Two bedrooms, two bathrooms (one en-suite), bright open plan living area, all mod cons., private parking, outside sitting area. There is also a comfy sofa bed in the sitting room to accommodate extra guests so can sleep up to 6 . We also have a single sofa bed in the twin bedroom. Although the flat has enough beds for 7 we have limited the total to (website hidden) Nicholas House was part of the high quality boarding accommodation for St Leonards School which has been part of the history of St Andrews since 1511. The Boot Room was the area where the servants cleaned the girls boots. Surrounded by mature gardens and trees, this secluded house with its historic orchard is a stunning place to retreat.The apartment is all on one level

Kitchen area with marble worktops, all mod cons., including dishwasher, hob, electric oven, fridge/freezer, microwave, well equipped with extras such as plenty of childrens plastic plates, cutlery etc for guests with young families
Master Bedroom - Kingsized bed, mirrored fitted wardrobes, very bright room with lots of windows and view of gardens
En-suite shower, wh basin, wc and heated towel rail
The second bedroom has two single beds (which can on request be joined together to form a superking bed), mirrored fitted wardrobes
Family Bathroom - Bath with overhead shower, wc, wh basin, heated towel rail
Outside - small outside seating/patio area for private use within communal courtyard leading directly from the living area. There is also a communal grassed area around the building which can be used to follow the sun all day - there is also a listed Orchard in front of the building which was historically used to provide fruit for the girl boarders - guests are welcome to pick the apples and plums in season and a wicker basket has been provided for your use!
Parking - there is a private parking space directly outside the entrance - visitor spaces are also available for an extra car

Very nice appartment, spacious and clean, centrally located in St. Andrews. Alison was very helpful with clear instructions and quick response.
Our first experience with Airbnb and it went very well. The Boot Room was the perfect home-away-from-home for our family. Clean, comfortable, and had everything we needed for an extended stay.
Had a wonderful stay at the boot room. It has everything we needed and the bottle of red wine was a lovely touch. Apartment is ideally located in town centre with everything within walking distance. Would throughly recommend and we hope to return.
The room is even nicer than it looks in the pictures! There are comprehensive instructions for all appliances, and everything was clean, neat, and in order. The kitchen even has an induction cooktop!
It's a wonderful place to stay, within walking distance of everything, and Alison was helpful and always responded quickly to messages.
I couldn't ask for a better place to stay in St Andrews.
We had a lovely time in this flat. It is large, bright, warm and comfortably decorated with lots of nice extra touches and amenities (sewing kit, storage bags, toys for children etc...). I hope to stay here again when we return to St. Andrews.
wonderful, immediately felt at home and dispite some troubles in the beginning Allison was always very helpful. The flat is beautiful and you almost don't want to leave it to explore the beautiful town of St Andrews.
Arrival instructions worked like clockwork and email instructions from host were very clear. Flat was just as described - lovely and equipped to a very high standard and very clean, light and comfortable. All instructions in the guest folder were clear so we had Wifi, heating etc easily. Lovely location - perfect to be so close to South Street and the shops and a short walk to the cathedral and beach. Off-street parking was great - the building is very well managed for emptying bins and recycling. Altogether a great place and I would recommend without hesitation. Welcome wine a few essentials in the cupboard were a nice touch.
About the Host, Alison
Married with one child at home (a little girl called Ellie). I like the company of good friends, I also Rugby, Skiing and Cycling. Favourite holiday destination is France.
One of my favourite cities is Paris where I have been many times to watch Scotland play rugby. I like the Marais area the best.
As well as France, I love St Andrews and hope you will too.
