What else is new?
The Gold Coast Light Rail (G:Link, known as "the G"), commenced operations from Broadbeach to Gold Coast University Hospital on 20 Jul 14. There is a STOP right outside Q1. From there you will be able to jump on and travel in comfort and at speed, without any parking hassles or RBT (random breath testing) worries to either Southport in the north, or down to the Broadbeach Convention centre, Casino or Pacific Fair (see my Guest Book) for extremely reasonable ticket prices. So before you hire a car, just ask me for more details. Happy to share!

What is on offer, is simply incomparable with any other Q1, or Gold Coast similar sized apartment. 84sq m of comfortable, clean space.
NO need to share, it's all yours!
If you have children, no matter what age, you must disclose them as "Guests" for insurance, safety and emergency evacuation purposes. Depending on age and your requirements i.e. if you want the sofa bed, please let me know and we can negotiate an adjusted "extra Guest" rate.
Especially, if they are infants i.e. under 2 years of age. I do not provide cots, high chairs etc, for hygiene reasons, but can refer you to a local hiring agency.

Ok, so what about the apartment?
This large (84sq m), modern, low floor (5th), ocean view, one bedroom apartment with spa bath, has been lovingly refurbished and maintained.
It is your space when you check in.
No sharing, no body but you and your partner, kids or friend.
Similar apartments have tired, or smelly, dirty and worn out and shabby furniture (according to Trip Advisor comments).
Also see some other Q1 Host reviews. Not good.
This apartment has everything you want for short, or long stays, comfortable for 2 non-smoking adults, or 3 and, or small children (2).
In addition to the Queen bed in the main bed room, there is a sofa bed in the living area with double inner spring mattress is suitable for an extra adult (or 2), or small children (2-3), for a minimal linen charge.
Just see the pix and also the main bed can be re-configured into twin beds, for a nominal additional linen fee.
YES, there is FREE undercover secure parking!!
The unit is fully self contained with a fully appointed kitchen and laundry. Linen and towels are supplied and the kitchen is well set up with crockery, cutlery, kettle, toaster, fry pan and saucepans.
As well as the laundry with a top loading Fisher and Paykel washing machine and dryer (just see the pix).
There is also an iron, TWO by ironing boards and clothes drying rack.... the list goes on!
The apartment is fully air conditioned with refreshing cool air for hot summer nights AND heating for those rare cool chilly nights in winter.
Added complimentary extras include teas, coffees, water, milk, sun screen, insect repellent, first aid kit AND a 3D large screen main TV in the lounge.
There is also an LCD TV in the bedroom PLUS a small DVD library with a wide selection of genres.
Just look at all the pix and positive Reviews on the listing to see what is offered and also ALL the features of the apartment captured on those images.
I ask you to simply compare, very carefully what others offer AND the Reviews, OR lack of, which tells you immediately what is available, or not!

My apartment INCLUDES, at no extra cost,
Beach towels, as well as fresh clean towels (not worn out, tired and thin) and full linen set.
ALL of this is provided as part of your one payment, all inclusive, accommodation fee.
I also replace ALL of these (towels and linen) on the 7th day of your stay, for FREE.
Pricing for extended stays i.e. longer than five days, are available on request.
Q1 is located in central Surfers, close to the Beach and all main transport/road laterals, with easy access to public transport, hire cars and the restaurant/entertainment precinct.
Just visit "Q1 Resort and Spa" to see for yourself, just how close you are to the beach and ALL amenities, facilities, restaurants, entertainment precinct and night clubs!
If in doubt, check out very carefully all my photos, reviews and my Guest Book comments.
Also use Internet Maps search engine, then compare them all to what others offer.
Do the numbers, do your homework, see what Trip Advisor and other Reviews (or LACK of) tells you in the "casino" of other accommodation providers and hosts.
I promise you a place full of quality options, inclusions and service, as the OWNER and personal HOST.

Make sure you know who you are dealing with and what really is on offer for the price that is being asked.
Are they the OWNER Host, or just a manager?
There is a BIG difference and you can tell.
Just look for the Reviews, or lack thereof.

