This 2 bedroom with queen beds and 2 full bathrooms plus a full-size pullout sleeper sofa can accommodate 6 adults. Condo is fully furnished and the bedroom furniture and sofas were recently purchased. Central AC, washer/dryer, flat screen with 75+ channels, and blue-ray player.
Sound reducing windows added to both bedrooms.
Secure wireless internet (20Mbps) with ethernet access. Not shared with other units. Small wading pool in the adjacent building.

My wife and I live in Austin and are available anytime by text, phone, or email. So is our property manager Stacey!
The condo is walking distance to 100+ downtown restaurants/bars, Congress Avenue, Second street shopping and restaurants, Warehouse district, Downtown 6th, newest Rainey Street area, and Lady Bird Lake.
Cross the bridge for access to South Congress Avenue's funky and trendy shopping and many original Austin eats! Easy access to Zilker Park, Barton Springs area, Auditorium Shores, and new areas on the East Side!!
1 reserved gated/covered parking spot included with rental.
CapMetro Airport Flyer runs every 30 min to/from Austin-Bergstrom Airport and corner of Condo for only $1.50.
Next door to MetroRail, Austin B Cycle (bicycle) rental program, CAR2GO stop, bus stops.
Other Things to Note
Condo is licensed for short term rental as required by the City of Austin.
This is a NON SMOKING unit. A minimum $250 fee will be charged for replacing bedding, towels, and unit cleaning if smoking inside occurs.
NO PETS are permitted at anytime.
NOISE – Residents shall not make loud or disturbing noises, whether music or otherwise, at any hour and shall abate such noise upon request by any person. Please especially note that open courtyards can amplify and carry voices and noises. Noise fines from the HOA start at $250 per incident and guests will be responsible for any received during the visit dates.
Please no parties. The unit may not be leased for a party.
Your deposit is fully refundable, provided the following provisions are met and a claim is not made:
•No damage is done to unit or its contents, beyond normal wear and tear.
•No charges are incurred due to contraband, pets, or collection of rents or services rendered during the stay.
•No items are missing from the condo.
•All debris, rubbish and discards are placed in dumpster, and soiled dishes are placed in the dishwasher and cleaned.
•All rules of the condo association are followed. Rules are in kitchen drawer. This is a residential community with permanent residents.
•An extra cleaning fee may be applied if the condo is left excessively messy/dirty.
Your stay can be terminated subject to violation of HOA Rules as well as city, county and state laws.
NO DAILY MAID SERVICE - While linens and bath towels are included in the unit, daily maid service is not included in the rental rate however is available at an additional rate. We do not permit towels or linens to be taken from the units.
FALSIFIED RESERVATIONS - Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check-in.
MAXIMUM GUESTS - The maximum number of guests allowed in this unit is 6. If there are more than 6, an additional fee of $50/night/person will be charged.
CHECK OUT – Front door and windows must be locked and 1 parking remote placed on the kitchen counter. Or $50 per lost gate fob or parking garage remote charge will be assessed. Please also do not use the fireplace.
Rates already include required city/state hotel tax of 15%.

The apartment was fabulous. It met all our expectations--clean and comfortable. And you really can't beat the downtown location with free parking.
This apartment couldn't of been more perfect! The location is so central- no matter where you're headed to (South Congress, Rainey Street, 6th Street) getting there is a breeze from here. The owners couldn't of been more helpful or conscientious the entire stay. Thank you Vanessa & Vaneek for sharing your home with us!
I had an excellent stay here. Vannak was very quick to respond to all communication and the stay was really flawless. There was even some bottled water and wine in the refrigerator, as well as basic kitchen supplies. Great host and great spot -- would definitely stay here again.
We returned to Austin for another ACL weekend and our stay at the Downtown 2/2 was great! The location is unbeatable and our hosts (V2!) were professional and helpful every step of the way. The unit has an excellent lay out and allows a group of 4 to be very comfortable. It is a quiet complex and we never had any issues. I work in hotels and travel and was impressed at the cleanliness and organization of this rental. Clear instructions and helpful advice were abundant. I also appreciated that the door had a SECOND dead-bolt that could only be locked/un-locked from inside the unit. You always wonder who else has the key (or code) but with a second dead bolt, any fear was immediately removed. I highly recommend this unit for any traveler to Austin!
We found ourselves looking for a place to stay with another couple for an extended weekend in Austin for a wedding. None of us could have asked for a better location nor a better host.
Vannak was consistently responsive, with detailed information in his messages. Our check in to the apartment went smoothly and we were greeted with snacks and refreshments left by our host; it's the little details that make you feel like you're at home!
Real estate is all about location, location, location, right? This apartment is the epitome of that statement. Centrally located between Sixth St., Rainey St., SoCo, and East Austin; we were never hungry, thirsty or bored. There are a myriad of restaurants, bars, and shops located right within walking distance. If you have a rental car (as we did) you're in luck as Vannak's place has private off street parking.
We loved our weekend at Vannak's flat and would love to stay the next time we're in town!
Wow, Vannak was truly an incredible host. This is how Airbnb is supposed to be done people! Easy check-in is completely automated, and when we got there, the air conditioning was on and awaiting! The place was incredibly clean, and large, great for 4 people. The location, is also perfect, centrally located in downtown within walking distance of 6th street and the convention center. Also, the neighborhood has a car2go parking station right down the street, so you can always hop in one and get anywhere in the city, including SoCo.
Perhaps the best part of the entire trip was Vannak, however. He was extremely responsive via the Airbnb messaging system and text message. He answered all my questions and gave us great recommendations for places to go and places to eat and places to drink! Also, he had soy creamer and coffee ready for us, upon our special request, as well as some other snacks and beverages. A GREAT EXPERIENCE AND A MUST IF YOU ARE IN AUSTIN.
We had a great experience staying at this apartment for a girls weekend! The place is very well furnished and stocked with kitchen items and soap/shampoo. It was perfect for exploring the city, as it's central to downtown, the South Congress district (shopping/restaurants), the running trails by the river, 6th Street and Rainey Street. Vannak was a very responsive host, and provided us with local recommendations for restaurants. We had a group of three, so we had more than enough room, but the apartment could easily accommodate two couples.
Some of my recommendations that are walkable from the apartment:
-Moonshine Patio: just down East 4th toward Red River. We went here twice and loved it!
-Rainey Street: more chill then 6th street and had so many fun bars with great live music and huge patios.
-6th Street: lots of fun bars and happy hour spots. It's more of a college type scene.
-South Congress: Cross the bridge going south on Congress and eventually you'll hit this area after a 20 minute walk. We loved Guero's Taco Bar for their food and the beer garden next door.
If I came back to Austin, I'd definitely stay in this apartment again!

My wife and I lived in this complex for 4+ years. We moved as we need a bigger place and my wife wanted a yard. While downtown, we enjoyed being able to walk to so many restaurants, nightlife, going to festivals like SXSW, ACL, Pecan Street, to name a few. We spent a lot of time on the lake doing dragonboating (think canoe with 20 paddlers) and running on the trails. Recently we've enjoyed the new areas of Rainey, new restaurants on the East Side, and being here for the many festivals and events they have downtown.
