchen. The bathroom has a shower. From the covered terrace you can enjoy the summer sunset. There is access to a large shared garden with barbecue, hammock and table for outdoor dining. Guests can use the organic vegetable garden. Ideal in any season to live and enjoy the country life, away from any disturbance citizen. Fulcrum of the company is the breeding of thoroughbred horses with mares and foals, rare breeds cattle Pontremoli and agricultural production organic standard. You can enjoy guided tours of the farm, walking along the banks of the river Ombrone and in the woods to discover an untouched landscape, cultivated fields, abandoned farms, and many species of wild animals and birds. Nearby excellent restaurants and taverns with local cuisine and magnificent wines. A few steps away are the thermal baths of Rapolano (with whom we have an agreement), and cities such as Siena, Arezzo, Florence with their beautiful surroundings. not to mention the smaller gems like Lucignano, Pienza, Montalcino, Montepulciano, San Gimignano, Trequanda, Montisi, Chiusure etc ..

The price of any heating gas lpg (but there is a wood stove running) is NOT included in the price!

You can find it already in the apartment on your arrival, when finished and you want more , just ask !

The place is beautiful and peaceful! Everything was clean, worked well and comfortable. Teo had for a some fresh homemade bread, apple cake and small berry pie, all so delicious and made with the farms products! We stayed mid-May so we did not have any issues with mosquitoes or anything like some other reviews mentioned but it is a farm and that is somewhat expected and most windows had screens. It was easy to find with the directions Teo gave us. There was a small problem with the electric for the washer machine and Teo responded immediately and someone to fix it promptly. We loved it and the nearby town of Rapalano Terme is very nice and well as within driving distance of other towns. We had never driven outside of the USA before but navigated it fairly well with to get around the area. We used the vouchers for the spa and it was lovely! Thank you for a wonderful stay!

Our stay with Teo was excellent, we had a beautiful apartment on the second floor of an old farm house that has been completely been redone in exquisite taste. The most comfortable bed in our entire 30 day trip!!! The kitchen is completely equipped and they made us delicious baked goods. I suggest arriving at day time it can be a little tricky but once you've seen it during the day it's quite simple.

After much last minute deliberation with the wedding party I was joining we decided to crash with our friends on the wedding site instead of staying on the farm. Regardless of this, Teo was incredibly responsive in terms of communication and providing directions, was warm and welcoming when we arrived to check in, and personally guided us in the direction of the villa the wedding was being held at so that we would not lose our way. The room we rented was spotless and adorable, complete with fresh bread/desserts, juices, and fresh fruits, and she even gave us a voucher for the thermal bath house that was nearby (we went there on our last day, and it was amazing!). Even though we ended up staying elsewhere I'd keep Teo's farm in mind for future visits.

Teo was very welcoming and gave us a tour of the property upon arrival. The ranch is absolutely GORGEOUS and the apartment is as charming as charming gets! Very clean and spacious. Kitchen was well equipped. **Wifi does not work in the apartment, and is only available in the downstairs common area which closes at 10pm. Breakfast consisted of some homebaked breads, fresh fruit, and juice (eggs available for purchase). The wood furnace for heating was a bit difficult to get started and may require some patience! The property was very quiet and relaxing-- I could see myself lounging here for a week if I could! Thanks Teo!

Our stay at Capannacce was absolutely magical! A very beautiful, relaxing place and Teo and her mother made us feel very welcome, giving us a tour of their farm and keeping us supplied with delicious vegetables from their garden. They even gave us a ride back to the train station as we had no car. Thank you for everything Teo and Francesca! We hope to come back sometime soon.

My husband and I were really looking forward to a relaxing stay in the country after a week of being in Rome. The pictures are absolutely accurate; however, what the pictures don't show you nor did any of the previous reviews share was the amount of bugs. You cannot open the windows of the place or the place will be filled with swarms of mosquitos, bees, & flies from outside. Not only could my husband and I not sit comfortably in the apartment with the constant buzzing of insects, but we did not sleep for 4 nights and are covered with bug bites by the time we left. Something else to know, the listing states that wireless internet is available; however, it is only available in an outside shared garden which is swarming with so many bugs that you can't sit outside long enough to pick up the wifi. This may not seem like a problem for those looking to disconnect for a weekend; but you will need the internet for your research for your trip as well as directions to get around. To end this review, we were greeted by Teodora, Fracesca's daughter; however, we didn't see her the rest of our visit which made us feel very isolated and alone & more importantly unwelcomed. We were under the impression that we would be receiving breakfast each day as as we were charged a per person rate per day; however, all that we received was a loaf of bread and jam upon check in and nothing else during our 5 days that we stayed. After being in Tuscany for 5 days, what should have been a relaxing stay, was not and we were even more exhausted then when we had arrived. Both my husband and I were very displeased with this stay and want to share our feedback as all of the previous reviews were very positive and we wish we would have known these issues before booking.

This was a wonderful Tuscan country getaway! We were greeted by the lovely Teodora and shown around our apartment. It was so quiet and beautiful. Teodora showed us around the farm, which had horses, cows and chickens. We were given delicious homemade baked goods to eat during our stay. The apartment was clean and so charming. The location is perfect for day trips to Siena, Piza and Lucca. I know that I will be returning someday for more rest and relaxation. It was very hard to leave.