I only accept bookings from Guests who have verified ID registered with airbnb (green circle ticked on your listing) and provided a nice clear picture (like mine).
Also favourable Reviews of you as a Guest will certainly be considered when discussing best rate for your stay.
3rd Party Bookings will NOT be accepted i.e. YOU must be the Guest who is doing the booking, registered on airbnb and will be staying in the apartment for the dates requested.
You are NOT to book on behalf of anyone else, if you have no intention of staying in the property.
Similarly, if you book and pay for two Guests and then have extras arrive without advising airbnb or me, the full adult rate for an extra Guest will immediately apply and must be paid in full prior to check in.
Any non-disclosure will result in possible cancellation of the booking and no refund provided i.e. if on Check In the ID of the person checking in does not match the verified airbnb ID of the person who made the booking, the accommodation will be withdrawn and access denied.
If extra Guests are found to be staying without approval or payment, the booking will be terminated and all guests evicted.
No refunds will be given for false booking or non-disclosure e.g. two guests booked, extra guest/s staying in apartment without Host knowledge nor approval.
Swipe and access cards will be issued to the Guest on check-in following completion of Guest Registration form. One set will be provided and a 2nd set is available on request.
Should a Guest lose either set and is locked out of the apartment a LOCK OUT FEE of $50 will be applied for providing access during working hours. Should this occur outside of these hours a $100 fee will be applied and immediate payment required to gain access. This is half the normal Resort charges for a similar service.
AMENITIES: You have your own spa bath and amenities within the apartment, with unrestricted access to the onsite resort facilities such as all the pools (3), communal spa, male and female sauna and steam rooms adjoining a fully appointed gym, shared with other resort Guests.
Replacement cost for the loss of any set of access cards is $50.

Check in time is between 2pm and 5pm (variation to these times may be requested but charges can apply outside of these times). I will meet and greet you on arrival or make arrangements around your arrival and booking.
Check out time is now 10am, with later time available on request. Any time after 12 noon will attract additional fees e.g. 1/2 day rate applied if after 3pm. I will generally be available by txt or phone, and located only two blocks away, if required.
I grew up and have lived in the area since 1967 and love the Gold Coast passionately, with surfers paradise being the dynamic and energetic heart of the region. With the best beaches right on the doorstep of a vibrant shopping and entertainment precinct with comprehensive tourist services and information all readily available for the duration of your stay.
There is a huge variety of eateries within the precinct, accommodating every budget from back packer to fine dining. All within walking distance of Q1. Both night and day offers a variety of experiences, including the regular night markets every Wednesday and Friday night along the Surfers beach front.
Dine on the river or overlooking the beach, at either the local Surf Clubs or commercial premises. See all the pix on the listing for Q1 facilities and proximity to the beach!

FREE undercover secure parking is INCLUDED & available for your vehicle. There are readily accessible hire car, limousine, light rail (tram) or bus services, including regular public bus transport servicing the precinct and to both Coolangatta and Brisbane airport (via train). An outline of access to Q1 via these services is given elsewhere on this listing.
Just go to Surfers Paradise, Queensland to find out more about the climate, temperatures, seasons, and other information which the region offers.
Internet access: There is NO internet offered by the host. However, the Resort does provide both a limited free wi-fi hotspot in the Lobby and is accessible in the apartment. There are also internet cafes in the near vicinity of Q1 which you are welcome to use, at your own expense.
If you have ANY questions, please just ask.
All resort facilties: pools, spa, sauna, steam rooms, gymnasium etc etc.
Of course the "worlds best beach" is also on your doorstep and it's FREE!
Beach Towels & Boogie boards are also included for FREE!
Just swim between the flags and observe what the Lifeguards tell you.
Interaction with Guests
I am always keen to speak with and communicate with my Guests so I know exactly what they need. Also, I am located only two blocks away or less than 5 minutes in case they need anything.
Also, my in house Manual or Compendium, as well as my Guidebook on my listing, they provide a comprehensive insight to all that is on offer, both in the apartment and locally, for every Guest.
Close to the beach as well as central to the major tourist hub of the Gold Coast. Just see my listing and check out my Guidebook to see all the places which are nearby and I recommend in the area.
The apartment and Q1 is located in central Surfers Paradise. There is a taxi stand right out front, but best of all the new Light Rail tram stop is located right out front of Q1. Also, all the main public transport bus routes pass Q1 with connections to both the airport and also to the Railway Stations. There are excellent services to both Brisbane and Gold Coast Airport and also to all the Theme Parks. Just ask and I will advise you on the best way to get around the Gold Coast. There are also plenty of hire car agencies located right next door to Q1.
Other Things to Note
I include in the apartment a comprehensive guide to all the facilities at Q1. Also, I have printed out the Guidebook compiled on my listing with all my favourite eateries, restaurants, bars and pubs, as well as lots of other popular destinations. You can also just ask me!
When you are booking PLEASE include Children or Infants as "Guests", due to insurance, safety and emergency requirements i.e. so that the number of occupants actually staying in the apartment is disclosed. I will be happy to adjust the price for kids and babes in arms, just ask!!
I apply very high standards as I deliver a very good product for a competitive price and expect Guests to familiarise themselves and comply with BOTH airbnb principles e.g. Communication, Responsiveness, Cleanliness etc etc, AND the comprehensive House Rules I provide, as well as all the other details and photos which I have listed on the site.
As an independent Owner/Operator, all costs and risk have been assessed and taken into account to achieve a very competitive pricing structure and geared to deliver a certain level of service and facility.
Based on the Guest complying with these Rules, IF NOT, the additional fees detailed below, will be applied.
Due to the abuse of premises and privileges extended to previous guests, it has been necessary to establish and advise these Terms and Conditions prior to accepting future bookings.
Also, IF you are not prepared to clean up and leave the premises in a similar condition (clean) as it is let to you, and expect a "Hotel Experience" i.e. fully serviced, cleaned up after you, then perhaps this apartment or airbnb is not for you.
You get what you pay for. So if you, or your partner, are not prepared to wash the dishes, strip the bed, take out the rubbish, then PLEASE do not book my apartment.
Or, if you want the place cleaned up after you leave, then let me know and I will apply a complete cleaning fee on top of the rate posted (which just covers household materials and cleaning products).
Just let me know when you enquire and I will readjust the fee accordingly.
Make sure you discuss this with your partner, because recent Guests did not quite communicate this between each other, and I had to mark them down on their Reviews accordingly.
This advice applies, ESPECIALLY if you have young children i.e. little finger marks on all surfaces etc etc.
If Mum needs a complete break, and you wish to have an enjoyable stay, please advise and we can negotiate a cleaning fee to alleviate this issue.
The following is an abridged form of the Full Terms and Conditions provided when you booked your stay at Q1 503 and must be signed by you on check in.
Please refer to the full conditions (contained in the "Welcome to Apartment 503" Compendium in the apartment), or your Host, at any time, for clarification of the Rules or any issue.
As the registered Guest, you are jointly and severally responsible for the following:
a.Any fees, charges or expenses in relation to the accommodation, as booked and detailed in the Full Terms (if via airbnb, in accordance with their additional rules and regulations).
b.Any Loss, Damages or breakages.
c.Agree to abide by the Full Terms and Conditions and the Building Bye Laws, as displayed in the foyer.
d. Q1 has a strict NO PARTY policy and breaches can result in eviction and loss of bond/booking fee, as detailed in the Full Terms and Conditions.
e.Q1 and the Unit 503 are NON-SMOKING premises.
The Building and premises Owner do NOT accept any responsibility for any damage, injury or loss of property brought to, nor incurred, on the property.

Basic Charges and Conditions: (details of any additional charges are provided in the Full Terms and Conditions):
Towels and Linen, are to be stripped from the beds and placed on the washing machine, on Check Out. Clean towels and linen will be provided on the 7th day of each week for extended bookings.
Dishes, cutlery, glassware, pots and pans must be put away.
The Dishwasher does NOT take liquid soaps.
Dishwashing powder is left under the sink for your convenience. It is a small dishwasher and only requires a very small amount of powder. Be advised, a repair fee may be imposed if damage is caused by using any dishwashing liquids.
Kindly take ALL your rubbish to the Bin Room, located inside the Fire Exit door, immediately to your right as you leave the apartment. There is a garbage chute and also recyclable bins located in this area.
Any rubbish left in bins, balcony, bedroom, bathroom, living area or bedroom, will incur a fee of up to $50 for removal.
If the apartment is left in an unhygienic condition, this will incur an hourly rate of $50 for cleaning and re-instating the premises to the condition on entry.
If any furniture is moved into other areas of the apartment, the cost of tile damage, carpet replacement and restoring the premises to original condition will be charged at market rate.
Any damages, marks, stains, to walls, furniture, white goods, kitchenware, manchester and fittings, will be charged at the market rate to replace or repair any item/s.
This includes spray tans, hair dyes or permanent marker stains.
If the apartment has been smoked in, all deodorizing charges (which can cost up to $500, or more) will be applied.
No pets are allowed.
